      The vast majority of suburban taxes goes into water, sewage, electricity, and roads. And property taxes only cover about half of that; the other half is sales taxes and municipal bonds. Now migrants might depress YOUR wages because they'll work harder for cheaper (which to me seems the free market at work), but they sure aren't getting a lot of free stuff.
      The real criminal in this is that urban services at suburban density is expensive, and Americans are increasingly realizing they can't afford it.

Every illegal immigrant that goes through the Border Patrol processing centers is given a free phone with 12 months free, a $1200 debt card (that can be reloaded by the US Govt, free shoes and clothing from NGOs (paid by US govt) , and a free plane ticket or bus ticket anywhere in the US. When they get to their sanctuary cities, they are housed and fed at the expense of the local state and federal govts. All taxpayer funded

I found her on a CNBC interview where she was featured and reached out to her afterwards. She has since provide entry and exit points on the securities I focus on.       I was told I could not put a tent on my own property. They said cops would come to arrest me. I put up a bunch of No Tresspassing signs. Told them cops are on noticed to be illgally tresspassed on my own property. Women in government say. What Ever. Just leave us Americans alone.     Corporations are paying these increases in property taxes and insurance premiums also, that has nothing to do with this story. The bottom line, even though you rent, you are paying property taxes and insurance too. So when you vote to stick it to the man by voting to increase property taxes, you are digging your own grave.

      Are you referring to farmland? Then that’s a totally different subject. For housing, there is no exemptions. WallStreet doesn’t own every single rental property, a lot of small time mom and pop landlords too, lots of minorities as well. No one is exempt from property taxes or insurance. If there was any exemptions, it would be all over the news.

      No homestead exemption for investment properties anywhere that I’m aware of. I’ve never heard of a religious exemption except for a church or a place of worship, and again, farmland is exempt if the conditions are met but that doesn’t have anything to do with housing. Believe me, I run about 30 homes, I don’t get any exemptions or anything. People vote to increase property taxes and think they are immune to those effects. They are not. It’s a business, I need to make enough to cover costs for repairs and other unforeseen expenses. I replaced 9 AC units this summer. At about $7,000 each, that’s $63,000. These homes carry a mortgage which I have as low as 4% and 3%. Roofs are not free either.
      If my taxes could reduce 55%, it would save my tenants about $150 a month. If my insurance would reduce back to the levels they were in 2016, last house I bought, would save my tenant’s another $200 a month each.

    All done by design. Some people in Chicago appealed their taxes and they saw a only very small fraction decrease. Then they
    appealed again for the 2 nd time and no further decrease was given to them. Those property taxes were doubled from a prior year

      I use DIY property tax appeals. If they can't get your taxes decreased they won't charge you until they do and it's only like $150/year.

    It is a money grab by towns and cities. I would guess rents to go up 25 % due to all the other things going up like insurance, utilities, and repairs.

      It's a suburban area, which means city infrastructure is spread out among fewer people. If you want urban city service with suburban density, then it means you gotta pay a lot more. And suburban infrastructure is shockingly expensive; Urban3 estimates it around $6500 per household per year nationwide. That's not as terrible as it sounds, as the difference is met via sales taxes and municipal bonds, but it's still shockingly expensive.
      There's a reason cities, even poor broken down ones, are such economic powerhouses; their tax revenue isn't spent entirely on urban infrastructure services.

    The assessors office only needs to raise property taxes to cover county's budget.
    If the country's budget has not increased 55%, then there's no reason for the property owners property taxes to have to increase 55%.
    The country can't take money from property owners like this for no reason.
    The country needs to control their budget and keep property taxes stable.
    There should be a percentage limit on how much residential property taxes can increase year to year.

      Property taxes are based on the value of the property. Property values have been increasing in most areas of the country and the county/city taxing authorities are reassessing the property values and getting increased property tax income. In some smaller communities they don’t reassess property values annually in order to keep from increasing the burden of property taxes on the property owners, not all of whom can afford the higher taxes.

      As he mentioned, it's certainly not only the property taxes that have gone up. Insurance and any maintenance fees are up substantially as well.

      He still paying the bulk of the property tax. That just extra on top of all the property tax. Taxed on something he already bought years ago too! And it many things that gone up with that. Permits, upkeep, insurance etc.. All thing that have to be paid for. It not Free.

      Assuming they're 2 bedroom apartments averaging $2k/month (plus the extra $100) that would be roughly $100.8k/year those families (combined) are paying compared to his $59.2k. But it's still the government's fault for raising taxes. He used to be taxed 103k. So that means before he charged his tenants the extra $100, he was only paying about 7k in taxes (while rent covered the other 96k). Taxes in this country are getting out of control and it's always the poor and the middle class who suffer.

Tax assessments in Cook/Will Counties are semiannual so 30-35k/6 months against 50k in rents doesn't seem to leave anyone with much breathing room.

    As an Illinois homeowner I think the real story is relentless tax increases. Mine have doubled and risen again in one year. My brother has a condo in Chicago and his property taxes tripled. Its no wonder rents are going up.
    These places have no choice. You put rent controls on these rentals on top of that you will break them and end up with San Francisco, tents and crime everywhere. Just watch.

    This story is missing an important fact. While the value the property went up by 55%, this does not translate into a 55% increase in the property tax paid. The amount paid is what is relevant to this issue.
