    Clean is very important! I think I’d need a place with a couch, even though I’d probably just lay on it too. Breakfast downstairs would be nice on the rainy mornings. You’re spoiling us with all the content, Wayne. Happy days.

    Wayne, I stayed there for 3 months. Nov. '22 through Jan. '23. The staff is very nice. And yes, I've seen you on your motorbike going by. They clean the room once a week and they do a very good job. The deposit was not a problem. I got the whole thing back on the morning I checked out. They also have laundry service right past the cars in back of the parking area. It's very convenient. I would recommend the place for a short stay. A lot of expats stay for more than 3 months at a time though. There are some couples that have been there for over 10 years. It's a very good location, as you already know. Literally 2 short blocks to Chiang Mai Gate. The 8 baht per unit for electricity is a bit high to me though. I never used more that 3 units of water, so I always just paid the ฿250 per month.

      Thanks Kaman! Yes i whizz by Smith a lot. It's a nice place and like you mentioned. many people stay longterm here and always people coming and going. Location is great. To many pricing options i think but i soon got my head around it. 8 Baht is a bit steep. Views are amazing from the top. It's a great place. Thanks buddy.

      I was there from Nov - Jan. My electric was ฿968, ฿616, and ฿320. My room was facing the north east side so I think it was cooler because of less sun. Hope this helps.

    I'm the exact opposite. Always looking for neighborhoods to be away from other farangs. It doesn't feel like Thailand if you see tourists everyday. If I wanted that I would've stayed in the states 555. It's nice to be able to drive-in to the city if I need anything but I like supporting local Thai's in smaller neighborhoods. It's much more sabai sabai and cha cha lifestyle. Might have to go to San Khampaeng next

      I understand. But It is next to the Thai areas. Just walk south and less Farangs and more Thais, with all the Thai stores l. Wayne covered that area in a recent video.

    Home sweet home a few times, very basic but close enough, they do have rooms with small kitchens..would sit by the pool for the sunsets, good breakfast, and nice coffee shop on the corner by the main road 🙏🏻👏

    Wayne...You covered the Thai area south of Smith in a recent video. Where there are more options for rooms and real Thai neighborhoods. And away from the Farang crowd . So to me, a great location. North a few blocks is the old city. And a nice market at the gate That is where Anthony Bourdain made famous the lady in the cowboy hat and her food stand. The Saturday night market can be as crowded as the Sunday night market. The ice cream shop was on the corner where I could sit upstairs and watch the crowd. (Sorry so long). But I use to think thatI don't need to return to C.M. But your vds. are really tugging at this old guys heart. My attitude will be more thankful. Hope I can make it back while I am still a "handsome young man". Thanks.

      That's right Robert, the deeper you go in Hai Ya, the less farangs are around. It's basically a Thai neighborhood, only the top end near Smith is full of Farang.

    Those rooms reminded me of most hotel rooms I have stayed in but less than half the price when converted to a daily rate. I would say if you plan to stay in Chiang Mai on holidays or on business for an extended period then it is a bit of a no brainer. Nice video Wayne. Cheers buddy 🤩

    Looks a good location for vacationers Wayne . To be honest the rooms look like the countless number of budget guest house rooms I've stayed in over the years . Would be fine for me for a 2 week vacation but not for yearly contract . Rooms had no character & I lack imagination as to how I could make it feel homely .
    I'm not biased towards modern or old . I just like something that I could make feel like my home .

    Hi from Sweden. Lovely to see your videos/vloggs. We stayed 10 months close to Airportplaza for 11.000 B but 2 rooms. At this place you showed, I saw a microwave oven in the 1st room but not in the so called deluxe..maybe it was private. Thank you for walking around our favorite city. We miss it so much and our school on top floor in Pantip plaza. Nisha great owner. Welearnthai, great teachers. Can really recomend. Have you done a video of it maybe? Stay safe🤓🤓

      I remember you saying you stayed here Lars. I think people like it because it's easy to make friends and CM gate coffee shops and Saturday market near by. I looked at CM Suites myself.

