    We built in Horry County in the beginning of 2021. We got a 1/2 acre lot for $2,000, base price of our model was $192,000. With upgrades, it cost us $215,000 all in. Today, same model and lot size is up more than $100,000 . Plus our mortgage rate was 3.5%. Thank goodness that we decided to pull the trigger on our retirement home a little early!!

    Any floor plan that has an island sink in the kitchen is no go. No one wants to sit down to a meal with a sink as the centerpiece of the table.

      Hello, Vauclain! Thank you for your comment! You believe this so strongly you put this comment on 2 of my videos! Thanks! The good news -- most floor plans don't use the island as your place to eat. There's a breakfast nook area for a table and some floorplans even provide a space for a formal dining room. I'm not a fan of putting bar stools at my kitchen island - I like that people can stand around for a bit, snack, grab their drink and head to the deck or patio where the view is so much better. At least if I'm at the sink, I can still be part of the chit-chat vs. having my back to them. Good news is - not all islands are home to the sink so we can find you a place where that's not the case!     So far 2 floor plans with 2 floors in a 55 plus community I don’t think so by the time you reach 55 plus you start being concerned about stairs.

      Hi, Ron! Thank you so much for your comment! I agree - those stairs can indeed beat up your knees, right? This builder is known for building a multitude of model homes as most Buyers say they need to "see" the home (vs. looking at a piece of paper with lines). So they also show many potential structural options (like a bonus room or upstairs bedroom). The majority of floorplans in this community start as one story and can certainly stay that way! However, I have found many like having that bit of square footage upstairs but not for themselves! It's actually for their visitors - it allows for some nice separation - you get to keep your routine on the main floor and they get the upstairs to themselves - no tip-toeing or worrying about being in the way!

    I’d love to retire to the North Myrtle Beach area. The Del Webb floor plans are great, but the small lot sizes just don’t translate to privacy. I’m not looking for a large yard, particularly since the HOA does the maintenance, but I just don’t want to be that close to neighbors. I guess I’ll have to keep looking.

    Hope you did your research. Del Webb cheap construction. I know first hand as my best friend lived in 3 different locations. She ended up back in a condo in Boca

      As I tell all my clients, the Builder is only as good as the trades working in that particular community. It is unfair to any builder, large or small to generalize. Thankfully, in the experiences my clients have had thus far locally, they (with the exception of one built during COVID supply chain issues) have been very satisfied. I'm sorry your friend did not have the same.

    Horrible builders, homes are too close to each other and too many regulations. It's just one big show and homes are not worth it.

      Hi, Mandy - do you have experience with this particular builder? And, do you already live in the area? A good rule of thumb - the closer you are to the Beach, the smaller the lot size.       Hi, Albert- thanks for taking time to offer this insight. Most national builders have their "moments," and are only as good as their local labor availability, vendors, supply chain and of course, employees. The busier the market (like we are in the North Myrtle area), the tougher it can be to solve those issues. All the more reason a Buyer needs a real estate agent to keep an eye on the entire process as well as getting a 3rd party inspector.

    You should tell people what the general price range is, rather than just say "call me".

      Thank you for your comment! For most builders in our area, the prices change frequently. For example, should the community get 3 new contracts in a weekend, it is very likely prices will go up the next week. Also, with a builder that offers so many options on to-be-built homes, the choices can make prices vary greatly. I did an update on this community about a month ago. Did you see that video as well? At that time, prices ranged from just under 400,000-800,000. I am always happy to provide more detailed information. Please call me - I really don't mind! 843-321-9646

      Hi, Anthony! That's right. No pricing and that is on purpose. This video is now over a year old and this community has raised its prices 3x since I posted this. I can tell you this community is selling VERY quickly. Right now (Oct. 2023), the lowest you could get in community is about $450-460k.
