I'm not kidding when I say there is a big problem and I want to make sure you avoid the same issue if you're planning on starting an Airbnb business in the area.     Hey Ana, We just went through a similar situation in Yucca Valley (Town) so I feel your pain. Last week we cancelled the contract on a beautiful 5-acre lot we had in escrow for that very same reason. We felt it was going to take 18-20 months to finish our project and by then the 10% cap was going to be reached. We were going to be sitting on a brand-new house without the ability to rent via STR. Lucky for use we were still within the time to kill the deal so we were able to get our full downpayment back. Town of Yucca does have some pros compare to county, but for now we are exclusively looking for properties that fall under county regulations. Real estate is risky, but also comes with big rewards, so stay motivated. Good Luck.

    Due to impacts on residents, Monterey California has disallowed any short term rentals. With the shortage of affordable homes, this is a good solution for us.

    How about we build 1,500 Airbnb's in your neighborhood. Your house could be the only owner-occupied house on the block. Can you share a few tips before I turn your community into a CLERKLESS MOTEL ZONE?

    My friend just bought 5 acres out there . He stuck his trailer on it He now has small water container , solar and a shipping container for storage great place for vacations and friends and his property will appreciate over time It os a great ready made trailer spot with stargazing and quiet remoteness hiking and rock climbing great at national park nearby He is not supposed to rent it out or live in it it is called a recreation dwelling so lots of fun for family and friends save your money and build outside of Cali

    Hi Ana. I’m wondering if you considered the impact of your investment on the community? It’s pretty clear you have no intention of actually living here. Is it just about whether you can turn a profit? I hope you’re able to build a beautiful home and spend enough time here to get to know your neighbors.

    Wow. Thanks for the informative video. I'm in a similar situation as yours except I'm in the closing process for a property. It's also in Yucca Valley. You caused me to call up the Yucca Valley City Hall for confirmation on the STR availability. Thanks.

    Hey Ana! I've been a quiet subscriber for a few months now and really admire your bravery for embarking on this journey alone. I bought a little fixer in Yucca Valley last summer and by the time l was ready to launch, the town imposed the moratorium on STR permits. It was such a stressful time, but I was eventually able to get one once the moratorium was lifted. All I have to say is you got this and will figure out a path forward :)

    Thanks for sharing your experience. With every door that closes, another opens. This one might not even be fully shut. I just finished a project in JT proper and lived out there for a couple months. Happy to offer up some contacts locally if you need any assistance. What type of zoning are you in? How big is your lot? Have you thought of a conditional use permit? It’s something motels/hotels get. Could be a creative way to build 3 small studios on your land and still comply with regulations. Just an idea…

    Hey! I feel this. I have been looking in Yucca and pulled out of a contract to buy land last year. You’re literally just 6 months-a year ahead of me so your videos are very helpful. I was hoping to build a house and have 2 ADUs towards the back. This is a tricky business. I’ll comment if I find anything out and look for your videos on the regular. Keep going!

    Thats a bummer! Instead of doing month to month look into renting to nurses. Look up "Furnished finder" and see if you get better returns there while you wait for a STR spot. If not you can sell and like you said pivot to another market. I decide to start in Panama city Beach FL. 2 months in and its working out great. Something to consider.

    There’s gotta be a loophole. Maybe get an Airbnb running by throwing a trailer on the property and renting it out? There’s a lot of people renting out daily campsites too on Hipcamp and other platforms!

      I wish I could set up something that quickly. My zoning doesn't allow for it though. Building from scratch is definitely the long game 😑

    Consider renting by the room long-term if the zoning in the area will permit. It will create affordable housing for the area (which it needs), and you can still generate a higher return. Just have your architect add extra bathrooms. You can create a nice boutique community property. Just a thought.

    They are going to become even more restrictive on short term rentals in that and surrounding areas. I feel bad for people trying to invest there, if at all possible I would suggest a location nowhere near Palm Springs or Joshua Tree.

    I wonder if all the neighboring towns, (Joshua Tree, Twentynine Palms) also have the 10% STR rule as well?

      I'm not sure what the other towns are doing, but I get the sense that the area in general is cracking down on STRS

    Hi. Like so many others on here, I wanna start by giving you props for pulling the trigger(s) and getting this far. And thank you for the insight you’ve provided.
    I just find it bananas how difficult it is to find published information on the most recent rules, ordinances, etc.
    For example I’ve been up and down the STR ordinance in yucca valley (title 9, ch 9.54) and can’t find anything about the 10% rule. Am I nuts?
    How do I find out what the current landscape actually is in YV, JT and 29P short of going to town hall meetings?! I don't think I am particularly bad at internet research and I think I understand. But I feel like everything is based on tiny local news articles and comment sections. I guess I can start calling permit offices?? Ok, I’m ranting at this point. Thanks again and I literally CAN’T WAIT for your next update.

