    Is it just me or did the sound go off 12 minutes into the video? come back on then off again at the final thoughts? But all in all it was a spectacular home. Loved the outdoor space and that master bedroom was awesome. Yea there is some updating. But for that price. Stunning Dave.

    Sorry for the loss of sound in two parts of the video.
    We hold a licence for all the music we use on our videos and for some reason there was a copyright issue for one of the pieces of music we use. I really do not know why TH-cam flagged it up as we hold the licence but the choice was to dispute (which would take time) or to release the video as promised and mute the sound.
    Our choice was to go ahead and publish the video as planned so as not to disappoint.
    There is no sound for approx 6 minutes (split into 2, e minute segments). I am sure that cutting my voice out will please some and I hope the rest of you missed my voice for those moments 🤣🤣

    Dave, my wife and I are dual Italian/USA citizens, and if I were ready to move to Italy for full retirement (I have a 14-year-old son who needs to finish high school here in the USA first), I think THIS would be the one I would want to buy. Seriously, I wish I could move and buy it NOW as it literally has EVERYTHING I am looking for. It is in Chieti province. It is near the beach. The price is superb. It has a large master bedroom and full bath downstairs (I am 56 and have had knee surgery, so that is important to me). It has a full-sized lounge and kitchen on the ground floor. It has 3 beautiful rooms and full bath upstairs, which would accommodate my two sons and an office. The exterior of the house looks beautiful, except for the need to address the painting or cleanup of the side of the home where the adjacent home was demolished. It has wonderful storage in the basement. You literally could move into this house as is as far as I am concerned. And for 65,000 Euros? You've got to be kidding! In a word....wait for it...STUNNING! Thank you for doing these, tours Dave. I have a feeling that you could well be the person who helps me find our family's new home in Italy and the Abruzzo region and Chieti province.

    I feel certain that this one will be snatched right up. You don't have to do much, if anything if you don't want to. But at this price point you can certainly renovate to your liking over time. I love the outside space!

    Oh, this is a great find! I love those green tiles in the master bedroom. All that terrace needs is a good power washing and a collection of containers with flowers. The stone wall next door is a wonderful template to copy. When your sound went out, i kept hearing your theme music playing in my head! 😊

    I'm just waiting for my Irish (EU) passport to drop through the door. A pal who has lived in the States for 47 years has just retired to Portugal with her golf mad husband.
    My needs are few. Bus service, easy access /not too many stairs and a Catholic Church.
    Just me and my chihuaha. 💖
    I could weep at the atmosphere you capture........and Scotland is damp when you've got arthritis. 😂

    I really like this place. That kitchen is quite large and could be converted into a gourmet kitchen with base and wall cabinets on 3 walls, granite countertops, double-wall oven/microwave Combo, large island with an overhang for 5 stools (and more cabinet space); with room for a gourmet 48 inch to 60 inch wide fridge; maybe a wine fridge/cooler as well. And remove that door to the kitchen…too closed off with it. Opening/removing the wall to the adjacent “bedroom” would provide even more possibilities, as you mentioned, Dave. In my family, our kitchen area; with a large center island w/cooktop, is the hub of our home.
    Also, if possible, I’d remove that thin wall dividing the entryway and living room/lounge. There is no need for it, in my opinion…. And, perhaps put a large window looking out into the patio or, better yet, create a new front door/primary entrance with a window on either side of the door and replace the current main entrance with a window (and still remove that pesky wall between the lounge and entryway), if it could be done.

    I would keep the 70's tile in the upstairs bathroom, love it. Not a lot to do and this gem could be a holiday home, full time living, or a holiday rental, so many options.... with the amazing price.

Thanks, Dave! An extremely nice property and town! I don't drink alcohol anymore, but my wife and I do vape medicinal weed. And one day, when I get to Italy, I would thoroughly be delighted to meet you for a proper British tea with a side bowl of cannabis (since it is legal for personal use in Italy).🙂

    Thank Dave. fantastic property again. We have sent you an email about this one. We have been following this channel along with other property youtubers in Southern Italy and Sicily for the last 4 months ever since we decided to buy there, but will say we really love this channel especially as you offer the price which includes fees etc and that shows us a more realistic price. Now we need to research the area a bit more.

    I think this house is at a perfect price and in a nice area of town. This is going to make someone a wonderful home that is move-in ready. The only real problem I see with this home is that it is going to be sold fast.

    It's easy to change single to double glazed windows especially for the wooden ones.
    No wonderful views but the rooms are big and everything including the floor tiles in great condition... basically just cosmetic work to your taste. This really is a great bargain!

    Fire and smoke alarm are the first things to place. Boiler is outside. So no need for CO alarm inside. Difficult to get out quick. Many obstacles. The rest looks fine. Some upgrade in elwctricity may be needed. A lot has changed since 1960 including colors of wires because of colorblindness. A bit of alpine home vibe, this home possesses.

    I'd make two big bedrooms upstairs both with en suites. And open the kitchen like you said. Great place. I wonder about the lot in the back. It would be good to own that as well. Solor panels on the roof if allowed and windows in the back if that lot could belong. ❤

    I'd probably keep the lower bedroom for people who don't do well with stairs (or maybe even if I were there by myself with no visitors) and make the smaller upstairs bedroom another sitting room if it's got a small balcony. I love that green tile floor!
    Will the sound eventually return after infringement is settled? Missing out on the final thoughts sucks.

