      Ainsworth Lord are terrible agents. I rented from them. Had terrible problems with damp & they did nothing to help. The property was unfit to live in. I had to hand my notice in & they refused to refund my holding deposit. I always paid my rent on time.
      After I left, the owner had the whole place sorted with the money that was withheld from me. Shocking!

    I’ve always been a great tenant, pay my rent on time, clean, considerate and good to my neighbours. It’s not difficult. Why there are so many people are bad tenants I don’t know.

    There were some downright horrible people renting a house privately opposite me. The kids were feral, smashing car windscreens, ransacking front gardens, screaming in the street in the early hours, ambulances kept turning up because the father kept overdosing on drugs, mother done for assault and shoplifting, kept going to the neighboursto ask if they could charge their phones becausethey hadn't any electric, threw stones at my front door and broke the glass in it........what's WRONG with these people? They ain't right in the head. Took the landlord 8 months to get them out and he had to hire a skip to get rid of all the rubbish they'd left in there. Someone else has the misfortune to have them in their street now.

    The "Guaranteed Rent" thing should be a red flag. They are saying that they guarantee rent payments even if the tenant hasn't paid their rent. It's not sustainable and doesn't even make sense

      Those tenants do not pay rent.
      The government pays their rent with tax dollars taken from people who actually work, which raises the rent prices everywhere.
      That is not sustainable but leftwing politicians will give their nations away to gain/keep power.

    5:00 It's simple, the guy in the dressing gown is a bully. He picked on the young lady landlord because he knew he could get away with it. Now I know how these shows work, the stitch and match different parts together to make whoever look bad. But even so, the woman looks stressed to breaking point, and that isn't somewhere anyone should be.

      @Dantheman87 do you know how renting works? You ALWAYS pay the first month in advance, or 2, depending on whether you want a bond. And then you pay at the end of each month. So if he's 2 months in arrears, that's breaking the conditions of the terms. He's a bully pure and simple.

    I’m feel so sorry for the landlord that had to go to the high court in London. Twice. I hope she has a positive outcome. Has compassionate and respectful tenants. Maybe a family or elderly couple. Like the elderly woman previously living in such a dreadful flat. Were she experienced such dreadful neighbour.       Sorry to say there are more bad tenants then landlords. Last house we rented we were scared of the tenant living above us. That guy was a crazy guy. 1 time he got angry to some person mistakenly parked at his place and this guy went and broke his car. Also 1 night there were 15 - 20 police officer trying to get to him and he locked himself in the flat. Giving life threatening warning to police and also telling of killing himself and also telling to blow everything off. . It's because of him we left the apartment.

    Never accept guaranteed rent. Always keep the rent. Don't have the tenant manage, many it yourself. Retain the deposit yourself under the my deposits scheme. I want to know what happened to the London lady who let out her mother's flat, whose tenant was counter suing. I suspect the family might fine it easier just to sell once the tenancy is over.

    Your Council Tax pays their Rent!!! They are all fit men - they should be working!! In my parents days it was considered BEGGING and CHARITY to accept benefits. It must be used very temporarily in case of emergency!! Not as a way of life. People have no dignity.

    It’s very similar in Australia 🇦🇺 we sold our unit we had 7 people in a small 2 bedroom unit it wasn’t worth the headache we put down new floor covering curtains and painted it the stove was that filthy we threw it out I’m glad we sold it now we have our life back

    I don't like that fact that they are supposed to be managing the properties, but they never go out and inspect them on a regular basis, so how are you collecting your letting agent management fees;
    If these properties were inspected on a monthly, bi-monthly basis, instead of when things have gone wrong, many of these issues would be 'caught' early on. And John, in Blackpool, is the worst in my opinion. He is just getting a paycheck, period.

    I live in an apt and in the last 2 years gone down hill.This is what it’s like living in low income properties in 2024. I have lived in a few low income places and never had any good experiences and I get blamed for voicing my issues. I’m label difficult and feeling more like trash with my neighbours not being proper neighbours.

