      Thank you it really is such a change and a difference. And thank you I am loving renovating, we have run out of money for the big projects so it's back to saving, but I have our bedroom and our outside office to get cracking on. It helps that I really love doing it, it's one of my biggest passions. x

    Love the conservatory now looks so good love the colours and it is so nice that is part of the house we have had a conservatory now for 3 years we didn’t have one before we live in a small flat and we had no dining room before so now we do I agree about the hot cold we have a radiator in there but it was getting too hot in summer so we got blinds last year and it is so much better

    What Big difference you have made it look stunning. The old conservatory was white plastic old fashioned cheap and naff, when it rains on that perspect roofing it must have been so noisy before you put on a proper roof and changed the shape of it.
    I wouldn’t call it a conservatory now it is a sun lounge. A conservatory has the rubbish roof. A sun lounge with a proper roof adds much life value to a home and it also sounds posher as well. I just love before and after house renovations. This video is just so up my street. It’s like my passion. My husband is a builder and is currently doing up houses just now. The house he is doing up had no central heating and really hadn’t been touched since like 1940 it’s like stepping back in time. Kitchen ripped out bathrooms ripped out rewire insulate central heating the works. walls have been taken down to make a kitchen dinner. I say what kitchen to put in and bathroom and colours and carpets/tiles and wooden floors.
    Can you recommend any other Utube channel that does renovations?

      Thanks Suzanne yes so grateful for our home, we have worked very hard for it and had some tough times financially over the years so as cheesy as it sounds I am grateful every time I turn the key in the door. I never expected to have a house like this. x

    Lovely. But I have to admit, I kind of prefer it before..purely because I would use it as a plant room and quite liked the hexagonal shape of it. (Although you did say the temperature in there was unbearable, so it makes sense to change it) You've done a brilliant job. Great family room.

    Loved the video. Really great to see the transformation step by step. We also bought a forever home/renovation project and a similar modern extension is on our wish list. Tackling the replacement of original 1930's sash widows first though. Keep the interiors and home videos coming you definitely have a knack of it.

    Hi Katie, may I say your conservatory looks excellent. We are thinking about building extension but it’s quite pricey and estate agent suggested with excising value of our house building extension would be exceeding value of the house but he suggested building instead a conservatory as it would only add the price of building it to the price of the house rather then a loss. You done a great job and hope you will enjoy it for many years to come.

    Absolutely love it, Katie. It’s so deceiving seeing an extension midway and imagining it finished. It looks so much bigger when finished, with the open plan, white walls and lots of natural light flooding in. You make me want to do our home up so much, because I love your style. I have so many Pinterest boards, haha. What colour is your Karndean flooring? We can’t make any structural changes to our house, as it’s rented, but we can decorate and change flooring.     We are also renovating but we ha e a victorian terraced house. Just done the loft conversion which was a huge project but do worth it. A lot of our friends couldn't see past the dilapidated house but as time has gone on and they see the transformation they now understand why we bought it!

    No question , a wonderful space....so much so that we are hoping for one identical....what I'm puzzled by is that to be a conservatory it must be at least 70% glass and if not then it is an extension which comes with building regs and this one also has no partition doors which means it must have somehow met building regs...so it either it was built w/o being signed off or I'm missing something. We'll be going through this process shortly ....also looking at the brickwork for the question that has yet to be answered it looks to be 3.5x3.5...I bet this is the latest comment ever!

      It was built as a conservatory by a conservatory company and didn’t need building regs. It was built on the foundations of an existing conservatory :)

    Not to be a wise arse, but it was a conservatory before and since you removed the home doors it now becomes an extension that needs to be adhering to building regulations, lack of planning permission might be a possible issue when you come to sell. I was told by the planning office, i don't need permission as long as it keeps the existing French doors in place, once you remove them it becomes an extension which would require planning permission. They might be wrong, just giving you the heads up in case they're right.

      Hi! We put a similar extension on our last home and were told to keep the existing doors (random but to keep them for the reasons you said above) and that it was absolutely fine and didn't require planning, but that we could be subject to extra issues when it came to selling and it might make the sale take longer. There was none whatsoever, it didn't even get flagged up and wasn't mentioned from our buyers surveyors. Our house sale went through incredibly quickly.
      Therefore we have done the same with this one. We kept the existing doors in the garage, but I don't imagine that we will have any problems if we ever come to sell. Not that we are planning to anyway :)

      @@katie_ellison Yeah, it's not the end of the world if it was to flag up... Probably only would if the surveyor was picky. Or clueless about building regs haha but in any scenario... Life is short, living in the now is better than worrying about something that might never happen ey. :) All the best to you Katie

      Some confusion going on here. Planning permission states what can be built; i.e. the design, while building regulations informs how it is to be built; i.e. the specification. Without knowing size detail and property type can't comment on need for planning permission, but as 'Craig' has stated, having no fixed separation from the house then this structure DEFINITELY requires building regulations approval.

