- Banjaiga's Open House 26 features the beautiful Amjad's Residence of Ar. Ch Asim & Sameen Kamal, Situated in DHA II, Islamabad.
This Feature is a product of Banjaiga & powered by Enza Home in collaboration with Shaze Kitchen, Alexo Metals & Sarina Flooring.

The house is built up in an area of 50 x 90, with an additional 1 Kanal green area towards the east side. All three levels of the house are connected visually. The main features of the house are its verandas, terraces, green planters, and courtyard. A lot of experimentation went into finalizing the material of the facade. The exterior consists of one material, Natural stone (Akora Khatak Stone) but with two textures. One is plain stone slabs, while some elements are cladded with the wastage attained from straightening the same slabs, hence giving the façade a very rough and tactile feel. Another prominent feature of the house is the sloping courtyard that opens up to all levels of the house. This courtyard becomes the central spine of the house.
The house focuses on celebrating the outside greenery, as well as the surrounding landscape that can be glimpsed from the inside. In a way, the greenery accompanies the visitors throughout the itinerary.

A lot already said in comments. Only point I will like to add here is, this channel is improving civic sense of public in times when taste of people is deteriorating and 90% of DHA houses uglier copies neighborhoods. Here we don’t see flashy false ceilings and tile work, unnecessary wooden panelings. GENUINE is GENUINE !!!

Asim and Sameen....u guys do realize that you have created a master piece! How brilliant,artistic, original, genuine, creative, Indigenous this project is .....loved every bit of it! Accepting black ...and making it work in this way is absolutely beautiful.
But then again.....
I always think about this....the video makers (or the designers) of the house forget to talk about ... mostly! Is this house sustainable? How green is it? If it is ....where is all that detail in the video? These points.....
1. How energy efficient is this house, in summers and winters? Where are the numbers?
2. Is it solar powered? Is this house helping reduce the carbon footprint as well as lessening the dependence on fossil fuels for electricity and cooking, heating also savings on monthly bills?
3. Is it water harvesting?
4. Recycling options?
5. kitchen garden?
6. Energy efficient lighting system? External and internal?
7. Double glazed or triple glazed windows?
8. Solar powered water heating?
9. Wall insulation, roof insulation? Temperature differences?
10. Laundry area / services?
I hope you have answers to these....
all very excellent points ... very relevant in the day and age we live in, especially Pakistan considering the frequent electricity, water and gas shortages, very important for the house to be as self sustaining as possible

absolutely amazing. I happened to visit the neighbourhood of NCA campus Islamabad. was so intrigued that I just entered the building to see the creativity of our students. I was amazed at their simplicity and ingenuity.

The interior work is too good. Both architects have done an amazing job. And the basement was like out of the world with the rain forest view!!!! Visited the house and it was one of best experiences. Great learning for upcoming builders.

Such a freshening experience. At least people have started to get out of the clutter of features where people want to feature everything in a limited space. Credit goes to the owner of course but harmony can only be achieved if everyone has the same goal in mind. A lot of credit to Banjaiga for creating

I commented on this project few weeks ago when it was first posted on YT . There were two clueless guys giving their “ expert opinion “. Whereas I encourage young people in their respective fields but lately people are using strange prefixes in their introductions. Here Ar for an architect. I thought it was mostly Dr. for a physician or a rank for a military officer. Maybe I am old fashioned I guess.

The overall theme of the house which was created by the designers and architects, examplery. And your concerns about the design of metal works, actually you are not much aware about it. Interior designers and architects could understand the value of overall theme. Good work everyone

yes you are right.
Kept mentioning budget constraints all the way but didn't tell the cost of this construction. The building cost is certainly not the value of the house because that includes land as well which changes the entire equation. However the building cost given at a certain period of time gives people an idea if plan to anticipate cost of a similar project as per then-current prices.
I dont think owners would be comfortable telling construction cost. No one share sthe construction cost. But what their point was that they used the economical means.E.g instead is using an imported tile/marble they used akora khattack stone which is locally available. But yes the house is expensive since alot of effort has been put into like metal work and stone cladding.
we made a standard house (dha 1 kanal) without basement costing arnd 3 crores. you can easily ad 30 percent for houses like these.
How living room stairs are hanging, no support on both sides? By folding one iron sheet?
it has support from the ceiling.
