    Hi Eric, I saw some of your videos. Nice of you to show some information about PSF, GLP, CPF Calculations etc. There is a factor which is not included in your presentation .
    I am new to Properties Research. I must say, I learnt some information from you. Please advise us the Potential Property Owner or New Owner, on how to pay off the Maintenance Fees from a Condo? I read some unpleasant stories concerning the Condo Maintenance Fee, experienced by New Owners via Internet Appreciate your comments on this matter.

      Every condo owner pays MCST, it’s around $350-$400 depends on the size. Hope this helps 👍
      Negative news for the recent Dairy Farm project is very rare so don’t be discouraged by it 👍

    Hey Eric, Botany has both CHIJ and Bukit Panjang primary school within walking distance or less than 3 mins drive away.

      @@savvyericchiewMy ballot number wasn’t very good 😏 The crowd and queue were crazy and by 1pm, a lot of the 1 and 2 bedders were gone already.

    What does it mean when most of the 1&2 bedders were sold out but most of the 3/4/5 still available after launch weekend? Also if have limited budget, other projects in the year seem much more expensive. Love to hear your thoughts? thx!

      They like new and buy based on affordability instead of quality. You can get the same price and same size in city fringe with mrt and amazing rental. Overall it’s a risky choice 😢
      I wish them well in 3 years

    With the pricing for Botany, those who bought DFR will not lose money. Might have chance to make a decent profit.

    Hey Eric!
    Really love your videos and how you reply to each and every comment. Would appreciate if I can hear your views on my situation:
    1. Living in HDB 4 room (Bought 400+k, potentially could sell for 700+k) and will MOP in early 2025.
    2. Combined income exceeded 16k
    Is there anything that I can do now before MOP? or I just have to be patient and wait till MOP then sell 1 buy 2.

    There should be limit for AC ledges, having 5-6 ac ledges covering nearly 5%-8% of floor space is insane.

    Hi Eric, if I buy a new launch condo for investment, what is the recommended % financing to obtain for bank loan? Should I obtain the full bank loan (75%) if I have some excess cash and prob dont need to obtain 75%. I heard from others to just get the max bank loan as it wont have much impact. Not sure why though. Also, should i use as much CPF OA for the 25% downpayment (before paying the remainder in cash)?

      Do you think the Orchard road transformation/new TEL/huge land plot at Paterson will somehow or rather help boost property prices, esp in the Paterson-Great world city area of D9?

      Historically, Hillview is a very hard place to make profit even with FH status. I remember got condo like Lanai sold abv 2000psf many many yrs ago, even in 2023, it is an unbelievable price...

    Current progress in completing a project takes 4 to 5 or even more years to complete. So holding 3 to 4 years to sell may not be possible anymore unless one sells before TOP.

    There is primary school not sure why your system show 0 school. Infact there 2 more plot education land in masterplan .

      Thank for replying. Actually I guess the system is not updating the new address hence you can't see. Maybe you are unfamiliar with the location you may use onemap for DFR. CHIJ and bukit panjang primary. Not a popular school but there are within 1 km from this TB, more over there are 2 more plot E land within 500m . For your info there is a safra hub suppose to complete in 2023. There also road expansion in that area. Not sure if it help but there some ongoing works around the place.

    been asked to go see tembusu grand end of this mth, what is your view of that project? Used to grow up in marine crescent next to tao nan school. left marine parade when i was 16 and my dream is to return... HDBs there are like almost 50 years already, might have loan issues.... are there good options in the D15 sector?
