Chuck it I admire you the market is crashing today like crazy. The yield curve has inverted. The prices are higher by 60% since 2017 and you’re still keep moving forward. It’s amazing that’s what makes you a professional. I love Blue Heron but I hate the exterior of this custom home. It looks like a prison and not very inviting. I am not a fan of the stairs being close by upon the entry. The backyard is massive with spectacular views all around.

The price is high to still have to do upgrades. The closest should all be done, bath rooms should all have glass floor to ceiling doors, master on the small side. Over all should have more upgrades thur out the home & backyard should be finished. Paint with stand out color a pop, walls are bear plane. I seen better from you, not ur home u just showing just saying. Nicely done just plan & not sure if was just me but 10ft ceiling seem low in some rooms.

Why are the kitchens usually a disappointment? ASix burner stove eith a fancy name is still a six burner stove. Not enough effort was put into the design of the kitchen. With all the time spent designing a house of that size and price point, that kitchen feels like the bare minimum. I would rather have one less bed/bath.
Instead of a pool... I would make that area an outdoor kitchen/great room. Expand that kitchen closet (lol) into a full butlers pantry.
The sellers wanted it this way, comes down to buyer preference at the time of purchase.
A Jack and Jill bathroom in a 7700 sq. foot home seems sort of silly.
