    We just got back from a house hunting trip to Florida and are so discouraged. Housing prices are high, cost of living is high and every community we looked at had the CDD and HOA fees. That's just crazy, but at least now we know. South Carolina will be our next stop! Loved this last house you showed!

      Be sure to get some quotes on home insurance though. It isn't as bad as Florida or California (because what is), but trying to get home insurance on South Carolina coast will still be expensive since insurers are pulling back from insuring coastal high risk areas. That said, with a new home (and therefore a new roof) you should definitely be insurable. I would ask if they have a "double strapped roof" and impact resistant windows too, since those tend to do better in hurricanes. Not to mention if they are being cheap about safety there are probably plenty of other hidden problems.

      Florida is not the place to buy a home, the homeowners insurance is a devastating mess all over the state. Everyone's home owners have tripled in cost in 3 yrs. AND if you actually have to use it for weather , hurricanes etc. the Insurance will actually drop you. And it will be nearly impossible to get more insurance without paying a ridiculous amount. Thank you Gov. Desantis it's a real mess for people trying to get an apartment or a home. Thank God I'm a Veteran who had no issues purchasing, but the homeowners insurance is devastating people here. Don't move here, it's not all peaches and cream, don't even mention the traffic.

      These same homes were around $140K 3 years ago. The housing prices are insane.

    Not bad for first time home buyers. It’s still steeper in price than what most poor working families can afford, but definitely better than nothing. This is a nice starter or forever home. Thanks for sharing.

    Hello Jerry. Where in SC is this? I am concerned about hurricanes but also really like the idea of being close to the ocean. Another concern is safety since we will be retirees soon.

    My wife and I always want to live close to a shore point as we retire and Justin a member of Jerry's team made that dream come true .We just settled on a home at that $300,000 price range in Little River SC we are 15 min to 2 beaches. After looking up and down the east coast we found you can't beat the great prices and benefits of South Carolina

    Nicely done. Compared to other coastal areas in SC, a lotta bang for your buck. Sure, the houses are kind of cookie cutter and builder grade, but over time you can really make some smart upgrades to add character.

    Narrow hallways and narrow doors can make it difficult if a senior needs a wheelchair. HOAs can get out of control. Thank you for your very informative videos. Blessings!

    The affordability in your area is a great attraction. We started looking in Florida in 2014 pre retirement and have watched every area of interest become priced well beyond our means. Myrtle Beach may be the answer for us!

      Myrtle Beach is just impossible in the summer due to tourist traffic. Consider a little further south. I have relatives in Murrels Inlet and even further south in Georgetown. I live in Charlotte NC and enjoy visting those places much better.

      Myrtle beach has gone up astronomically. I bought a Condo in Barefoot in 2010 for around $100K. Price stayed the same until 2020 when it went to almost $300K and is now around $275K. I would never buy today. I’ll go buy in Tuscany for these prices.

    The laminate flooring shows that house is made with cheap materials! Real wood would look so much better. I prefer a solid front entrance door. The shower should have a glass enclosure. Overall, the house looks cheap and for that price and I would not buy. I would look for an older home that shows better craftsmanship.

      It would be perfect for us.Laminated floors included . We are well retired with grown grandchildren. The inexpensive materials would last forever because it would not be abused. High grade......been there, done that.

    It’s sad the way houses are today. Thank goodness I live in an older house with a living room, family room, DINING ROOM and where the master bedroom has a BATH TUB and a nice size back pouch. Most of these houses remind me of my old studio apartment 😩

      Agreed! Although the homes are new there are no interesting architectural details. My home has built in corner cabinet in the dining room, built in book cases, a 3 season porch, pocket doors and many other extras and a 3/4 acre lot with lots of mature trees

      They look like boxes. Homes like these sold for $169K just a few years ago. And, the lvp in weathered gray fake wood grain is so dated.

    All 3 of these houses are great. Looking for 3 bdrms, 2 full bathrms where the master bathrm has stand up shower (not tub). 2 car garage would be great. Wife likes to plant flowers & vegs. My hobby is woodworking so I'd like to be able to add a shed in the backyard to use as my workshop. We occasionally bbq. I mention this because there may be areas that won't allow that. Interested in Conway area probably in the next 6 months.

    Nice video. Funny to see this from Europe. Nice looking homes! The first one is somewhat basic, the second one is a lot better, and especially the location of the third one is great. Some things are weird to me. Light switches look like those that were in my grandma's home from the 1920s and in the third house the front door leads right into the living room. There should be a small room in between to hang (wet) clothing

    We are looking around for retirement under 300k. We need a one level. This won’t happen for at least a couple years but we are looking to see where we want to live. We live in Montana at this time. But the cold is getting to both of us the older we get.