      Thanks, Michael! I had the same thought, it's really hard to find info on changing regulations. I've had some look in looking up Facebook groups in the areas I'm interested in. People will post updates on local laws and permitting, especially if the group is real estate focused. Still, things can change quickly without you noticing - it's a risk I didn't realize was there until I got started 😅

    Hi Ana,
    Thank you for sharing your journey honestly. It is a huge scary step to build from scratch. I am so sorry to hear that the town is doing this but being as I live in Palm Springs I am very familiar with the shortsighted regulations that people push. There is a small but vocal contingent here that pushed for draconian regulations but thankfully they were voted down and more rational ones put in place here. These people don't seem to understand that what they are doing will negatively effect their property values. They claim their values are hurt by transient population when the truth is it the high desert just like the low desert, the main driving force in the real estate market is tourism. I have been looking at properties for a while in the high desert and I am embarrassed to say I haven't done the proper due diligence. Your videos have given me so much information that I should have had from the beginning. I am still wanting to build and do an air b&b in the high desert. I don't have a seven figure budget to be able to do one here so the high desert is very appealing. I guess I need to see if there is still somewhere that is appealing and possible. I guess this explains why you can get what appears to be a great lot for under $200k. I knew there was going to be something that would explain all the bargains. I just didn't want to believe that if it looks too good to be true, it almost always is. I'm not giving up though. I hope you can get your place built and permitted under the 10% cap. It's so disappointing that they did that. I will keep my fingers crossed for you and be following to see what you decide and how things work out. I truly hope you get to see the successful completion of your plan. Just from the little I have seen though, I am pretty confident in saying you are going to make the right choice for your situation and come out the other side a winner. You are smart, gutsy and appear to me kind. That last one can go a long way. It is a quality that is absent all to often in dealing with others in business and in general these days. I believe the people that one has to rely on to get through all these things on occasion, may be more apt to be helpful when they are faced with someone that treats them well. It shouldn't be such an unusual thing but kindness is just as helpful as being tough. You will be fine.

    What if you put something on the property such as a yort and apply for the short term rental permit before you finish construction.

      yurts are not considered a permanent structure and are ineligible for Airbnb STR permits

      Those are considered illegal in the county areas. Those types of structures are also prohibited in Yucca Valley and Twentynine Palms. Thank God!! Also, both local governments will not issue a permit for an STVR until construction has been completed. I live in Yucca and work in 29. I’m well aware how this process works. Communities ought to be lived in permanently. Not for tourists!

      @@marksimmons3093 I get where your coming from but tourism drives many economies and brings people that will eat at local restaurants, shop at local stores all of which employ local people. Clearly the county is already limiting the amount of permits so it will be balanced and not take over.

      @@MariaCabrera-zt8jn Tell that to the ‘Locals’ who aren’t homeowners who’ve been forced out of their rental properties because their landlords have decided they can make more money by turning their property into an STVR. For instance, more than 700 school aged children and their families are homeless! Yes, tourism brings in added revenue. But, at what cost?? I own our home. However, my once friendly neighborhood has been turned into Air BnB central. No thank you!! Also, many of those who serve the tourists don’t even live here any longer. Due to the fact there is limited affordable housing inventory. Tourism is a double edged sword! BTW, The restaurants aren’t anything to rave about in the Hi-Desert. I’d rather stay home and BBQ or to the Palm Springs area to dine out. Lastly, this used to be a nice place to raise a family or retire. Not so much anymore. A completely different element has infiltrated this area. I came here, YV, 36 years ago because I was offered a job. I met my wife and raised a family here. I became a part of the community. Unlike today, where investors are only driven by GREED!

      @@marksimmons3093 I live in San Pedro it’s a small incorporated part of Los Angeles it’s a beach city so I know all about residents getting prices out and I work for the housing authority so the reality of homelessness is not lost on me. I guess what I was saying is that the county has established a number of permits for these very reasons. At the end of the day it’s up to the government (since they’ve been given that authority) to keep the interests of their residents as priority. Incentives for building residential properties with allocated low income units is possible we do it here in LA which I know is a giant in comparison. At the end of the day if STR permits are available then people can create air b n bs. Communities ought to be lived in you are right but in order for them to thrive they need more than just residents. There can be a balance it’s just a matter of the county not letting STRs over run the community. Not all investors are driven by greed. In the video it’s just a young woman diving into her first experience buying an investment property, building assets and generational wealth is not greed the greedy ones are the huge corporations which govt should definitely limit.

    Why not pivot and purchase a cool Airstream or something similar with a cool deck and hot tub or claw foot tub ? You'll make money right away.

    I am looking into investing in 29 palms area. I was wondering could you have secured an airbnb permit by parking an RV or by using a tent. I see lot of listing have temporary dwelling units. This way while the unit is being constructed you could have a short term rental permit ?

I gave you the phone number to the City of Twentynine Palms, who to speak with and their hours. Also, I’d mentioned that RVs, tents or any temporary dwelling is NOT permitted in 29. Guess you couldn’t handle the truth from a LOCAL!

    Do us Locals a favor. Cut your losses and stay the H-E-double hockey sticks out of our area! My town, Yucca Valley, didn’t go far enough in capping these ridiculous STVRs. Houses are meant to be lived in by long term residents. Want to vacation in the Hi-Desert? Stay in a hotel or motel! Neighborhoods ought to be for those that live, work and raise a family. Your greediness will likely come back to haunt you! No sympathy from this 36-year resident. Go Back to LA or wherever you came from!
