Agreed. Real estate, banking, taxation, economic law, important protection laws, household management, cooking, security, fraud prevention- basically all things that help in adulting should be taught in school. But these are the things that you learn from your elders at the dining table or while accompanying them during their errands. Shameful. And then the system expects us to change and we expect the system to be changed.

It’s good to be aware. But this doesn’t happen in most other countries because construction governance and legislation is so strict. That’s lacking in India. The Government needs to step in quickly to legislate, set up checks and mete out punishment efficiently. Otherwise this will continue to happen; people need and not just want to buy houses so awareness just doesn’t cut it. My heart goes out to them.

I have a family business of real estate. We have worked from the times when Delhi had farm lands. One shift in the recent times we have observed is that buyers are not at all worried about the build quality of flats. All they see is False Ceiling, Lightning and surroundings.
People pay Crores and crores of rupees and not even once they ask that how deep is the foundation. Buyers care about looks only and not strength, and hence builders spend least on structure and foundation because no one cares.
One should be a smart buyer, ask neighbours about how the building was made. Some questions that might help people knowing about the building.
    > When was the structure started (make sure that none of the lenter was done in rainy season)
    > How deep are the foundation? On an average, they should be atleast 8ft incase of 1 side open building, 12 ft in case of 2 side open and so on
    > Any accidents that happen during construction?
    > How many columns are present? By the standard market rule, see if it has atleast 1 column every 10 ft space.

I think that should come by default, if customers aren't asking does that mean you'll not invest to keep the structure strong enough? All buyers won't have that knowledge, but builders are the ones who are in this field and safety and foundation should be strong enough, that is the basic requirement!!! Definitely they are to be blamed!

Please consult reputed Architect/Engineer before you buy any property. Its not as simple that foundations depths are decided on one side/ two side open spaces. I can't elaborate much here. Depending on height of bldg, layout of columns etc the loads on the columns are calculated and than only the type or depth of foundation is decided.

And the responsibilities loaded on him is of 2 towers consisting of minimum 30 flats. How can we expect an under paid single person can take care of technical safety. Nothing, especially the compensation cannot bring back the two who lost their lives, help those who lost their loved ones, make up for the trauma others in the building have endured. Greed is behind all the ills. Construction companies will make profits, bribe those who audit, auditors will make money by writing false reports.everyone is engaging in underhanded deals for temporary benefit.

This is so not safe for family person. These houses are hell costly and society maintenance are approx 6 to 8k monthly but still if you would have to face this then nobody would've to stay in these high rise societies.

There is a proper SOP of Building construction under HUDA / Municipalities. An inspector inspects on completion of every floor, then gives further permission after quality check. Most of construction in Gurugram is unregulated. Builders bribe officials for speedy work. Most of our cities are haphazardly designed n constructed. Wait for rains in monsoon. We change Government every five years. But Systems from top to Grass roots are same, old n corrupt.

Places like Faridabad still have house within 1-2 crores range and you got land in case the area becomes commerical you could discard the house and build comercial complex.

Though I feel bad about this, there are so many such cases throughout India where the middle and low income families have lost their hard earned money to the greed of the builders... I get your point very well, it's so unfortunate that these incidents happen so often and we see them once in a blue moon, so people sympathise and move on with their lives. Me and my family have recently signed the papers for an apartment, it's affordable housing, the builder is well known but this just left me shattered, for the people who suffered and now live in fear constantly, and for us. Even though we are seeing this because these are upper class people, i hope there's justice for everyone now and the government checks the building quality of especially residential buildings, old people live in high rise buildings too, in old apartments and we can never predict what's gonna happen. Constant fear is what we are living with now.

"No hope for anyone in a country of place where corruption is at highest level, where money valued more over the lives, where the connections are linked to big people, where democracy is only to study in books"
Everywhere it's same problem, from a village to small towns to cities to metros. Goons and powerful people rule the society and run show.
    My deep condolences.
I still feel there is a hope as there are many incidents where people got justice. The government should come in front and safeguard the people.