    Oh my gosh, that kitchen is absolutely gorgeous!!! I would definitely take that wall down and create a dining area on that side. Then, on the kitchen side, remove the small table and chairs, and smack dab in the center of that space...drum roll plez... a great big, BEAUTIFUL ISLAND!!!
    (🤔What do you think? Is there enough room for an island? I think there's enough room for an island. It looked like there was enough room. Yes, you think so? I think so.😋)
    After all, where else would I knead hundreds of pounds of BREAD DOUGH?!!! And I knead [lol...get it?] lots of space to lay out PASTA DOUGH! for lasagna, and spaghetti and fettuccine!!! (Dam, now I'm hungry!) Ok, thanks for listening! Sorry, I ramble when I get excited, and whew...THAT KITCHEN! Manag!!! Lots of potential! CIAO! 🎉🇮🇹

    No audio when you first went inside and for final thoughts. Must be because of the solar flare. But, that would not keep me from buy this wonderful property.....if I was able. Like your idea of expanding the kitchen into the lower bedroom. Excellent!!!

    This is a pretty nice property, but personally, I feel like that this one needs a bit more work to suit ones taste, a few things are a little outdated. but the location, the price and the potential makes up for the outdated interior I think. I would give this an 8 out of 10 on the *STUNNING* scale.

      If you have long overnight flight to get to Rome, better off taking one of the coach express buses [usually every hour and sometimes within minutes of each other) to Pescara (approx €20 p.p.) and relax and enjoy the scenery and note places you'd like to go visit and get a car at the train station in Pescara (where bus sration is) which is much less hectic and no "airport charges". There's even buses through the night that will drop you off at departures at Ciampino or Fiumicino for early morning flights back out of Rome.

    Dave, a couple questions occur to me. Does this home come with all the furniture? Is that the case with a lot of the furnished homes you show in videos? That is a huge cost savings if it does.

    The upstairs bathroom is actually awesome. Great 60s vibe and I would definitely find accessories to accentuate the theme. Naturally, I'd change the tub, toilet and bidet.

      Depends on the foundations, but more than likely no. Considering town is right beside mountain, this is at or just above bedrock. Hence the sloping streets up to main road and houses up higher further up from there.

      ​@@wheels2757you mean 30cm? Wouldn't be worth the effort for only 30mm. The 30cm might be not too bad, at least over a smaller area with possibly use of jackhammer. Would need to check with a geometra who is familiar with area and how far down bedrock is and would be better to stay above sewer line.

    Beautiful place, but if anything were BFA (Bum Eff Abruzzo. An older American expression, updated for Abruzzo), this is it. You've got Casoli about 8-10mi away, but man, there is nothing of any larger size nearby. I guess, mixed with Selva Piana it's a decent nearby place to buy things, but you'd need a car for sure. Probably helps to explain the attractive price.

      Thats for sure. These properties are far away from everything. Hard to find a job, no chance to go around without a car or other motorized vehicle, and so on. Thats why the people ran away and moved to larger cities. Thats why there are so low prices for properties. Nearly no demand.
      But when you have an online job, its perfect. Great value in properties, beautiful landscapes .. wonderful people. Just a win-win-win situation :)

      You won't find a place like this in Lanciano, Chieti or Pescara for anything close to this price so it's all relative. I'm in a city of 423,000+ people and still need a car to go to work or shopping so it's pretty well a given. Considering there is a weekly market, pretty well all set unless you like to shop at Ikea every few days.....

      "Far from everything" is all relative. Was in nearby Civitella last December and made it to Pescara several times in less than 1 hour, San Salvo to south at border with Molise in just over an hour, Roccaraso and Pescocostanza in less than hour, all the way to Fiumicino airport in Rome in 2.5hrs, including two stops at autogrill for facilities and an espresso, Montecassino in 2.5 hrs including stop for a spuntino and espresso, and all the way up to Mammarosa at 1900+m, above Passo Lanciano, in just over an hour.
      On other summer trips, have made it to beach at Fossacesia and Le Morge in 30-40 min, Campo Imperatore (2100+ m) near L'Aquila in 2 hrs and a bit and down to Vesuvius past Naples in 3 hrs so this area is quite central to many places of interest.
      In comparison, from home, I'm at least 7-8 hrs driving to the Laurentian mountains which aren't quite as tall or majestic as Maiella or Gran Sasso and at least 10-12 hrs drive to Atlantic City, closest Salt water Beach.....

      @@angelomasciantonio True. I live in central Texas and lots of places are 2-3 hours away and for the most part we don't bat an eye to drive it. I guess it's "the mileage you know v. the mileage you don't"!
      That's why the wife and I are coming on a AHII tour in November. Experiencing it in person is much more valuable than hearing about it.

      @@Agg1E91 It's 45min to the coast, 1h to Pescara, Vasto or Sulmona. However, it's 2h30m to Rome and almost 5h to Florence. If you are looking for a place for living and travel once in a while I would say that's perfect. Otherwise I'd suggest somewhere closer to the highway Roma-Pescara, cheers
