    John, are there many singles ( men specifically ) 😂at these 55 or over communities? Or are most of the residents married and retired. I am retired and looking to move to South Carolina but I don’t want to live in a area where everyone is married. Thoughts?

    John - really nice job with the video. Although it is a year old, I’m assuming it is still mostly correct / accurate. I’ll be visiting this summer and looking forward to seeing and comparing here two options. Thanks for providing such an informative head start.

    The Margaritaville homes are exactly the look and feel I want as a Florida resident. A traditional look I had in the past and that is where it will stay. This is a new lifestyle perspective, I am not sure what I am going to do yet, but it is looking favorably at Margaritaville with the colorful, charming communities. And I don't even drink, lol.

    John, nice job comparing both communities. Nicely done. Yes, the video is dated being 3 years old however your comparisons are a good starting point for new residents. A few details were off but still a very good starting point when looking to relocate. The Veterans Sports Park in Sun City wasn't highlighted and a big difference in the two properties for active residents.
    FACT: Sun City has never had a special assessment in over 25 years. Constant upgrades to keep the property pristine (fitness centers - pools - common areas, etc) with a reserve fund that's extremely healthy.
    Video negative............. Too bad you had to get into the political world with the mask comments.

    With all the building they are doing at Margaritaville, are there plans for additional restaurants and pools? I imagine things becoming quite crowded.

      No, the amenities can handle everything. Two more buildings are planned soon.

    Now to get my husband to watch this. We have a timeshare on the Island and he has been coming there since he was 12. He owns his own business and we would love to retire there. We are 50 and 51 so looking to the future. Love Margaritaville the Bamboo houses!

    I think you made a mistake when you said a person who lives in South Carolina and owns in Latitude Margaritaville pays 4% taxes. I assume you were talking about real estate taxes however, this means that if a home was bought for say, $450,000 and assuming the "assessed" value is 50% of the market value, this puts the assessed value at $225,000 which means that 4% is $9,000 per year which is very high for real estate taxes. In fact even the higher priced Sun City says their taxes are only 1%, not 6%. Have I missed something here? Thanks.

      Thanks for the comment, Joe Blow. They will be taxed at 4% if it is their primary residence. The 4% tax rate is a complicated formula to determine the tax. The simple answer is this. In Jasper County, the tax for a "primary home" will be about 1.25% of the home value. A $450K would be around $5,625.

    My family will be moving in the next few years down this way. My wife and I will be in our mid 40's with a middle-schooler son. Are we too young to buy in Lattitude? Thanks

      Latitude Margaritaville is age restricted. one of the buyers has to be 55. Latitude Lakes is not she restricted and once you’ve turned 55 you can join the Margaritaville amenities for a monthly fee

    Great video thank you. Question regarding margaritaville. Are they planning on building a supermarket on the grounds where it is golf cart accessible? Or are the residents currently leaving the premises to go food shopping? Thank you again.

      There is retail spaced planned that will be golf cart accessible. No firm word on what retailers but we do believe a supermarket will be one of the stores. Currently the closest stores are Walmart and Publix about 3 miles east of Latitudes.

      We are in the lowcountry, so you will find areas in various flood zones.

    Which one is not close to the ocean? I’m more afraid of the beaches on the ocean in the water so where do I need to go?

      Hi Nancy: Latitude is about 20 miles to the ocean and Sun City is about 16 miles away.

    Is it true that one must be careful buying a resale in Sun City because of shoddy construction, mold, deteriorating structures? I know there have been class action suits but believe this poor construction only pertains to certain early years?

      Thanks for the comment! The construction on the Sun City homes is just fine. They seem to holding up in good condition. However, years ago they had a 3rd party (construction company) apply stucco to the homes. It turned out that it was applied incorrectly. Law suit, and a big mess. They have settled the suit and all listings in Sun City have a Stucco Report that goes with them. This report proves that that particular house has no moisture as a result of the examination. The people that are buying the resale homes are in good shape.

      Sun City Hilton Head is about 15 miles from the bridge that goes to Hilton Head Island

      Latitude Margaritaville & Sun City are only on the Mainland. These are active 55+ communities with large acreage.

      Yes, Jim. The Sun City Golf Course is a public one, but they have golf packages for people who live there.

    Please make it clear that neither one of these communities is on Hilton Head Island. The marketing of these places is really deceptive. It isn’t the agent’s fault, but I don’t understand how they get away with it.

      I have the answer to that! 25 years ago when Del Webb bought property on the mainland they named their project Sun City Hilton Head. The residents on Hilton Head Island had a big uproar about it. They said, "Hey, you can't do that"! Del Webb said "Yes, we can, and we just did it!" Very smart on Del Webbs part. they are 13 miles from the bridge and named it that for marketing purposes. Now, all of a sudden, Latitude Margaritaville comes to town and does the same thing. That's really all I know.......JW

      Other than the words "Hilton Head" I fail to see what is deceptive about the marketing. And the only "imbeciles" falling for THAT are those too stupid to read the return address on the property's very own web site and look it up on a zip code map! I've lived here for four years and love it. Many of the resales here are people moving up or down to different square footage. But there is almost no resale inventory anywhere in this community at the moment. People aren't leaving. There are a lot of good reasons for 55+ communities, and while they certainly aren't perfect, those imperfections happen to usually be the same ones common to most real estate purchases: location, taxes, construction quality, community governance and support systems like available transportation networks and health care services. ANYONE buying ANY home needs to do their research, and that's what real estate agents are for.
      Sheesh. This isn't rocket science, and it sure as hell isn't a scam. My only regret is that I didn't have the money and ability to retire here five years sooner.

      It’s so far inland and absolutely nowhere near the ocean that they’ll probably never have a issue with anything related to the water. I doubt storms even go that far into the middle of nowhere.

      all those pine trees like to snap about half way down in +95 mph wind, but hurricanes generally follow the gulfstream and only glance the area.

    just got back from there. those 180k homes are no longer a reality. you cannot buy a base home under 300k in sun city.
