      Home prices are reasonable, but sales tax and car insurance is through the roof and the public schools are shit. So what you save on a home you're going to end up paying out in other areas.

      It is a mansion compared to tiny houses in California built in the 1950s or garage in San Francisco where you pay similar price. It's an impressive house especially when they used to come with an elevator but now it's optional. Btw, so you grew up in a mansion? Or are you one of those people who are broke but like to act rich ?

    I moved to Las Vegas from Orange County California because the real estate and taxes were just getting out of hand. In Vegas there is no state tax, tons to do whenever you want, much more reasonably priced to go out for entertainment and the house I have here would be over a million dollars in Orange County. Yes the summer does get hot but there is no humidity and unless you work outside 2 months of summer shouldn't be that big a deal. It's summer which is usually hot everywhere. Not to mention, when you have less expenses you can afford to travel more. To each it's own but I have no regrets about my decision to move and would recommend to anyone living in a super pricey location to consider moving some place with a more affordable economy, if not Vegas there are tons of other places. Moving can make the difference in getting by versus setting yourself up for a comfortable retirement at an earlier age,

      All true. Not only that, you can still do a lot of things 24 hrs a day. Some of the cities I’ve lived in actually “shut down” until the next morning.

      If I bought this house I would ask if I could just pay for 5 or 10 years of HOA up front. Wouldn't want to be getting charged $15 every month even if I set up autopay. I live in the SF Bay Area so you can guess how astronomical our HOA fees are.

    I like it. The little room with the fridge downstairs is a morning bar so you can have coffee and drinks without having to go to the kitchen. Not weird at all!

      The property value would be around 5 mil maybe but the house would sell for only 3-4 cuz its cheaply made. It actually might not even sell, it would probably just sit on the market because I personally would not pay 3-4 for that. I'd prolly pay 2.5 max and that would be too low for the seller to go

    All I can think is as much as he calls everything a tight fit, huge walk in closet, showers bigger than my whole bathroom, walk in pantry, and on and on he must live in the Jolly Green Giant's castle with 20 foot doors and 80 foot ceilings and rooms as big as a football stadium.

    To all the people that say they would love to afford this home so why is he being ungrateful or negative... maybe you’re not suitable for his content. He reviews a lot of luxury homes, this house is substandard compared to a lot of other homes he reviews. He’s not trying to sell you the home so his style has nothing to do with his salesman abilities. He’s giving us HIS honest opinion on what he thinks of the build and the finishes, to give us a decent idea of the property. You have to measure your standards against that and not expect everyone to have the same taste as you or affordability as you. Back off... go to a different page that says everything is so perfect and has all amazing standards! You’re doing a great job Chakits!

    Im not into Vegas-style homes generally but thats a steal for an amazing house. However, that realtor is the worst. Him saying shit like "it ONLY has 8 foot ceilings" or "the room measures x by x, NOT THAT BIG OF A BEDROOM". Idiot, ur supposed to be SELLING the house, u make things sound GOOD! Like when u saw the 3 car garage, u say "WOW, look at the size of that garage!" or when noting the HOA fees are only $15 (!!!) a month, hype that shit up!!!

Fox Hill Estate! if you're looking in the Southwest Valley of Las Vegas, you'll know that the homes going up in this boutique upmarket subdivision are some of the most architecturally beautiful all of Greater Las Vegas. And, the dollars-per-square-foot is very competitive... When you call Chakits and he guides your family into one of these three-story modernist artworks, you'll know all your hard work has been worth it. Don't even think about buying anything under $1M in LV without having Mr. K explain the superior value here.

      At least in LA your not far from Beach, mountains, desert.. Lots of options if you want to do something for the day. Las Vegas is close to shit.. Middle of nowhere close to a lake that will be dust in 20 years. Only thing over rated in LA is the people.

    Problem for a LOT of people who like the low cost of this house is the fact that whatever you're now making where you live, you won't get such a well-paying job like you have, if you moved to Vegas. You're cost of living may drop, but your salary will likely drop even more.
    Plus, these "new" homes look great, but live in them a few years, and you'll see that the contractors cut costs every way they could. So, your repair and maintenance costs will start SOON and good luck paying for them.

    I absolutely love this design model. The in-law suite downstairs and the huge double sided living area great for entertaining one side for the kids and other for adults. Only a few changes the two bedrooms upstairs I’d have it setup as a jacknjill bath in the middle of both rooms other than the bedroom that had it own bath. The in law closet I’d make a little bigger and make those electric fireplaces in living a real gas working fireplaces

      BeanT, as an Architect/EEngineer & licensed GC in LA, I do not recommend anymore a bedroom without a bathroom, that’s a-no-no anymore and out of fashion to me.
      Wait a little while at the end of the year or early 1st quarter of 2024, home prices in LV will go downhill. A projection of my realtor friend there.

      You would probably do fine in vegas. i live in houston area too, but i moved here from Northern California, and Houston area is so FLAT. i miss the mountains, living 1.5 hours from San Francisco, and less than 2 hours to South Lake Tahoe and Reno.
      So, "desert" living in Vegas, with no trees, no vegetation, 'flat' everywhere with no mountains, sounds awful to me. BUT some people would love the Vegas environment, so "more power to you".

    I literally visited this property this past Wednesday and have entered into contract for a new build which should be ready around Feb/2021. The house is $583k base price and has decent base options however to get this place fully equipped and upgraded like this model, you're talking a total price around $700k. The HOA is only $20. The additional fees that aren't mentioned are the Lot price which ranges from $5k - $12k (corner/cul-de-sac being most expensive) as well as the exterior look of the home. The exterior has 4 different styles and the style of this house is the contemporary look which is the most expensive at $11k. With all that being said I'm moving from the Bay Area in Northern California where I've owned a few homes. This home is absolutely a steal at this price including all the options compared to anything in NorCal. I have my own company so I can work from basically anywhere which makes this a very easy decision to move. The house is being built in a rising community and has plenty of shopping/stores/schools around. It's about 15 mins from the strip and the property values continue to rise and with the Raiders and talks of the NBA expanding to Vegas at some point, development will continue in the areas further increasing value. Again $700k for someone like me coming from areas where the average home value for 3500+ Sqft is $1.5M, this is an absolute steal and by far scratches "dream home" off my bucket list.

    I also love this home... this is the best one (IMO) I've seen. I think the price is pretty good considering almost 5000 SQ FT. Also, you say its 3.5 baths... its actually 4.5 baths (1 on 1st level, half bath on 2nd level and 3 on 3rd level). I liked the downstair rec room and bedroom... thats a great space (yes, it could have another 1/2 bath down there... but it doesn't). That garage was really nice. and the laundry room too. That kitchen was also quite nice... although I think I'd want a solid wall behind the stove/range in stead of a window and maybe add a pot-filler tap too. That rooftop was pretty nice, I could imagine listening to some tunes, a couple beers and friends...nice. Great showing Chakits!

    The floor plan is a little disjointed, but it seems spacious though. The thing I didn't like was all the commercial activities right outside your door. Busy streets with trucks and traffic going by. A house like that needs a little more seclusion, like Seven Hills or Anthem Highlands.

    You crack me up how honest you are about the homes. If you like them or not... aren't you trying to sell them? I mean I don't care and I think it's awesome, but like how you said you wouldn't put a door on the coffee area or how the ceilings were way too low and it was closterphobic (spelling?) And the tacky ceilings lol. Awesome!

    I genuinely thought this was the old “Real World” house from the Las Vegas season until I saw the roof.
