Another reason, builder always increase the base price every time they sold some houses or on the new section/phase. Base price does not base on market value. For example, Perry Homes increased the base price $20k from Jubilee opened
@ the first year is them trying to figure out what they can get away with. Then it’ll normalize. It’s the nicest community in Hockley in terms of builders and location so they’re swinging for the fences a bit 🥴
@ these prices are still crazy though. Most of these I showed were at or lower than base price for the Houston metro. So they’ll definitely bump up once they get more traction

For example, there are some Perry Homes lake view more than $750k (one canceled 26223 Prairie Delight Pl - listed $767k and now $710k) but close to some Chesmar 50ft houses are $400k in the same block - $350k different (about double) is not make sense for build 60ft in this Phase. So, Westin Homes price range $540k-$600k is close than the cheapest house than 😁. My rule, only buy the house no more than 25% with cheapest house in the block.

Currently, almost house was sold at discount 15-20% from listed price. Because builder listed price based on 6/2022 lol

The Fed making it impossible to get a house
Things are definitely more expensive but people adjust and get what works with their budget every day.
Sooo 100K price drop means $200-500K for a 1200 -2000 sq ft home 🤔