      Wow. You are very fortunate. In Ontario, Canada 🇨🇦, landlords raise the rent every year and once a person moves out or if any work is done to the place, they can increase it to whatever they wish. One small bedroom averages $2300-3,500 monthly. People are struggling badly. Groceries are super costly. Wages are low. Takes forever to kick someone out and say goodbye to years of back rent. What are the average rents there?

      Cannot edit for some reason so adding that if ones apartment is new, the landlord can only increase the amount of the rent over the cost of living set by government yearly by a percentage. It's alot still. Once someone leaves the LL can increase it to whatever he/she chooses. There are basically no apartments to rent at any one time. Here anyway. It is sad that so many are homeless despite working, as the costs are unaffordable. Stay where you are if you have a house.

      Blood is hell to shift. When its fresh and when its dry present different problems. Typically you have to replace it and if your paying someone elses mortgage you're not incentivised to do that.

    My dad had a medical emergency when he was in Indio, CA checking into the court for a legal reason to get a non payment for a tenant. It’s a very stressful process to evict your tenant out of your property. The medical emergency my dad had was later diagnosed as having a tear in his intestines. In 2017 he had surgery to repair his tear, but he passed away from complications during his second surgery. My dad had managed all his properties until he had a stroke in 2012. He then hired a property manager that had my dad’s 15 properties to manage. It used to be a great way to have extra income but it soon became more of a hassle than a fun business.

    Law in this country is just too lenient and police just say its a civil matter take it to courts. And it takes them months to get a court date leaving their pockets dry. You should be allow to get police eviction if rent is not paid for 3 months. That woll show them

    A roommate of my now husband is still in jail 15 years later for attempted murder and SA on me. I only met him once and he decided that if he couldn't have me no one would. You never know who people really are. Be careful out there

    I’m in the United States & the property management companies are very good there’s a few that are really questionable & as a property owner I’m usually pretty good at checking the property myself but I had to do a very thorough search on who I hired in another state to become my property management company that I feel comfortable with. I took out a very good size property insurance to cover things as damages from a tenant.

    On one hand I agree that tenants should keep things in order
    On the other hand, stop taking one home and breaking it down into 3 or 4 shitty little flats to get as much money as you can from each property. People crammed in like fucking rats in dingy lil hovels just so you can make a few more quid.

    That first one knows what he’s doing. He deliberately leaves his rent in arrears and pays it just before it goes to court so it goes in his favour. Here you get 3 chances. You don’t get to stay if you keep letting your rent go into arrears.

    Here's what I don;t understand about the guaranteed rent system...Why cant the building owners take the leasing agent to court for the money, and if they get the propery back, do the innocent tenants still have to move? If so, why.? Why can't the council simply start paying the owners instead of the leasing agents? Can't the court, at the request of the owners and the tenants, simply order that the buidling owner supercede the leasing agency as the landlord as designated on the lease?

    They should be able to take possession of a Land Rover to recoup their losses. I know the bailiffs can go to those extremes but the landlords have to eat all the costs for court and bailiffs.

    Hello Paul, why don't you register landlords and make up your own contracts. Get away from a system where you can't get common sense let alone justice. There are plenty of good tenants and landlords and they are the ones you want. Follow the money trail and these legal people top to bottom are just playing a game they always win. Anything can be done, you just have to persevere. These squatters break the law by walking on the property and why all this legal garbage is beyond belief. Walk on a judges property and see what happens. You'll need an office big as a golf course if you provide an alternative. You need a lease on a commercial basis renewable every six months and if they don't comply, it's game over. Friend of mine had a free standing property and squatters got in. He waited till they were out and put two alsatians in. Problem solved. Try it legally.

    The court system is completely backward. Best to pay someone just to remove them and fuck the law, let them sue. Time it makes it through the court, you get a fine and then say you’ll pay £5 a week on it. The law is only there for people that do the right thing, it doesn’t deter scammers, thugs and people that just don’t give a fuck! They don’t care. The lady that’s being counter sued, what a joke! That’s what we pay our taxes for, for courts to attack people doing the right thing, the landlord, what a joke. I’d be saying there a gas leak and they need to get out now and let services in, change the locks and move there stuff out.
