Trump Tower is a condo hotel, meaning it offers both hotel rooms and privately-owned condos. The condos can be used for living or rented out through the hotel's rental program, Airbnb, or other property management companies. Built in 2006 with 64 floors, the tower offers mostly studios and 1-bedrooms, with some 2-bedroom penthouses.
Location-wise, Trump Tower is near the Fashion Show mall, Treasure Island, and the Wynn. However, it's not connected to other properties and is close to train tracks, which may not suit everyone. Notably, it offers a shuttle service to the Wynn and Caesar's Palace and is dog-friendly with dog walking services.
Regarding rentals, Airbnb is generally difficult in Las Vegas due to HOA restrictions, but Trump Tower is an exception. However, owners opting for Airbnb need to manage the property themselves and obtain proper licensing and permits. The tower has a 60/40 split for owners, with a reserve fee for updates and maintenance. Valet parking is available but requires an active reservation.
The rental program is a great option for owners to offset monthly fees, with a 60-70% occupancy rate. Financing for condotels can be challenging due to short-term rentals, but some lenders can help. Prices range from $250k to just under a million, with HOAs from $566 to $1700 for penthouses. Currently, the tower is undergoing a refresh, including new carpet and furniture.

Not a huge amount different. Just a smaller buyer pool.
How does fire alarm activation work in these hi-rise condos? Let's say you or tenant burn popcorn and an alarm is triggered. Is the fire department required to come out and deactivate the alarm from a central control panel and bill the unit $1500 or so for the services?

The HOA fee is the main killer here. With 1000-1200$ a month HOA fee it almost feels like you dont own it.
We hear what you’re saying, but that HOA is very typical on most high-rise properties because maintenance is very expensive.
