    And PJ’s right on the intersection of 301 and 62 has some of the best subs I have had a in a long time and I have only had it once and had the Italian sub.

    So much valuable information, I’m looking forward to an updated video from you. We’re moving to Parrish in May from the NW Chicago suburbs. Do you have any idea of what will be in the new Parrish Town Center on 301 across from Erie? TIA

    Moving into Crosswind Point in about two months, would love to hear any updates on new stores coming in the next 6-12 months.

      did you buy a single family or villa? We just went out this past weekend looking for homes in Parrish, we currently live in Tampa and just moved down from New Hampshire in December. Well we found a villa in Crosswind Point, deposit, papers signed and now we wait for whenever the closing will be. With the future development in town we are super excited to have made the decision to buy there. And it’s closer to family and friends for us.

    Great video! What is your opinion on Palmetto and Esplanade at Artisan Lakes? Is this area a good investment or do you prefer Parrish. Thanks in advance!

    Always some of the best and most comprehensive information I see. Thank you. Do you think however, there is not enough large retail for for the amount of homes. I love mom and pop stores, but the truth is with this many homes coming in don’t we need something like a Walmart or target to be able to satisfy the need for such a large community?

      As far as the major commercial- I see positives and negatives to it. I personally would rather drive the 20 minutes to UTC, which keeps the traffic lighter here (for now). Once a few of these other big 'ol communities go in- that major commercial will follow. The Targets etc I am sure have a huge team pulling demographics for areas. Once they can prove enough people will be shopping there- it's a matter of time.

    First question: I hear negatives about Palmetto. I also hear that Florida is a diverse mix of big, beautiful, and new among run down, old, and small. Is Palmetto like that ? What's your opinion of Palmetto ?

    GREAT PRESENTATION!! you are more in tune with that area than anyone I have found. I must leave my suburban Chicago home--winter's suck. Parrish is on my list. But, I'm now concerned about the growth and congestion. Property taxes are sure to skyrocket, like they did here for the last 20 years.

      I am a fellow mid-westerner (Northwest Indiana) YOU WILL NOT REGRET IT!
      Get in while you can, property taxes here with a homestead cannot increase by more than 3% a year due to our save our homes act! Even with the CDD fees, our taxes are well under what you are paying in IL!

      There are two.
      One is a section in Prosperity Lakes and one gated section in Rye Ranch. Both by Lennar. I'd imagine they will be similar to their Medley and Angeline communities.

      Hi Rachael!
      No official mention of particular shops/stores. No permits have been pulled for the commercial aspect of Crosswind Point as of late. The original plans, from 2007, called for a library and YMCA. That has been removed and the amended plans call for community serving retail and offices. Hopefully a few boutiques/mom and pop restaurants!

    KB home allows you to pick your floor plan and go to design studio, they are not all spec/inventory homes like you stated.

      Hi James!
      KB in NRR actually only has 1 home remaining and it is an inventory home priced at $442,981.
      Hopeful for KB Sawgrass Lakes will be all to-be-built homes! As that is half of the excitement surrounding a new construction home is going to the design center! :)

    The best thing I did was leave this city its nothing to do boring, I live in Hallandale Beach which is next Miami and Hollywood Beach the night life is amazing and its always some were to go and enjoy yourself.

    I am interested in building (preferably non spec home) in Parrish area but having a difficult time finding a development that will allow a 6ft PVC privacy fence in backyard when NOT on a pond lot. Do you know of any coming up in the next year or so?

      Hi Sue!
      There are a few communities that allow the 6ft fence, but if they butt up to "preserve" or a pond, the back portion of the fence needs to be more of a picket style. Most of the communities that are going in, will all have pond views- as those are primarily seen as more desirable and they can charge more for a homesite premium.
      We don't have access to rules & regulations for future developments yet. I assume most will follow suit and not allow 6 feet around the entire yard, unless it butts up to another lot/home/or road.

      Hi Sue, We are in the process of a new build at Esplanade of Artisan Lakes, in Palmetto bordering Parrish and we do have a 6 ft PVC privacy fence in backyard separating between back neighbors. It is standard in that development if not on a pond lot. Since we are putting in a pool and dog fenced area post-construction, we preferred the privacy fence. However, they only sell spec homes at this time.
