Hi there..i m From Melbourne Australia..main difference is the law..no one is above law here..new estate builders hv to abide by all the local govt strict rules and regulations to get approval..no one is allowed to sell plots in unapproved societies..whereas in Pakistan too many illegal doughy societies n builders and doughy real estate dealers too..they can sell you anything even residential plots in the space for graveyard..

I am in uk, property is purchssed using lawyers. There are laws to govern conduct of agents, and they can be prosecuted or sued if they try to mislead the people. Trading standards officers check and fine agents to do not follow rules. Lawyers and Agents also have insurance and if they do something wrong then people can sue them and they or insurance company will pay. It makes it safer for buyers.

Canada . Dealers need around 1 year trainig to get licens and then register . Without licens can not do 1% commission can get and no one can cheat owners or buyers . Dealers mean dealers not " chor uchakkey" like pakistan. No one can pay cash only by banks and its the law. So there is no concept of cheating .

Answer to your question: I live in UAE and KSA. In UAE there is alot of advertisements. Almost everywhere & these ads comes with very attractive packages and return promises. Also somewhere they offer 99 years visa on few specific options. However its very expensive and luxury but ROI is not that good.

I disagree with your return on investment analysis. I bought I block 5 marla plot at 21 lac in year 2016. Now I am not able to sale my plot at good rate. The best offer I received so far is 30 lac. May be its good for living but worst for investment.
