      Im attempting the test for the 4th time soon all I have to do is pass the national portion. Do you have any tips because it seems like the questions on the exam are always different than the prep.

    Honestly, I've studied everything plus finished course work and still barely missing bench score. I think the exam is made to purposely trying to trick you up or asking in a completely different way than what you were taught or learned from. the videos are all general basics too, not as hard as the test. To me, it seems to be a money scheme!

      The exam is absolutely built to be a barrier to entry & the way the questions are presented are there to trip you up. Once you are on the other side of the exam the industry is life changing Kimberly, keep pushing you got this!

    I just fail the national portion and passed my state portion I found the test questions very confusing .All my study I did was nothing like the test .

    Help! Can a buyer withdraw part of the earnest money deposit with seller's consent? I had a question like this. A buyer put $5,000 earnest deposit. Buyer's closing cost is short $2,000. He wants to take back $2,000 from the earnest money so that the closing falls through. Is this possible?

      If both the Buyer & the Seller agree to this, absolutely. They would fill out an Amend to the Contract to Buy/Sell.

    I am in Massachusetts and my score was 43 of 56 .I was so nervous first question was math which I think tripped me up .I took test at home as well and had no idea what to expect .Today I take again I feel a little better am hopeful as now I know what to expect .Thanks so much for your videos my teacher was not very good .

      Don't give up, if it makes you feel better.....it took me 4 times to pass State and im prepping to try for National this will be my 5th time trying I pray I pass. But no matter what I'm not giving up, it's failure until you quit trying.

    Question: On a counteroffer, if terms are not agreed to and counter goes back & forth, I know you said original agreement void and new offer on table, however, with that being said, will a new offer be rewritten each time?

      You are not writing an entirely new offer , no. The counter just strikes the terms in the previous offer & changes them to something new. Price for example the offeror sends $500k & the offeree counters at $525k. All the other terms are the same except for the purchase price.

    Quick question: Can a seller tell his or her agent they want cash offer only. I saw this on my exam

      Absolutely, that's part of our fiduciary responsibilities to our clients. If they say "CASH" or "Conventional" or even "Crypto" we are to seek the price & terms they set forth in our Agency Contracts w/ them.

      It's ok to be nervous! The exam is a barrier to entry designed to get in your head! C's get degrees, we want you to practice test up to a B though so you have more room for error!

    I remember a question if the buyer purchases the house then finds out the microwave belongs to the tenant .what happens in this case ?

      Hello! So, it would depend on the contract. If it was listed as an inclusion then the Seller would owe Buyer. If it wasn't in the CBS or listed as an inclusion then the Buyer needs to go buy their own microwave.

      You will need to reach out to your state licensing board for clarity. 1 year is typically the cut off from REC-33 to getting your license.

    I have a question about if the client should test for radon. If the client asks to test for radon are you required as the agent to test for it ?

      I would need more than Matt. If the Buyer wants a Radon test, then the Buyer should get a Radon test.
      If the Buyer is telling you the Agent to go have the test, no that is not your responsibility unless you are POA.

      They options for this question on the test were
      1 Tell them not to worry you would smell it if it was radon
      2 As long as their non smokers no need to worry
      3 Advise them to test because it the leading cause of death

    Just took my national exam for the second time. FAILED! I am so frustrated. I'm not sure how to prepare for the third try. Any suggestions? I need a surefire way to pass!

      The concepts I am not performing well in are: General principles of agency, leasing and property management, and valuation and market analysis.. When taking the test for the second time, I encountered some of the same questions as the first. The problem is...I don't know if I got them right or wrong the first time!

      I failed too, and I think I should have researched which school/companies had the highest pass rate in my state with regards to the 90 hr course.
      National content is great, but if you don't know state specific content also, passing is highly unlikely.
      Most people who fail are just 3 or 4 questions away. I got a 73% and needed a 75%. Seems logical that the same company who makes the test should make the pre licensing 90 course also.

      @@bestrealestatecareer Yes, but only after spending $$ on an exam prep course. The 90 hr should have prepared me to the point that I didn't need additional prep.
