    What a great tool when you are looking for rural properties. This must save so much driving because you can see unwanted features and not have to physically go there. Thanks for sharing Nate. This will be a very valuable tool for people looking for places to homestead. Have a Blessed evening.

      Absolutely! We learned this after many wasted trips to properties that were not what we thought when we drove 2 hours each way to look at them.

    Very useful info. I would add that not all counties have GIS and they are ALL different both in software and info they share. So some of the GIS info you shared only applies to your example. At least in my experience. Couple other tips is to look at a properties tax info to see if the tax payments have been maintained. You don't want to buy a property and find out the taxes had not be payed for multiple years and as the new owner you are now responsible for. Also look at the properties around the one you are looking at. Are they owned by ONE individual, corporations, developers, the state, or a lot of different individuals. Thanks Nate and Katie.

    Thanks for this very useful information! I've started my seventh year of paying off my mortgage in my first ownership and am pretty happy with it but I wish I had known about this when I was first looking. Now I'll be able to look at my own property a little bit better...

    As a remote sensing professional I have to say nothing is better than going somewhere in person. Especially if you are going to live there forever. So much information is not in any geodatabase

    That's not a creek. It's simply a roadside drainage ditch. It just gives rainwater a place to quickly drain off a road and is often found in rural areas. My aunt and uncle still have a drainage ditch that runs along their street. They have a large metal culvert that connects the drainage ditch from one side of the driveway to the other in order for the rain water to continue to flow. In the winter when their driveway would be slick, it's not fun if your car slides off the culvert into the ditch. When my Dad built our house back in 1948 we had a drainage ditch and culvert. Around 1960, our town dug up that drainage ditch and installed city sewers along with curbs to our street. We had to walk across a 2x12 plank to get to the street for the school bus every day for a while. Nobody would ever consider a drainage ditch to be a creek.

    How long did it take you to learn that? Which would be easiest? I wasn't raised in the computer age.

      Not too long, this type of stuff comes naturally to me. Google Maps is easiest to use, but GIS gives you the most info. Google Earth is fun to use, but not needed unless you need to see the terrain of the property.

    Does gis work in every state? I was trying to bring up Ohio

      Maybe not every state, but most of them. You'll need to find the GIS service for the specific county in OHIO. For example, Clark County Ohio is gis.clarkcountyauditor.org/
