200 million dollars for such a huge ranch is a bargain. And excellent value for money. For comparison: that money buys you a new around 90 m or 300 ft motoryacht built in Holland or Germany.
Not counting the leased land the price per acre is a little over 1700 an acre. I only count what is deeded, leased land can be taken away at the whim of whoever is in Washington.

You are not correct with your $500 price per acre. You only have 113k deeded acres. Price per acre for what you are actually buying is around $1769 per acre. The other 226k acres of leased land is a liability / expense not real property as far as ownership is concerned.
I wish I had that much money to buy it up so no one could build on it. And leave it in it’s natural state..