    I`ve been in Smith Residence some years ago.Very comfortable, and cheap, but a little loud from the street. Last time I were in Smith suites not far waway from the residence , same owner, you have there a little kitchen too.

      Yes, I would say it can get abit noisy in that area. Smith Suites are ok, I was going to live there at one point. Smith Suites are located in a smaller back street. Both ok options and very popular.

    Thanks, Wayne. Most of the residents come over and over, year after year, snowbird heaven for many. It is kept spotlessly clean, has a nice little cafe, and as you said with a great open feel. I've had many breakfasts there. It does have mainly much older people staying there, so ideal for seniors. It is also a good way to meet people to hang around with if you are in that age group. The newer version of the hotel is much nicer than the older building, but the units are smaller, as is typically the case, old vs. new. Best wishes, Wayne, thanks!

    Thank you so much for your videos, really helped me navigate CM. I want to point out a correction in your video though, I think you switched the Superior and Deluxe rooms! The first room you showed on the 5th floor is actually the DELUXE (with the microwave and bathtub), and the second room on the 3rd floor is the cheaper Superior room. No wonder you didn't find the second room more 'Deluxe' than the first :)

    Hey man, another great video, very much appreciated! . I think Smith is nice but they really need a chair and little table on that balcony also they need a proper computer chair, just my opinion but other then that it's perfect.
    If you think about it maybe you could do a quick wifi speed and connectivity test when you visit these places? I'll be there next month, take it easy man take it easy 😊.

    I can’t believe that I forgot about Smith Residence, Wayne! My daughter & I saw it in October 2018 and I said I wanted to stay there on my next trip, but I forgot. It not only looked nice but I loved the location, so close to old town. If I’d stayed there in 2022, I probably would have met other farangs and made some friends to do things with. The second room is a good deal because it has pool access (it’s so hot there I would definitely need that) and having the table and an extra chair at the long desk is worth it. The only thing I’d add is a rice cooker. Next time!

    WOW! I am shocked at how nice that place is. The views alone are worth it. No wonder it’s so popular. I used to walk by everyday and even stopped at the little outside bar area a few times; it was always “hopping” with Farangs. 👍

      The man in the next room moving his furniture every bloody night, constantly coughing, the bloody microwave wire was so short we had to put it on the floor near the socket to use it.
      My daughter got a mild electric shock plugging in a lamp,bed bugs were eating us alive and the food if you can call it smith's restaurant was truly bloody disgusting the staff are ignorant pigs the list goes on and on.
      Do yourself a favour NEVER stay there.
      But I like the area, I prefer now fay's to stay Shuthep, or Santitham area, or maybe Hang Dong if I was there long term

    There is another Smiths Residence a block over. It's only about 8 years old and more modern with a huge garden. The rooms there are a lot better with kitchens and access to a larger pool on the roof. I'm staying there at the moment. It's the lowest part of the low season right now and occupancy is low as its short term travellers mainly that stay although there are a few that have been there for years. The basic rooms are 13,500 baht a month. I think its a little pricy like the rooms in the video but you pay for convince of monthly rental, way cheaper than a hotel of the same standard. Staying in a room with just a bed gets a bit much also because if your'e home you're always in bed nowhere else to sit although at the Smiths I'm at there is a table and chairs by the window overlooking the garden. Another great thing is location, you're living in a Thai neighbourhood yet only less than 5 minutes walk to the old city.

    I imagine I'm not the only one who preferred the cheap room compared to the 'deluxe' With you Wayne on the balcony view of the mountains. Not a big fan of fluroes so that was a negative for me. Seems they'd renovated the building exterior but done very little with the interiors.

    Love the bathtubs, anyone staying in these hotels/condos for 3months to 1 year should consider buying a new mattress, a decent pocket spring mattress can be had for about 13,000 baht. Do not sleep on tourist Mattresses as you don't know what happened on them.

