    Absolutely no protections for landlords on tenant destruction. When tenant signs lease they should be held criminally accountable for destroying what does not belong to them.

    There should be a shaming database of terrible tenants, with descriptions of what happened along with photos of what they did to the properties.

      We have a tenants database in Australia.. if you trash a property or don’t pay your rent you will find yourself on that database..

    It is mind boggling how a tenant can tell a judge the flat is awful, has no hot water, has mold etc but then that same tenant is allowed to continue to live in that flat without paying rent. If a place was in truth so awful wouldn't a tenant want to move out ?

      What gets me is the owner of the property has to get a court to award them possession of something they already own. But the owner is still on the hook for property taxes for property they own until the court awards them possession of their property.

      The worst part is, law is on their side most of the time. But if the renter stops paying mortgage on that property, they lose the house and the bank evicts the tenants pretty quickly. Laws in the UK really need to be much stricter, especially for the renters. Of course be fair to the tenant, but not at the cost of the renter losing his home.

    When tenants withhold rent due to required property repairs, I feel like the courts should require bank statements showing that the tenants either have the owed rent in an account or invoices showing they used that rent to make repairs. If they can't provide that documentation, then I don't think it should be allowed as a defence.

      In some states (USA) tenants must continue paying rent into a third party escrow account until court releases funds to landlord after repairs are made. Just not paying rent at all is not an option legally.

      in quebec, canada if you have proof you asked for necessary repairs and waited too long you can pay your rent to the rental board and the landlord has to do all the repairs before they can receive it

      My former landlord made tenants clean everything before they left or he would charge them for cleaning. I paid $400 to him because my kitchen chair cut the floor covering. I don’t begrudge him the cleaning I did or money for the floor covering. He probably did charge too much for the flooring but it was an old place and I just wanted out with no hassle. It was deducted from the damage deposit. This all went through the government rentals board. I wanted to move to a better apartment which was all arranged.
      My point is when tenants are leaving they should be made responsible for the clean up and repairs for any destruction caused by them in the apartments. The law should require this.
      And living rent free, well that’s just ridiculous and totally unacceptable.
      Slum landlords, now there is an another problem.
      So it works both ways.

      This happens here. You legally have to get the carpets and flooring professionally cleaned before you move. You have to show receipts to the real estate. You also have to give 4 weeks' rent upfront. You get that back after you leave, unless you've caused damage to the property.

      It's crazy😮!! I grew up with 10 of us in the same house. Never in a million years would we let a rental or otherwise look even the slightest near these homes. Lack of eviction and charges is a HUGE and ridiculously handled situation. ❤❤❤

      I agree. We had a family friend that lived in filth. The house was so filthy that you couldn't even see the floor. Trash all over the place. The wife just didn't want to clean and they had a small child living in that. I hated going over to their house

    Tenant rights have really backfired on what they were originally meant to do. Protect tenants from bad landlords. Now it seems that some tenants can just blackmail landlords. Unreal.

    I work in property maintenance in Canada, I've sadly seen units left in worse condition after an eviction than the ones in this episode

    I don’t deal with my tenants directly, a professional property management company is a must. They handle everything for 12% of the monthly rent. No tenant or rent payment the managment company doesn't get paid. Win/win for everyone

      I think Britain has different laws. Don't know where you are. Doesn't happen like shown here in Australia. We use Rental agents also, but it is the law that protects the tenant in Britain. But I have heard it the other way also.

    I don't understand these laws in the UK. In Switzerland, if a tenant doesn't pay rent, they send a registered letter telling him to evict him. The termination dates are April, July and October. If he doesn't leave, the police come. That's it. The amount owed is claimed from the court. 😂

    In the U S evictions allow owner to put renters property out on the street 10 minutes after eviction is served.

    Am left to wonder what kind of laws that exist in UK. Are there no legislators in UK to review them and protect the landlords. This is disgusting. In my world, this would never happen. Been thinking of moving to UK but after these videos, let me live in the Scandinavian.

    In the USA lived in a house that I helped to buy with boyfriend for 14 yrs. He had promised to add my name to deed, but never did. He also wanted me to fix up the house and it sorely needed repairs to the point where sky can be seen through the roof like a glass less window. I did seek help with getting repairs, but seeking a third time was told by someone of a state law that without my name on deed I’m considered the tenant and boyfriend was the landlord. Well I took pics of everything wrong in that house, sought another place to live, because boyfriend wasn’t being responsible and that made him a slumlord. It was so bad….that I had thought of possibly dying if I’ve didn’t get out before being too late.

    why would a landlord wait until they haven't paid in months to start the process? Second month start eviction. If they come up with back rent no harm done. If not at least you won't get to $15,000 pounds. Either Simon waited and waited or the system is messed up. That's over $26K Canadian.
    Yea system messed up - kept watching and Simon has to hold possessions for 3 months. So HE has to pay to move AND probably pay for a storage facility?

      They are required to go through certain processes and the ten have a right to fight eviction etc. they tie up the courts and end up going for. a year without having to pay rent.

