    There is another thing that you have to take in account, hi-rise living... When I lived in NYC if you have an apartment/condo/co-op that is high enough, 40th floor and up... it is very quiet when you open the windows. The noise from the city is almost filtered. That first unit did appear to be pretty damn high up.

      Absolutely 💯 I live on the 40th floor at my condo and there is zero noise

      I have a ton of vids covering BGC real estate! Check it out! And I believe an expats expenses will be higher if they want a higher standard of living. If you were okay like living like the average PH citizen, then by all means, pricing would be around the same.

      @@TheSavvyExpat Oh, ok, I'll check them out! I just discovered your channel a few days ago. BTW, what I meant was pricing of condos in the PI often has two levels: one for locals and one for foreigners, or so I hear.

      @@peters7229 gotcha. Yea, if I'm catching your drift, there is different pricing because many vendors price things higher for foriegners as opposed to locals.

    If i had to live anywhere, I'd choose bgc. It has parks to run (safely-at any time of the day) and everything is nearby. I do like other places in PH (Rockwell, Quezon City, etc); however, they do not allow a lifestyle similar to ones like USA.

      Same here. I've been to the places you've listed and although they're nice, BGC is still the cleanest, most modern, and caters to an expat's standards.

      @@TheSavvyExpat We always say when we go to PH, we first stay in BGC so while we adjust to the time change, we can still do activities at 1-5am safely (like running at night, going to the gyms, eating, etc)
      But when I retire, I personally would prefer to stay in Quezon city. I really like Grass Residences (it has multiple pools, decent location, close to large park, next to hospital) for only like $400-500/month

      Right on! I've never really done diligence on quezon but when it comes to gated communities I'm sure that they don't cost much for American standards and are still safe. Do you plan on retiring in the Philippines then?

      ​@@TheSavvyExpat It is very affordable to live out there! We literally plan to retire in PH asap. We know a good handful of people here that do it (including our neighbors) and they live very comfortably

    I have a twelfth floor studio unit at University Towers in Malati. The unit is 23 square meters. I have a full bathroom with heating coil. I have a large chefero. I have two fold down couches that turn into beds at night. I have a small frig and freezer and an air conditioner as well.
    What would be an appeoximate sale price and a monthly rental price? The unit is close to several universities.

    Want to buy NEW? In Makati and BGC its is easy to find New units priced at over P300K per sqm, or even over 400K per sqm. If you have the money you can buy MUCH cheaper in the secondary market

    For me, I won't pay 75k US dollars for that. It is too expensive for the fact it is so small and cramp inside as well. For that price, I rather get a house and lot. Besides living in a condo is just like living in an apartment.

      Price the units PER SQM and multiple by the larger size. For a 2BR, you might needs something like 50% mroe space

      Makati is only of the most expensive places to live in PHL. Because there are many higher paying jobs there
