    I was able to go through this home back when I was on the tour in January. It was awesome. Loved the town and the market was going. It was truly Stunning. For just me it was too much house. But I loved all it had to offer. Beautiful rooms and a great Village. I agree with Dave. Someone is going to get a fantastic home.

    This property is for young family to conquer all stairs daily or for someone with vision to transform this house into few seperate apartments. The cantina is just perfect for some kind of art studio or work from home space. The overall condition is beautiful. Very well kept. Thank you for the tour❤

    I adore the care you put into these videos, especially with sharing parts of the towns and lifestyle. Quite a few years ago, I lived in Italy both as US military and then briefly as civilian. Absolutely loved the experience and have yearned to return. Now, at nearly "retirement" age, I'm making plans to do just that. My children grew up hearing tales of Italy, and a major regret is that I had no opportunity to raise them there. As adults, however, they're helping me plan and realize the dream - and perhaps joining, eventually.

    I picture the optional garage as a pottery/art studio and the shop next to it as the gallery. I know this sounds silly, but when you walked out on the terrace, I started to cry. How beautiful!

    This could work as an accomodation B&B. I would keep the lounge dining as it is. And keep rhe messy kitchen as breakfast kitchen. And the kitchen with fireplace I would turn it into a break fast room. The lounge beside it I would turn it into a bedroom.

    I would make the downstairs living/dining room into a large on suite bedroom. Reconfigure the bathroom upstairs to have a tub/shower for grandchildren and reconfigure the back kitchen area to include a full bathroom with tub/shower for additional full bathroom. Up on the balcony level I would have a bathroom and kitchen area installed for use.

    1rst floor open plan kitchen, dining, living, 2nd floor where the dining/kitch now is, make a master bedroom, en suite, walk in closet, laundry ...plenty of room for all that (and why walk up 2 floors with groceries?)... 3rd floor extra bedrooms that you could actually close off most of the year until you have guests. OMG and then there's a 4th floor + terrace etc! 🤯 This place is enormous!

    A lot of space for sure and love all the storage areas. Terrace is great but the house does need a lot of work to update etc. But at least you can live in it whilst it is getting done as you mention would be great for someone to bring out the stone walls. I am sure would look amazing after all was done. 😊 thanks so much for the video

    I tend to agree that the layout is a bit interesting, to say the least. Keep in mind that you are in a town and I'm sure the people are fantastic. I think this house is move-in ready. I wouldn't change a thing and I would also make a deal with the owner for the 2 rooms downstairs as well. This is going to make a family a wonderful place to live. Thanks for showing it to us!

    First floor living, I would add a small bathroom and turn into an AirBnB studio. Keep 2nd floor for myself. On the ground floor I would turn garage and maybe the shop into another AirBnB and incorporate the under stair bathroom either by making its entrance through the garage space or partition off some of the entrance foyer to gain access to the understairs bathroom.

    Markets are a big bonus to see. There are today excellent paints to go over wood paneling. It is a good insulator and easy to lighten up any of the spaces. Just changing out the chandeliers and accessories could make a huge difference. Lightening the walls could enliven the retro velour couch and chairs with Aqua, white and turquoise pillows. The dining room needs its own coffee and beverage station with a small fridge. Leave the washer upstairs so it is not necessary to haul dirty laundry downstairs.

    As you said, a new coat of paint in that hospital looking hallway, open up the kitchen properly, a bit of work here, a bit of work there and you've got yourself a fantastic home, and you have a garage AND a business possibility with a dedicated space for a small shop, not even going to mention the views, out of this world!
    Just imagine this, you have your brick and mortar shop where people can go on non market days to buy whatever you are selling, and on market days you can do your little pop up store in the heart of Casoli and be a part of the amazing community!
    Dave, you've done it again, this is a stunning property with huge potential for anyone who's buying it! Get's a 9.5/10 on the stunning scale from me!

    Love this place! Yes, the layout is wonky but that is part of the charm of these older homes, isn't it? Most of the work would be cosmetic. That terrace is to die for! I wish we were in the position to make a move right now.

    People in the 70s were absolutely mental with their wood paneling.
    That entrance is hideous!
    I'd say the 1st floor living-dining room is the best part of the whole place.
    With this large of a place, why do they put callbox size showers in the baths?
    I'd clear it out completely and have a geometer, architect, figure it out so it flows better and gut that horrible institutional hallway. If I had to sleep up there as it is, I'd be calling for a nurse to check my vitals.
    No icons!
    Most Italian house presenters I see on youtube tend to rush through these places.
    You and Nick are the only ones who take your time and show everything.
    You make for good viewing.