    Thank you so much for doing this Katie!! I didn’t realise the room had started as a conservatory (it was nearly done when I found you!). We have a conservatory and have exactly the same problem in that it’s too cold in the winter and too hot in the summer. We even put underfloor heating in and changed the roof to glass but it still doesn’t work 😞
    I was looking to knock it down and build and proper extension (it’s out of budget tho) but am wondering if this would be a more cost effective option. I assume you didn’t have to dig deeper foundations? And therefore saved cost? Do u mind me asking how much it cost you? No problem if you would rather not say 😃. Thanks - it really looks beautiful!!

      Hi thanks for your lovely comment. Yes we didn't have to dig down further so we used our existing foundations, we also had some of the old remaining brick work too. I think it hugely depends on who you use and of course what area you are in so I wouldn't want to quote something that's completely different for you. We also found using a conservatory company way way cheaper than using a builder who classed it as an extension x

    Can I ask how this is still classed as a conservatory as there is so little glass in the roof? Also, did you have to put in new corner foundations to square off the room? Thanks

    I am very sorry being curious, but what should be budget on just the conservatory without interior? Roof, wall, frame, glass doors. Thank you for reply. You did amazing job, your house looks sooo stylish and kinda luxurious, if you know what I mean, but at the same time very very cosy and kids friendly. Looking forward to your new kitcheeeen 😍😍😍

    We want to do this to our conservatory but have no money and no idea of the cost. If we had an idea of cost we could start saving but is getting someone out to quote you on something that you know you can’t afford right now weird? Would it be better to save something first? But then I have no idea what to save! I’m only 20 we bought our first house in June. X

      So exciting about buying your home, congratulations. And not at all, we've had a quote on things we can't afford before, like a garage conversion and a stair case. There's no way we can afford them now but it's good to know for the future so we can start saving x

    Looks like a big improvement over the old conservatory. Thinking of having a single story extension/conservatory off of my own kitchen which also has existing patio doors. What type of roof did you have (sorry if you already said and I missed it)? Was it a lightweight Guardian or Superlite roof or just a solid roof? Are you able to use the conservatory in the Winter at night when it's very cold out or does it get too cold? Do you feel that it makes the kitchen colder at night due to heat loss from the conservatory or not? Thanks

    Do you feel over looked? Do you have any plans with the garden to help that a bit? Would be interesting to see as we have neighbours overlooking our garden and despite no problems id love to make it a bit more private and get some ideas

      Emma we are hopefully going to get our garden landscaped this year and I want to get trees planted to help block out the neighbours a little bit. But in all honesty it hugely doesn't bother me, our neighbours never ever seem to be in the back of their house cause I think their kitchen and living room and bedroom must be at the front x

    Building Regulations are a set of standards that govern the construction industry in relation to the health and safety of a building and its users. They define how a structure must be built in terms of its thermal efficiency and environmental impact.
    If you want to add a conservatory to your home, you may require Building Regulations.
    A conservatory IS EXEMPT from building regulations when..
    The floor area of that extension does not exceed 30m2, provided that in the case of a conservatory or porch which is wholly or partly glazed.
    It has an independent heating system - not attached to central heating.
    Built only at ground level.
    A thermal barrier to separate dwelling and conservatory (for example a window/door).
    Building Regulations for open-plan conservatories
    The Building Regulations for an open-plan conservatory are different.
    Removing any exterior doors or walls between your house and conservatory WILL require building regulations approval.
    To gain this, you must prove that any new structural opening does not result in your conservatory (or the rest of the house) being less energy efficient.
    In circumstances where an application is necessary, you will be required to submit full structural, working drawings and heat-loss calculations to building control.

    Heavenly ... we would love to do an extension project like this. Can I just ask how you maintain and clean the Karndean flooring. Do you have to use specialist cleaning materials and how does it wear? Is it also suitable for kitchens and bathrooms? So enjoying following your home improvements, keep it coming!!! x

      Helen Reid thank you. And the Karndean is brilliant really low maintenance. We had it in our last house and we didn't have to do a thing to it, this one is a bit lighter and shows more smudges so we have to clean it more often but we just use regular cleaning stuff, it does have its own cleaning stuff too though. My mum has Karndean in her kitchen and once a year or so a guy comes in and refreshes it, it costs less than £100 and makes it look like new. We didn't bother with that in our last house and it still looked amazing but I think we will with this one. And yes you can use it in kitchens and bathrooms x
