It’s a great video. I would like to see things like that underground garage and elevator. Not to mention, the shared hallways. I would humbly recommend that you make longer videos with more in depth detail.
Note to builders: If you design for stacked W/D, it's not a luxury build. Stacks are barely one notch above using the bathtub. The loads are way small, and they are difficult for us older folks and those with infirmities.
Hi! The area surrounding is t fully built out yet. You are close to the south outlets. We imagine the area will build out a little more in the next 5 years. In regards to crime, we always recommend checking out the LV metro crime map here: opendata-lvmpd.hub.arcgis.com/
@@thethomasgrouplv Thanks, I’m looking at a couple areas to move to and appreciate the input. I took a look at both the Park Ave and Manhattan earlier this month and liked the inside but was curious about the surrounding streets.
You can do searches on yelp and city data but keep in mind reviews of different places seemed to have changed a lot since Vegas has also changed a lot in the recent post pandemic years.
Hi Greenfly! Christina will be doing a video on the Manhattan very very soon. Keep your eyes out for that. She will likely address your question there.
HOA includes water, sewer and trash. Electric is separate. Taxes are around $1300/yr. Happy to answer any more questions that come up! info@thethomasgrouplv.com
Omg these are perfect for what my wife and I are looking for, just a 2 bedroom, 2 bathroom mid rise condo....❤❤❤❤
Thanks for watching! Here if we can help with anything at all 😊
Excellent video

Great suggestions, thank you.

Agreed. However, Park Avenue isn’t considered luxury.
They do say "affordable."
What do you think of the area surrounding the Park Ave and Manhattan complexes in terms of how it looks and safety?

Check for any special assessments and read the fine print before signing.
Is there a garage? How many flights of stairs to get up there? Are there elevators?
Yes, the garage is underground and there are elevators to take you to your floor. No stairs required!
@@thethomasgrouplv Are there stairs for an emergency exit?
Yes 👍🏻
Can any of these Condotels be Airbnb/STR without a license?
Potentially. Shoot us an email, Zach. Christina will get in touch with you.

I’m looking for something in the 200s but can’t be junk apartment/neighborhood. Is this possible?
Thank you for the wonderful topic, but I have an off-topic question. How tall are you, Christina ?
Christina is 5’9”. Thanks for watching!
How much?
I wonder what the difference is between Park Ave and the Manhattan right next door. Seems the Manhattan units are going for $30-$50k more than Park.
Hi Greenfly! Christina will be doing a video on the Manhattan very very soon. Keep your eyes out for that. She will likely address your question there.
And the property tax for this unit? Also, does the $300+ HOA cover any utilities?

@@thethomasgrouplv $1,300 a MONTH? 😂😂😂
This is a rental or buying.

200 K too much
Thanks for watching, Jordan.
High prices help keep out the rif-raf!
200K I wish.
Yelp unfortunately gives the HOA of this community horrible reviews.
They have more reviews on google and they are mostly all fine 🤷🏻♀️
the video showed more of your face.. vs the condo.. no mention if there are elevators.. etc.. what a waste of my time
Thanks for the feedback, good luck on your search!