      Love your work Wayne visited this place before so many Americans were staying here some were retired but we’re working as English teachers for 30. 000 thai baht per month but they both had really good pensions I would prefer 2 day week 😂 or not work but that place Hiya seemed better but this place looks ok bit dated but it’s ok Wayne

    think the deposits are mostly caused by foreighn people sneaking out from under the rent flying out of the country making it verry hard for the exploters to get there last rent , besides that the fact that they still rent most of the rooms means that the farangs still accept it
    the room looks like the average hotel room , i think the price is a bit steep for a long stay type of place even if its near the city center a specially because their so mush extra for utillities and stuff
    in fact a mid range hotel room basicly includes everything like water and electrics gym swimmingpool and wifi and housecleaning intoo the price of the room
    that said its still only half of wat i pay here in europe , think its in the mid to semi upper range in thailand
    not sure wat i would do , aspecially the first few months i would like to be mobile so i can find a place that has the features that i want , and find the place in thailand that works for me ,
    sofar i been in bangkok and chiang mai
    bangkok was realy noisy and the traffic was realy bad , but had a lot of atractions and entertainment verry close together and good public transport that allowed me to explore a lot more of the city , i might live there in the outskirts where its more quet but still less than one hour traveling from where the action is
    chiang mai was a lot more quet and friendly and had a little less entertainment , live music and such that i could find there
    public transport wasnt as good , no big busses but taxi vans tuktuks and normal taxies , though taxies where cheaper there and they seemed more honest
    still like to go to pataya (for a little bit to say that i been there ) and hua hin and might visit a few smaller places just to see if i could live there by myself

      Yes, deposit the same anywhere, for damage or doing a runner.
      Smith's is a very popular condo, the location is great for the Saturday market and old city. 👍

    Fairly cheap and a bit too sparse in the rooms and a bit dated. I would need a couch I reckon to make it feel more like a home than a hotel room if I was planning to stay 2 months or more. What kinda place do you stay Wayne?

    Expensive that is in dire need of renovation. I stayed there 6 years ago and the rooms are exactly the same. There are plenty of better places in CM to stay

    I’ve watched hundreds of videos and can say that Pattaya has WAY better prices and way higher quality plus way more luxurious rooms, pools, jacuzzis, sauna, weight rooms, etc. no comparison. Even the so called “nice” condos in Chiangmai are very dumpy by Pattaya standards.

    The deluxe room is a joke. The price-performance ratio is lousy. Electricity 8 THB per kw is another ripp-off. Plus extra for the pool, plus extra for the gym. Really a shitty offer. 😀

    Meh.. Not a fan of it msyelf. Would much be better off renting a condo for around 8k a month and have free access to a swimming pool and gym. Quite honestly you could rent a cheap Thai room that looks exactly like that place for around 4k a month.

    Wow! Never visited (Thanks!). NOT a good value, plenty of older apartment buildings the same level for around half this cost though without a (tiny) pool nor fitness room. You'll never use that much water. I take loooong showers and my usual monthly water bill is under Bt100.

    Pool has no shade and is so small...good for floating with cocktails only. I have more gym equipment in me garage...JHC that's no a gym. The pricing is more complicated than it needs to be IMO. Why have a deposit when you pay 1st and last months. For 3 month just pay all 3 months no deposit voila!

    6:16 has pathetic worst small single room, newer not want stay live there, totally ower price, same can ewery city rent normal abartement 3000-4500 B/month. but not good live, men need house and 7000-12000 B/month can rent good big house ewery city near and have own pool not others use. this pool has jacussi not pool, very small not can swim.

      The rooms wasn’t the best, but not to bad. All depends on what you want and location. Always easy to find cheaper. This place is very popular with expats.

      @@WalkAboutWayne in my opinion is quite plain lacking of personality. There are much nicer places. I like the location though I usually stay at the hotel across the road CM gate Hotel. You could review them too they have renovated the rooms. I think many travellers would like it as pied a terre when going to CM for their first time. Wayne did you think making couple of blogs about nightlife in CM. You haven't reviewed the Good view or Riverside bar..... I'm enjoying your channel bro from sunny London.
