    Subscribed as I look at relocating from Southern California homeownership to Saigon or Da Nang homeownership. I will buy a car and not a moped, so I will need a parking garage or home garage. I love high rise living as mowing the lawn and landscaping is overrated after 30 years of a mortgage and home pay off.

    Tony, I think you are right it is best to rent for a while because you never know which directions the Condo for the next few months should you buy now and then market crash happens in the middle of 2021 with this ongoing pandemic plus as you mentioned there are so many new developments going on in the middle of HMC you might get a much better deal, bigger space in a Brand new tower towards the end of next year just concentrate on your ESL School now to get it going first I am sure there are plenty of rentals around you right now to buy times for the best deal to come by. tnx.

    I heard when you buy a home in VN you only own it for 50 years. The government would take over, or you have to sell it before 50 year mark.

      They allow you to renew it. This is normal for a small country. They don't want foreigners(China) to take over their land.

    You mentioned a bank. What bank are you using and how would financing work for an American looking to buy a place in vietnam?

    • @xpattvvietnam9922
      @xpattvvietnam9922  3 ปีที่แล้ว

      I use a Korean bank and a couple of Vietnamese banks. Financing would be done through the builders, if any. I didn't have any luck with my banks.

      There is a startup company in Singapore. They would co-invest with you. You put out 20-30%. They finance the rest. You pay the monthly mortgage to them just like a lender. The startup just got big funding from US investors. Let me know if you are interested. I can introduce you to them.

      @Bald Broke Monger in Rayong w/ Fake Online Degree I agree with your points. This is why you must do diligence on your part if you choose this route. This is the only option at this time for foreigners to finance the property. I am working to purchase my first condo( below $150k). This way I only risk 20% ($30K) and not more. Buying property in VN is risky regardless.

  • @ivando5372
    @ivando5372 2 ปีที่แล้ว

    Now you can finance that place with 20-30% down.

    Can a foreign buy apartment in Vietnam & stay there permanently ? I mean, without a visa run ?

    • @xpattvvietnam9922
      @xpattvvietnam9922  2 ปีที่แล้ว

      You have to keep your residency(TRC) up to date, but you don't need to buy an apartment to do that.

    • @roygertel
      @roygertel 2 ปีที่แล้ว

      @@xpattvvietnam9922 What is TRC ? I asked if a foreign can buy home there & live there...

    • @xpattvvietnam9922
      @xpattvvietnam9922  2 ปีที่แล้ว +1

      Yes, but when you buy it's a 50 year lease that you can sell and has to be a new build or bought from another foreigner. TRC is your residency card.
