    I am an American thinking about moving to Brazil my wife is Brazilian and we have a 10 year old daughter. I own a property in Goias. Could you do a video about the private school system in Brazil and how the education compares to countries like the US and Europe. Also could you do some videos of your area I have watched other TH-cam channels in Santa Catarina any the area looks very clean and nice overall

      As escolas privadas no Brasil sao infinitamente supeilriores as escolas americanas. Falo com muita precisão pq moro atualmente nos EUA e o nivel de ignorância é assustador que não sabem o minimo de geografia e matemática

    Thank you for the video. I've been looking into the possibility of purchasing as an investment in more central Brazil. I've found some towns where you can find old properties at extremely low costs but with incredible appreciation potential. The real issue is making sure the urbanistic documentation of these properties aren't too out of place.. Having worked at an estate agents for 2 years I know full well what these problems consist of.. What I've discovered is that lots of properties have planning permissions but aren't declared for tax purposes.

      Yes there are lots of opportunities investing in properties in Brazil but you are right that you need to be careful that the properties have been fully registered with the local government. Sometimes it is worth getting a lawyer to help with the process of checking.

      Yeah, if not a lawyer, a qualified broker. Don't know which would be more efficient / cost effective. Here in Italy agencies have plenty of access to government archives and are generally pretty good at ascertaining whether houses are in good conditions in terms of documents and what not. But looking at the areas where I'd consider investing in, I'd not be too sure, especially since there aren't any local brokers.. Thankfully enough I will have good people to network with and will take into consideration their advice.

    Humidity issues besides discomfort, is mold growth. Which can be a major issue.

      Yes mold is a big problem here in the south of Brazil because of the humidty.

    I'd caution about one thing.... Unless you plan to stay a long time be careful because brazil's currency is weakening. Even if property values increase you may well lose when you come to sell due to currency weakness

      Agreed... although that's a bonus if you're a foreigner coming in to buy. I've been on both sides of this equation and actually benefitted more when I sold at a higher exchange rate. But as you said, I'm here long term.

      Yes you can. All foreigners can buy property in Brazil whether they have legal residency or not.

      @@funmilolaawe8839 Not impossible, but also not the easiest either. If you don't have a solid credit history or collateral to back up the mortgage, it'll be tough to get approved, or they'll hit you with a ridiculous rate. Maybe consider. financing via the property owner, if they are open to that arrangement. This is not financial advice by the way, just for information purposes 🙂

    I'm wondering about your take on Brazil's investment visa program. Spend 700k reais in the north and northeast and 1m in other regions to purchase real estate for residency.

      Its a great option but it can be a bit bureaucratic so probably best to involve an immigration lawyer

    I am an American married to a dual citizen Brazilian and we would like to buy a property for her mother to live in. I am overwhelmed with the whole process and questions such as, do we buy the property through my Brazilian wife? How to we transfer money and should we do it to her account in Brazil? What are the tax filing requirements in Brazil? I’m overwhelmed a bit…

      Hi, a foreigner can buy a property in Brazil so both you and your wife can purchase a property together. The only restriction that exists is on foreigners buying farmland in Brazil. The seller will probably want payment in Brazilian Reais which means you will need to convert and transfer money to your and your wife's brazilian bank account. I use the company wise.com to convert and transfer money from overseas to my brazilian bank account but there are many others. As long as you have a tax id (CPF) you should be able to open a bank account in Brazil or you can change your wife's bank account to a joint account. You will probably need to do the annual tax filing if you transfer money into Brazil. This is called the IRPF and needs to be submitted in May each year. I got an accountant to do this filing for me for the first two years as it can be a bit complicated at the beginning. Hope this helps

      Also don't forget to file the annual property tax (IPTU if living in an urban area and ITR if the house is built in a rural/farmland area).

    Hi Can you tell me when buying a property in Brasil under resolution 36 to gain RNM , if sending the money from the UK using WISE via Banco de Rendomento will be accepted by the Ministério da Justiça under the visa application for investor in property in Brasil? thanks for any info

      I am not 100% sure if transferring money using wise will be accepted by the Ministério da Justiça. Many people use them, including me, so it would seem strange if the MJ does not accept this. Are you doing the whole visa application by yourself or using an immigration lawyer?

      They should as the Banco do Brasil Central just recently granted them a license to operate as a financial institution.

      Financing depends on your income and job. It is difficult if you don't have a job in Brazil.

      Keep in mind that the central bank rate is 13,25% in Brazil, one of the highest in the world. Financing property purchase you will get around 15% rates.

      Very difficult to get finance as a foreigner through banks if you don’t have much credit history in Brazil. You can enter into the payment plan of developers, I know one where you can pay a deposit and the rest of in 100 monthly installments. Get in touch if you would like to know more.

    So as a forgein you can buy and live in brazil with no problems? I thought its possible to buy a property only for investment as a forgein... thanks a lot for the video😊😊

      Hi, foreigners can buy a property in Brazil, there are some specific rules about buying land and farms but a house or apartment is allowed. Obviously if you want to live in Brazil you need a permanent visa as well.

      Recently I knew of a couple who came to Brazil, bought a flat in a mid-sized town for R$ 1,000,000 and are negotiating to buy a farm.

    Residential laws are about to change, there are some political projects of laws to allow only borned citizens, naturalized citizens and permanent residents to buy a property to not inflate the real estate market prices, something similar is happening in some parts of the northeast.

      Yes a dehumidifier helps but you really need one of those big dehumidifier systems for the whole house which is not common in Brazil

    Out of curiosity, how are you acquiring financing in Brazil for these properties? Or are you personally paying everything in cash? Or are you doing the mortgage (which you mentioned might be challenging for foreigners)

      If you buy an apartment which is being constructed then you can get a loan from the construction company and pay this off over a number of years. A foreigner living in Brazil can do this without a problem. Getting a mortgage with a bank is a lot more difficult.

      Hej, a 50m2 apartment in Floripa can cost between US$50k to US$300k, it all depends on the location. If it is near the city centre or near a nice beach it will be more expensive. Some good websites for properties are imovelweb, viva real and zapmoveis. Yes if you live in brazil, you will become resident there and pay tax in Brazil on your shares dealings.

    Bitcoin: in Brazil Bitcoin is accepted as payment for property. Any knowledge or experience with BTC for buying property?

      I own BTC and other criptos but using them to pay for things in Brazil is very limited at the moment. Never heard of anyone using cripto to buy property in Brazil unfortunately.

      Yes definitely need to have home insurance. It's not that expensive in Brazil. I pay about $200 annually for my home.

    What about for someone with disabilities and receive income of Social Security Benefits becuz I have some disabilities and receive my income from social security in United States and I'm NOT allowed to work physically. So what do you recommend or what advices do you give me???

I have a developer who wants to get investors from the US or other countries in general, for his ventures around Fpolis and the South region of Brazil. Would you have any suggestions or info from your experiences about how to attract investors specifically interested in Brazil? Appreciated!