    🤔 I think that the real point is that when rentals go wrong, the desparate need for housing gets worse. One less flat means one less place to live. I suspect many of these rentals are sold and thus, permanently off of the market. 😵‍💫

    A word of advice to landlords.
    Do what they do in America put in your tenants' lease that you as the owner or management of the property can inspect the property inside and out at lèast once a year or when you feel that an inspection is needed.
    Also if repairs are need do the repairs despite your tenants are not paying rent and keep adetail record of everything and when you and your tenants have agreements put it in writing then you and you tenants sign it and always keep copies.
    Also, talk to other successful landlords to get their advice on how to run a successful company.

    the Donavan part of this is unbelievable! the scammer tenant hasn’t paid him a penny in months and then goes to court and lies to the judge and gets 3 more months of free rent! crazy!

    I feel so sorry for the couple that had two low life’s in their rental property. Criminals. The inside the place was a disgusting. (I hope they both have a genuine honest . Trust worthy tenants. In the future.) in Australia they have what’s called blacklisted when they have a tenant. That’s disgusting, has no respect whatsoever. I apologise for the length of this comment. 😢😮😊😊❤

    Were those tenants being evicted at the time being flagged as reds or blues. Reminds me of the more than one mystery I was witness to when living in a highrise mutlifamily building 18 floors high in an apartment building one of 3 in a row on the same street. More than once tenants would go missing from their suite while eviction notices were month by month were being posted on their door across the hall from where I lived. Once it was a childless middle aged couple gone missinng across the hall. In another case I once was bystander witness to it was an old man who wasn't missing at all. He was dead in his suite. While the smell in that hallway was at the time getting worse all the time. During a similar kind of wealthy landlord soap opera.

    I'm in the United States I had a slumlord.. didn't want to fix anything.. the toilet would move around when you sat on it.. the kitchen sink would leak had to put a bucket under it.. I know the pipes and raw sewage was leaking down stairs in the neighbor's apartment.. we had a cracked window that had a huge chunk of glass taken out of the corner.. every time it rained we called it the waterfall window.. put another bucket in the living room because the roof was leaking.. I started seeing mice I saw a rat in the house.. at the time I was married my husband put his foot through the floor.. I started to see cockroaches because the landlord got a used refrigerator without looking at it.. my husband and myself we lost everything we owned because of it.. we walked out of that apartment with nothing but the clothing on our backs ..we left everything in that apartment.. then the landlord tried to blame us for everything that was broken typical right..

    Wow…we live in the US but my husband is English so we visit frequently. It’s like both our countries are going down the s**ter at light speed. Tenants have more rights than landlords. Here they’re bussing in migrants in the middle of the night in small towns in Massachusetts, filling up a hotel and covering its sign. These people are all living better than a lot of citizens who have paid taxes their whole lives. OAPs being kicked out of their council houses so migrants can move in? It’s insane!
    These horrid tenants…the owners should not have to wait forever to get a high court writ. Awful.

    I live in a small community of under 300 people on a remote island. There is an extreme housing shortage as those here have to manage renting small places for their family. There is rarely a property for sale and if it is, there is a long waiting list already in place. I have 3 properties with 3 houses all across from the beach (my house, my cottage next door, and the family inheritance home about 30 minutes walking from me. People pester me constantly (last time was 2 weeks ago) for me to rent (or sell) one of the other properties because I leave them unoccupied.
    It is cheaper for me to just pay the property taxes (not high in this area) and minimum utilities (power and the mandatory water and garbage pickup). It is well worth it for me to not have the places destroyed by disgusting tenants who often don't pay the rates. Fortunately they are fully paid off without mortgages. People are so angry that I am one person (a senior with adult kids living in cities for work) and have 3 properties. Only those who have been landlords understand why. If my kids decide to live there, they will be ready for them, if not, they will quickly sell.

    33:14 what happens if people try to sell their properties that cannot be sold because people can’t get a mortgage, can’t inherit property because of huge inheritance taxes and legal fees and where people don’t want to become private landlords, where councils don’t want to become social landlords either, because councils are selling off council properties and land to private developers to build luxury apartments, as councils are building far less council houses despite ever growing council waiting lists - are people going to have to live with family members? And where does this leave single people

    All current landlord and tenant law urgently needs a root and branch review with a view to making it much more draconian to both stopping bad tenants and bad landlords alike, letting agencies must be banned, all tenants must fully submit to weekly property inspections - all U.K. councils must take back control of properties and must once again be social landlords as a much more serious legal responsibility - tenants who fail to pay rent must suffer serious criminal consequences

    32:05 single people must not be permitted to live alone in either private or council properties as tenants unless they fully submit to weekly property inspections as a basic part of the tenancy agreement and this must become a serious legal obligation on all tenants, which the police must have the legal power to enforce - any failure or refusal to comply with this must become a criminal offence - this is the only way to prevent problems later on

    So the job of the bailiffs is to enforce the eviction. Yet they have to have the police to show up and enforce the eviction. Sounds like the bailiffs are useless.

    In NZ the landlord can give you 90 days and you have to leave no questions asked. No court nothing you have to be out in 90 days

    The excuse of her father just passing away is no excuse for not paying jer rent.y mom passed away 5 months ago and my son, boyfriend, and I are still paying our rent. Yes momey jas been tight, but we still manage to pay our rent and other bills. Its just mind blowing on how some people come up with any exuse possible for not doing what they jeed to do.

    Britains laws are garbage. I was able to retire at 34 because of my rentals (im in the US), I'm a HUGE proponent of investing in rentals...but if i lived in Britain, i think i'd have to reconsider.
