Thank you for your information. It is very useful. I have two questions. 1.hong kong property tax is divided into "gov't rates" and "land rent". are both deductible under FTCR? 2. I incurred a lot of expenses renovating the property to make it suitable for renting, and I have not lived in it after renovations, thus my expenses is greater than the rental income for the year. Is the loss able to be carried foreward? For example, expenses + agent fee + etc = Hkd$ 100,000. rental income for tax year = $80,000. Can I carryforward the $20,000 loss?

The renovation expense before you rented the property would not be treated as rental expense. It is an improvement to you property, it is the expense you can deduct when you sell your property and calculate CGT.

有少少問題仲想問,第二次報稅+第一次交英國稅
因為上年番得唔多工,只係交左£220左右salary tax(出糧時已扣左). 到依家self assessment,報埋其他收入,包括香港租金收入時,未扣香港paid tax (£1400) 前,個system計到應比多 £500稅英國。但扣埋香港paid tax (£1400),個system話要退番£220我,而唔係£900 (£1400-£500) ,我估係只退番我交左既稅?
咁仲有果大概£700未扣既香港已交物業稅,唔知可唔可以下年再用?如果唔係我好似白交左£700....

Hi Eric. 要 claim 返之前嘅 FTCR 係以修改當年嘅稅表去做。 2025/1/31前還可以在網上修改 22-23 稅年嘅 self assessment。再之前嗰啲就要寫信去 HMRC.

以我所知,會係計入你太太嘅income。 因為間屋係你太太名,要佢允許租客咁做先得,即係係你太太決定佢呢筆收入入落你戶口。但最好問問專業人士確認一下。
另外,還想請教全年香港租金收入是低過香港個人入息免稅額,即是香港交稅是零,那foreign tax paid 應該填什麼?

Hi Peggy. 睇唔到條數好難知點解。有機會喺因為你有免稅額。扣晒之後實際出租收入要繳嘅英國稅只係得 £2878,所以 claim 唔足 £3900.
