    Can I just check how thick was the insulation as part of the warm roof? And overall dimension of just the roof including OSB etc.

      its a warm deck roof, so above the joists is 18mm ply, layer of plastic sheeting, 75mm celotex insulation, 12mm OSB3, then an EPDM rubber roof

      @@cauley81 hello mate, what's the internal height space please? debating whether to go for a cold or warm roof as I'd like to keep it within permitted development of 2.5m and so every inch counts, especially if you're tall :)

    Really nicely done. One slight concern I'd have is the plasterboard finish inside - are you not worried about the humidity taking its toll?

      It’s insulated plasterboard so the foil acts as a vapour barrier. And there’s only me in there, no intense humidity, no cooking, kettles, or anything that would cause excess humidity

    Hi there.. great build. Can you tell me, have you laid the floor sheets straight on top of insulation sheets? Also what thickness is the floor insulation?

      carl palmer I did concrete base, 25mm insulation, then plastic sheet, moisture resistant floor board, then the laminate. I only really had room for 25mm, otherwise it would hinder the door access, but it breaks the thermal barrier. In hindsight, I should’ve included it in the concrete base, but didn’t occur to me at the time. Either way, the room holds the heat really well

    Brilliant job , can you tell me a little on the roof? I want to build mine close to my fence also but understand it needs to be no higher than 2.5 metres, does this make the ceiling quite low inside?. Also is this roof flat or slight slope. Thank you

      Yes, within 1m of the boundary can only be 2.5m high flat roof, from the highest ground. Mine is bang on. It’s got a slight slope to allow run off, think it was about 2 inches front to back over the 3m width. Didn’t want too much of a slope for decreasing headroom inside at the back, but it allows run off perfectly. Head room in side is absolutely fine. Roof, with joists, insulation etc is about 1ft and about 6 inches off the ground, so still plenty of headroom inside.

      You can avoid the 1m distance if you use a non combustable material to a class zero classification to clad it.

    Hi, couple of questions. I have drawn up plans for a similar structure and I am struggling with the 2.5m height restriction. In my case I have made the opening for the door and frame a standard 2.1m which will give roughly 2m high doors. I am assuming you are using 5x2 (125x50) for rafters + warm roof, what are your door and frame dimensions. Thanks.

      French door frame is 2010mm high x 1600 mm wide. Warm roof with 150x50 rafters and warm roof. I think the roof was then 18mm ply, 75mm celotex, 12mm osb, then the rubber roof. I had to reduce the slope from front to back to make the 2.5 height restriction. I thought the inside height would be too small but it’s fine. Obviously not as high as a standard house room.

    I highly recommend building yourself if you have time like this chap did, i got pro's in 7k later and 2 years on it leaks badly in all corners, cant see it lasting more than a couple of years.

      No, permitted development. Its close to the boundary so can only be 2.5m high with flat roof from the highest ground point. The internal floor size is also in the allowance. If under 15sqm, building regs not required (I didn't know about that rule until part way through the build and found another video about it!!)

      I built one 5m x4m and 2.3m high for 3k.....all timber frame with 6" joists top and bottom.
      100mm of insulation in all walls/ceiling.
      Dark grey upvc patio doors and upvc cladding all round (no rot and no painting) easy to clean.
      Firestone one piece rubber roof.
      Got a boiler for £50 and 2 radiators that runs on a gas bottle.

      jack lewis about 10k, I had new doors and window etc. Would be cheaper getting 2nd hand. But was doing it from scratch and wanted the best. Won’t be doing another one so didn’t mind the extra cost.

      Anything over 15 square metres that is within 1 metre off a boundary needs building regs. If not within 1 metre of boundary then can go up to 30 square metres without building regs

      @@Hackinside depending where you buy them from you have any colour you want. White is always cheapest. I went for white inside as the room was going to be painted white, then anthracite grey on the outside. I got mine from Dunster House, website windowsanddoors.co.uk

      on actual materials, about 7-8k, not including electrician and plasterer, skips, and other bits and bobs. Approaching 10k in total. I could've gone cheaper by a couple of k, but i was only doing this once, so paid for better quality. Just did a lot of research beforehand and made some drawings, tried to work out exactly how much timber was needed, number of plywood, osb, insulation sheets etc

    Can I ask, how are you managing to build so close to a boundary with combustible materials, does this not breach building regulations?

      The internal floor space is below 15sqm so build regs not required. If between 15 and 30sqm, needs to be 1m from boundary with non-combustible. To be honest, I didn’t realise that until I’d nearly finished as I just thought it was the height that was the issue next to the boundary.

      @@cauley81 Thank you for replying, I wasn't sure by eye if your build was under 15 sqm so I wondered if you had a process to get around this. I am also planning to build in the West Midlands and these darn back garden widths are not too kind! What was the overall height including the concrete base? many thanks

      The base is pretty much flush with the ground. 4’’ thick. And difficult to tell on the video, but the garden slopes up to the back right, so I had to dig down. Taking that back corner takes it to 2.5m at the highest point.