    Call me weird, but the older folks that lived there kept it so nice I would just do a little paint, some new fabric on the couch and call it a day. Maybe a few new pieces of furniture to liven up that institutional hallway but other than that it's perfect for an Italian getaway. Not to mention the terrace is the cherry on top. Alla prossima!

    This is a great home. I love the quirky layout. It's what makes it a home in Italy.. Way to big for me but the potential to make it a forever home with all that space is mind blowing.. I would buy the garage and shop. Too many options on what to use them for.

    I'd skip the big dining space & do a living room/kitchen in that first large space. There's still room for a table if you add a kitchen in there. OR leave the kitchen where it is & leave the sitting room next to it. I'd turn the first huge room as a master bedroom & add a large bathroom with bath & shower.
    I'd add laundry into the end of the "kitchen 2nd". Washer AND dryer.

    The layout makes sense if you realize the owner had a store downstairs - so a bathroom down makes a TON of sense. I would go for 2 garages here (destroy the shop). First floor looks like a nice home office - no kitchen, the idea of using it for dining makes little sense (unless you install a dumb waiter / food elevator), but as office it is nice - one stair up and you are in the office, then one more and you have living space. The kitchen is nice - keep the other room as dining room, remove all the surplus space eating sofas. The Kitchen is a tad small - but remove the furniture close to fining and put work area there. 2nd Kitchen also nice for more messy stuff - interesting, a 2 Kitchen layout is more something for larger Villas. But also more usable for laundry.

    I would see if I could turn the storefront into a mini apartment for rental income. Make a half bath on the landing close to the formal living and dining. Add a nicely appointed kitchen to the formal living and dining to make it an all in one room. On the next level I would make the second kitchen into a full bathroom and laundry room. Create a master suite in the current kitchen and dining, but arrange it so the fireplace would be part of the master bedroom (with a small seating area in front of it). (The master bathroom would be in the section of the kitchen closest to the hallway, stairs.) Then use one of the hallway bedrooms with as an office with a pull out bed for guests. Use another hallway bedroom as a theater/game room. And then have third hallway bedroom as a guest room. For the secret garden, I would use part of the utility/boiler room at the back for garden equipment, expand the raised garden bed for more growing space, and convert the covered storage space closest to the entrance to the garden as a cozy reading area (with book shelves, chaise lounge and glass enclosure). For the rooftop terrace, I would use the attic space to store the outdoor furniture, create a covered pergola for dining (but also leaving some of the terrace open for sun/seating), and have a small kitchenette area in the storage area off the terrace. I would also want to have a covered bread/pizza oven on the terrace somewhere and if possible. Love this property and your channel!

    Ciao Dave, I love Market Day in Italy, perfect idea on the Town videos. Oh my God, that house goes on forever. I agree about keeping the formal dining room. You have the dining room and a kitchen table, for everyday eating. I absolutely love the house and all its quirkiness. It is move in ready, and as you said you can make your changes as you live there. What a nice surprise the secret garden was.     Can you explain to potential buyers what the ecological update will cost? In my country in EU on a older house you will have to do considerate costs within a delay of 5 years of new ownership. That is removing professionally all asbestos in plates and drains, and on roofs, setting water ean d electricity in order in compliance with actual building rules...foreseeing double or triple glass, removing stoves,. You feel me coming....

    I love some the town activities. thanks What an interesting house. That knotty pine paneling was popular in the US in the late fifties. That would have to go right off. I don't love the floors, but I don't hate them either. That down stairs room would make a nice large lounge room but I'd never use a dining table there. The upstairs Kitchen should be as big as possible. It's too small now to have both kitchen and lounge in the same space. I'd also want the other two garages down stairs. Over all I thought it was a great house and the price is ridiculous. I spent twice that adding a room to my house. What was it with Italians and all that dirty looking brown tile? I would defiantly set that extra kitchen up as a laundry room . Not being Italian, I would never cook like that. I want prep and storage space, but I'm never making tomato sauce in commercial quantities. I love that bonus terrace on the roof. It really needs a clean up but still.
    What is the word. . . .. oh yeah, STUNNING. I don't know if I could afford the paint and furniture
    but seriously, I want It. It goes on forever. just wow. I could make this work. And right in the heart of Abrozzo.
