Good evening ma, I took up an apartment which I saw on one of the property apps, upon contacting the agent, I was told that the lady who was occupying the space had paid a one year rent but moved out in 2months because the space wasn’t conducive for her and her family. I was put in contact with her and she explained further, stating that the property manager was aware of the development. We tried getting in touch with him but he was always unavailable. Not picking calls or responding to messages. The lady and I went further with me taking over the apartment from her which we also informed the property manager, as usual, no response either. I moved in January after a lot of renovations and the property manager just issued her a notice to quit the apartment in 6 months. She says not to worry that he doesn’t have the right to because he was informed and carried along through the process but he refused to acknowledge or respond to messages. Is she right or do I have to be worried?

Twice seems too much but rent increase is discretionary. It’s the landlord’s choice when and how much to increase as long as it is not done unfairly or excessively against the tenants.
What if in a yearly tenancy of 1st January to December 31st quit notice was issued in September 5th that’s less than 6 months before the expiration of the current tenancy . When will the quit notice elapse?

Good day Sir. If the quit notice is valid then it stands. If he wants you to move out before the expiration of the notice, he has to give you another notice or letter that states that the quit notice is now invalid and in addition serve you a fresh notice asking you to leave by Aug.

Well, he says he wants to serve me a quit notice, I paid my rent in December and this is April. Thing is a girl was occupying the apartment before he asked her to leave and that should pay her directly so it’s more like a swap. The initial rent he collected from the girl was 350 but he said she did a lot of repairs that amounted to 478 including her agent fee and legal(I still paid mine differently) He asked that I paid her all the money she has spent I did in December and moved in January. A lot has been happening! This man has done a lot of terrible things to me one of which is turning off my water from a source I couldn’t reach, the reason is that I’m being disrespectful to him. I can’t go on and on. I just want to know how much he is supposed to refund me and how much time he’ should give me until I get a habitable place.

So I want to know if she wins in cases like this, Cos I heard she suppose to give me 6 months extension and she isn't supposed to increase a rent until after 5 years according to the law. My rent will expire this month but she informed me about the increments last 3rd week of February
Good day. No law says increase should be after 5 years. Yes she can increase after 2 years. If you can’t afford the new price calmly negotiate with her, we are all Nigerians facing the economic challenges; surely she’ll understand. She wins Sir.

The length of your quit notice depends on two things. 1. The way you pay your rent ie whether monthly, quarterly or yearly 2. The terms of your tenancy agreement. If you’ve violated fundamental terms in your tenancy agreement then the landlord may be right in giving you 7 days notice. I hope you find this helpful

What about in a student in a lodge couldn’t pay up his rent in 2 months and the caretaker brake down the door and pack out the student property and now he can’t find all the property’s and still asking the student to pay money for some stuff can finds

Absolutely a landlord can prepare a tenancy agreement and issue quit notice by himself. Just that lawyers are best at it. But yes landlords can

Please worry o. You are the one in the apartment not her. Find out what the problem is and resolve it with the manager.

March. Count from Oct. Quit notice must start from the first day of the month and expire in the last day of the month