    Interested in small homes/cottages with generous covered porches. Independent. No HOA. Although I’m headed to somewhere near Raleigh NC like maybe Wake Forest or surrounding semi rural areas. I have no need for 3 bedrooms and 2 baths. Too big for me. Finished garage is a very nice feature tho.

    You can't get a new build like that in the state of Maryland. We live in an older townhouse community in Baltimore County, MD. Our community is all brick too, no HOA. But this video has me thinking about a move. Great video.

    For new builds in Myrtle Beach, do developers let you choose the flooring? I don't like the gray/washed flooring that is in practically every new build.

    We are in Wilmington we are retired and looking to downsize. We currently live in a 5-bedroom 4'25 bath with whole house generator and many other amenities. My husband is in a wheelchair and needs a ramp so an HOA might not work for us .We will be paying cash our home here is 875.000.

    These are amazing looking homes and at a great price. Are there any affordable homes like Are any homes like these in Charleston SC? Homes that look a nice as these over there are super expensive. Also any homes like these that aren’t in an HOA neighborhood. I’ve had experienced horrible HOA’s and rather not deal with them again any homes that aren’t in a HOA.

    Hello Jerry: Viewing from England, UK - you get rather more for your money in SC than than £240,000 UK pounds (today's $/£ conversion of $300k) would buy here. The homes you show here are c twice the size of the tiny new-builds in England for the same money.
    These are attractive houses. For me, though, the lack of a second reception room (or living space) means lack of privacy: nowhere other than bedrooms for privacy due to the 'open-plan' design. I appreciate, though, that these are not necessarily homes for families (despite their being 3-bed), such that for two adults private space may be less necessary. One large living space for a family of four would drive me mad...
    We call single-floor homes bungalows; they attract a price premium over two- or three-floor houses due to the relatively high cost of land in UK, such that it's cheaper to build up than out. I reckon the average cost of a new-build bungalow of the size you show in England would be c $450-500,000 (and with much smaller gardens).
    I see that: typical home price in South Carolina is: $274,000 (82% of typical U.S. price); median household income as a percentage of home value: 22%; and South Carolina is slightly below the national typical home price and median household income, resulting in an average income-to-home-value ratio.
    The typical home value in Vermont is closest to the typical U.S. home price of $332,000.
    I've been reading that US rents in many states have increased hugely, causing widespread crisis. Rents in UK have increased at a slightly higher rate than usual in the last couple of years - but nothing remotely like the 30-50% I see reported by US media, which is shocking.

    Are all the backyards open, no fences? Are privacy fences allowed? Is that paid for by the homeowner? Also, what are the sizes of the lots? Smaller homes on smaller lots or are all lots about the same, like 7500 square feet. Thanks.

      Thanks for watching and commenting. Each lot has a differnt backyard since each lot has a different size and shape, but these range from a quarter acre to three-quarter acre lots. Yes many homeowners in the community have put up 6 foot privacy fences. You can make improvements to your home ant a homeowners expense. Some lots are backed up to woods, and some are just grass.       @@citygirl2808 My cousin lives in Beaufort. Things I will let you know what you won't see online about Beaufort: 1) No-see-ums are pesky little insects that breed in wet sand and low country. No-see-ums can get right in your face and definitely be a nuisance, but some species actually bite, injecting saliva that can cause irritation, pain, and itchiness along with annoying red bumps. For some, these bites are merely annoyances but for others, they can cause painful long-lasting lesions. 2) Do your research well and be sure you are not located Anywhere even close to any of the flood zones. It's called the low country for a reason. Even areas not in flood zones do get wet! 3) Home prices tend to be much higher than in the Myrtle Beach SC area for the best locations... Just remember if it's located down there in the low country, and it's a low price, there is a reason. Good Luck with your search!

    Like blonde floors that have no clear stripe pattern. So over grey anyway. Like a warm white that has drops of yellow in the mix. I would only accept real wood cabinets so that scratches or even torn out drawer bottoms or hinges can be repaired. Want to see more closets, especially one for large duvets etc. And, built in book shelves with wider closed cupboards beneath for games, bankers boxes, hobby stuff in larger bins, pet supplies & beds that can be hidden or left open. Built in window seat would be nice for children to snuggle up for a nap where parents are doing other things like meal prep.

      Well, it’s not a natural gas community. Most communities that are more rural do not have natural gas access. But if you wanted to, you could always install a propane tank for your personal use a gas stove and some people do just that. Thanks for taking the time to watch and to comment.

    Where are the much needed rain gutters to take the water away from the foundation of the home? These are homes with potential water damage issues via inevitable cracks in the foundation or even just the porousness of the cement. Serious building flaw.

    I don’t understand. People are supposed to pay $ 275-$300,000 on a house to be told by an HOA what they are allowed to do on their own property. These homes look like prefab homes to me. Where is the unique architecture for homes? Nice presentation. I will call your office when I’m ready to buy down there.
