    Hi friends! In playback I heard myself say Hurricane Irma instead of Hurricane Ian. Hurricane Ian was what I meant to say. That is the hurricane that hit in 2022. Just correcting.

    The reason I follow you is because you are honest and truthful. I visited Orlando many years ago and didn't like it. It was boring and not too many things to do.

    I never miss any of your videos. I watch for them to come up. Thank you for being a presence I can trust who isnt selling the brochure as you always say. These markets seem kind of regular.     Hello Barrett, I just found your channel and found your information truly insightful. I agree with you on your assessment of the areas you mentioned. I would like to point out that now that Snowbird season has started, some of them (a lot?) are going to reassess the cost of their winter residence. And come the spring are going to unload the property to free themselves from the expenses.
    Any thoughts on how the market will look like then?

    Hurricane Ian devastated Fort Myers Beach in September 2022, not Irma. Irma hit Marco Island/Naples in September 2017.

    So many listings in Fort Myers. However it just seems like people stuck at prime or close to peak prelices and they let there houses sit on the market for over a year. Just sits there. Slowly decreasing the price. Slowwwwwwwwwwwwwwwwwwwwwwwwwwly. At some point all of these people are going to have to sell. Have you seen the taxes on the Lenar homes in Timber Creek? With the CDI it's like averaging 8 to 9k a year plus the high resort living monthly HOA,,,, Yikes. Ticking time bomb. People waiting for snow birds to buy there overpriced listing. It's not gonna happen.

      With 400 miles of canals (and not all of them will need flood 10:27 the way) that's what you want to do here. For a city that is not selling they had over 5800 residential sales in the last 6 months. That doesn't include new builds from builders. I've lived in quite a few places here in Florida. Cape Coral is my favorite. I'm retired all I want to do is fish and boat, golf, go out to eat, and relax. Don't want to go shopping, don't want to spend all day in traffic and don't want to go where she advises people to buy. If I leave Cape Coral, I'll go to Punta Gorda, and the nearest city to that is Port Charlotte, by the way, just over the bridge, not Venice.

    Not a lot of hoa,s …we have a large fleet of code compliance vehicles that roam day and night .. a lot of rules to follow..
