Pretty house, i just don't like such big houses all crammed together like that along the street. There is not enough space between neighbors. I like neighbors, but i don't want them all up in my space or peeping out the window at me every time i go outside to do something like checking the mail, mowing the lawn, coming home from work or shopping, etc. Your description of the details of the home was pretty good as u went deeper into the home, not so good at the beginning. I like the outside look of the home. The inside is alright. It doesn't WOW me. It's spacious. I'm not a fan of the kitchen. I prefer a much bigger island. Lighter cabinets with maybe quartz countertops, a grander look. A waterfall showerhead in my shower with a big jetted tub would do me good. The 2 laundry rooms were a plus. Enjoyed the video though. Video tours of nice homes are my jam.😊

I'm a first time viewer and I must say I am impressed with your presentation of this beautiful mansion, are other mansions on this street? Also I believe a place like this needs a wall or gate around it it is very close to the street, I don't like the idea of just anyone can walk unto my property not with a estate like this but thats my only issue with it as security and privacy are my biggest concerns security being number one, aside from that this is a beautiful mansion that anyone would definitely love to call home, thank you for this presentation and I will subscribe and would love to see more especially if you have any in Summerlin.

The community is located behind a guard gated entrance completely walked off. Once inside the community you have to go through a second privacy gate to get into the sub-community, very private.

The primary room was a let down though.
I like the style of the architecture but the design needs work.

What is your favorite feature? Mine is the curb appeal, there is something about that front view of that house that makes me smile
Very nice house and very well made video. Lots of great details. The backyard was my favorite and also, when he was in the parlor upstairs and showed the view of the mountains and the park from the window, that looked like a painting hanging on the wall. It fooled me there for a second so nice touch and great view from that window. What is the property tax rate in Las Vegas or what would the taxes be on this house, Thanks.

I built custom houses and this house is the best I have seen for the price Usually a big house like this sells for 2 000 a sq ft

@@JBRE I am 81 and never built a mansion but I built in Silicon Valley Right now I am working with a group trying to get a house started on 5 acres about 5000' The County of Santa Clara has the plans for over a year and we still havn't got the permit The architech says the permit will const 80 000 yes that is right.. The grading is 300 000 and the foundations are as high I built my own house in 1974 in Silicon Valley on 3 acres smaller but better and the permit was 750 Good Luck

Nicely done. I like that they went with the fake grass instead of the Arizona style gravel landscaping. Too bad you couldn't show the office. It would have been interesting to know the distance from the Strip. Not that Vegas is a large city, but still interesting to know. Is it just two levels, or was there a basement?

I was wowed by the $200,000+ 2022-23 Mercedes Benz SL 63 AMG. Besides completing the sprint to 62.2 mph in just over 3 seconds that car’s pretty much THE roadster all the beautiful people are driving right now. (But, I’m a natural car guy so, forgive me.) Beautiful home however the master suite was quite underwhelming. Interesting to see a large, beautiful legit mansion being lived in. The owners or at least one of them it seemed was home.
The only time we could get into the property to video was during an open house, the people that are in the video are open house guests. I too am a car guy and can appreciate a fine machine. Appreciate you watching and sharing your thoughts with us.

You need distressed homeowners for a “crash” or drastic price reduction. 38% of homes in the US are owned free and clear, no mortgage. 23% are

That's a $2.9 million house. For the same price, bay area in California offers a small 4 bedroom house built in the 1960s. LV offers better restaurants and entertainments too.

How do they allow grass with an extreme water shortage in the desert?
We do not see a lot of grass in the newer communities. We have seen lots of other changes, grass removed for desert-scape.
The mansion is nice what are the HOA rules? I hate to have a home like that and can’t enjoy it with friends and family.

Without reading all the CC&Rs…keep the yard maintained, no cars on blocks or RVs parked in front. If you were hosting a party, there is street parking.
$1,412 a month HOA Fee and $3,000 per month in property taxes may not prevent enjoyment but it sure might put a wet blanket on that enjoyment .
1400 a month for HOA FEES that’s crazy I would rather find property myself and then build HOA fees were a 80s and 90s thing 1400 a month would cover my cell phone ,my tv , my internet,my water and garbage , and power unless people have money they don’t care to waste
It is a lot of $$$ for sure. I imagine the people buying and moving into a community such as this one have those numbers figured into their affordability. If financing a purchase those additional expenses are factored into the monthly DTI

No. Attempting to sell via auction to the highest bidder.
Its called housing market crash they cant sell them homes so the prices are coming down by 40 to 50 percent dont worry its gonna bet better next year with even more price drops on housing which is good for the buyer

Back in the day a home >5,000 was considered a mansion, while many may consider 20,000+ a mansion to the average home owner this is.
@@JBRE while it's a somewhat subjective standard 10000 sqft by current industry standard is a mansion. 20000 sqft would be in the subjective class of mega mansion. This is how we view in the California market.

Nice house it's in a gated community how much are the fees for the community in a house this big why doesn't it have a elevator with all those stairs now that would be classy also a shute to send dirty clothes does have all the right amenities to much house with all that grass to keep up to much.
Guard gated community with a second privacy gate for the residence. No elevator 🙃 there is an upstairs and downstairs laundry room. Fees are $1,400 a month includes all amenities. The grass is artificial in the backyard. Appreciate you watching and supporting our channel

Unless you are an outdoorsman or woman, it really of no concern. I’ve lived in LV since 2008 and have only seen one while out mountain biking. I grew up in Az, similar environment. Unless you are in their environment or if you live in a area with lots of open desert.

It is a lot of sqft to manage the temp on. Nice thing about Las Vegas, we have 5-6 months per year you do not need a/c or heat due to the beautiful weather

full view with few trees actually blocking. Im looking for a home with single story neighbors or at least with more privacy.@@JBRE
3 million is a tad too much for this place in this market IMHO. I feel, due to some lack of upgrades, 2.65- 2.7 is where this house would sell.

How is it possible this big house for only 2.900.000???
House was up for a concierge’s auction, which is much different than a distressed Home Owner auctioning off at home. I cannot tell you the exact figure as the sale is not final, but I can tell you the final sale price is much closer to 4m.
To be such a big house that houses are close together don’t like that need some space between them
Fair enough and there are communities where you can get such a house on a larger lot.

Im in 100% agreement. It was a definite let down. After viewing the rest of the home, I was definitely underwhelmed by the master bedroom. I woutd begin there with the refurbishing.
