Hi Tom, it would be really cool if you listed the process of exactly what you're doing step by step. For example send the letter, and say this when they call, and do this when you go to the appointment. Including different scenarios or potential objections

I'm not a real estate agent but hand written marketing letter response rate is almost 0.01% in SoCal. I've been doing it since 2012!! I wish people were more transparent with data so you won't get false hope.
Hi Tom I love your strategy. On a one-day listing are you a dual agent or only representing your buyer? Many agents in my community are upset over one time showing agreement. They feel like they are not getting the most exposure for a seller. My thought is if we don’t sell it ,they will sell it by owner so some commission is better than none. Your thoughts? Team Pannell Real Estate It's a hook and a opening. First Meeting is to determine value, ask a lot of questions, what if your home does not meet my buyers needs, would you want to go ahead and put your home on the market, set the appointment for buyer ti see first. Do the one day listing with an addendum, built in extension if buyer buys 45 day listing in case it falls out if escrow, if buyer does not buy, do what you would normally list for, 90 days or whatever number if days. You can also discount the commission for this particular buyer
The listing has just the agency disclosure. The contract has the agency confirmation, and yes at that point you are a dual agent because the buyer and seller are being represented by the same brokerage.
Also my mom listed her home then took it off the market for an extended period of time, the value of the home went down because of listing then taking off the market. Would this be the case for home owners listing for just one day?
Hi Tom, what if you really do not have a buyer? How do you handle it when they say bring the buyer by and see if they like the house? Or you really have a buyer and you show them a photo of the house or you really know your buyer and you know they would not like the house? Am I overthinking it?

Michael, always tell the truth. If you dont have a buyer, dont use that. Instead consider "homes are selling with multiple offers, have you had any thoughts of selling?" etc etc

Point well taken...honesty is very important in our business! So this is how I am approaching the prospects from the sticky note when they call: "Our office is providing a complimentary market analysis for the area, is it ok to send you a free valuation for your home?!" Most people will say yes to a free no obligation CMA, and this way you're showing you're working for them and consequently building trust! And, if they're calling you is because they've had thoughts about selling , especially if there is enough equity there!

Tom, why would a property owner give you a one-day listing if you have one buyer? If somebody sent me that request, I would wonder why they don't just bring an offer ... why would I have to list it?
MsPatti1982 You need a signed listing agreement if you want to be paid. Seller could sign the contract, instruct title company not to pay you. Listing must be signed first.
If the property is not already up for sale it would need to be listed. Hence the reason for you requesting the listing agreement. You would be representing the buyer and the seller.

i use cole realty resource they get about 60% of cell phones and 40% emails. when you send out the broadcast the phone will ring. many people just respond to the missed call without listening to the voicemail. So, use slybroadcast have the number be a number that goes straight to voicemail, you don't answer, and on your voicemail state the reason for the call, THEN leave a number you will answer immediately. That way you talk instantly to the hot prospects. And then you have several voicemails you can listen to or you have cell phone numbers of the people that responded.

Hand address means writing the names of yourself and the person you're mailing to by hand. You still use your name. He said no logo.
