  • Despite its many high-end upgrades, Jack and Amy’s sprawling suburban home has been on the market for over a month without an offer. Sofie is impressed by the home’s spacious interiors and fabulous kitchen, but says its empty rooms, indoor patio furniture, and over-the-top paint colors are devaluing the house and alienating potential buyers.
    In order to give it wider appeal and the luxury feel it lacks, Sofie comes up with a $4,500 plan. With more house than they need and concerned prices are about to drop, the couple agrees to do whatever it takes to sell the property. And as Anthony and the team improve the home’s curb appeal, neutralize the wall colors, and update the fixtures and furniture, Sofie teaches Jack and Amy the importance of giving every room a clear function.

    That house is so busy in color that I feel like I've fell into a kid's toy box. Also after viewing so many so close together I now recall why I left for the country nearly 20 years ago and haven't wanted to go back. Love my fresh air! Wide open spaces and no one looking into my windows when I pull back a curtain when they pull back a curtain also.

      I like it better than the boring lack of personality beige and white that they do on everything. Colors needed toned down with some accent colors to blend it better.

    The house has so much going for it. I love some of their colours. I find it difficult that people don’t buy because of a bit of paint. Have to admit if you’re paying top dollar I suppose you just want to move without working on the house.

    My in-laws bought their house for about half the market price because it was painted weird and had ugly shag rug covering hardwood!

    You can tell this is an older show because they actually use light beige, which IMHO is a beautiful color. The HGTV set went full gray on everything which permeated to local markets. An 8 foot ceiling older ranch home should not have darker gray walls, even light grey can look dreary

      I bought a house last year and considered painting it all light grey, then decided on beige to make it feel warmer. I have since visited a house that was all grey inside and it felt dreary. I came home relieved I hadn't painted mine that colour.

      I think grey is the worst color choice for a inside neutral color. All homes for sale have grey in them now. I am ready for beige tones to come back as the popular neutral color.

      I believe that's only for show. I saw another episode where 5 members of the family were all painting 1 small patch of wall. The kid kept looking back at the camera like "can I stop now?"

    I do not care for this floor plan (however, I did like the tangerine room) but the house looked cleaner after the makeover. I especially liked the doors Anthony installed. He seems like a nice guy, doesn't he.

    Nearly a $600K house and the refrigerator door opens from the wrong side?!?!?! Am I the only one that HATES when the fridge opens against a wall and away from the countertop? It's surprising how often you see that!

      @@Jane5720 I like the idea of reversing the swing, however, the fridge door will hit the wall preventing it from opening fully. I don't know how bad the restriction would be. Edit: My concern is because this fridge appears to have little to no clearance between it and the side wall; many fridge designs require a couple of inches on the hinge side. I am not saying it isn't worth trying, just that the hinges may be that way for a reason (e.g. bought too large of a fridge).

      Agree. They could have set up the sofa and love seat a bit differently in the "sitting" area and didn't need that wall, it just cuts up the space. I also wish they would have painted out that ugly brownish color in the hallway and stairway, but I suppose that would have cost quite a bit more to do that. It's not exactly what I would consider a "neutral" color, though.

    I don't like the wall that divides the sitting area from the other rooms. What's the point of it? I would have preferred wall paint colors that were a lighter neutral color. Some of the rooms seemed dark. Still an improvement from all the colors the couple had there.

      Probably a load bearing wall. Can't remove it unless you're willing to spend a lot of money to reinforce it.

      I hated that room with the cut outs in the wall, would never buy a house with that! The paint looked much better though.

      @@emusaurus Yes and the crazy colors made it worse! Everyone knows that neutral colors make a house easier to sell. Those crazy colors will take multiple coats of paint to cover! Buyers like to see that they could easily paint over the color if they want to change it.

    if you know the color you are going to paint when having to prime over a bold color, have your primer tinted the same color as your wall paint. it wont be the exact color but it will make painting over the bold color easier............

    Why are buyers caring about furniture, decor and wall colours when buying a house?? Shouldn't they rather be concerned about the structure of the house, the neighborhood, the utility costs ect.?? The former owners will take the furniture with them and wall colours, floors, even the kitchen, bathrooms and oftentimes inner walls can be adjusted to ones liking.
    And seriously, people are concerned if their house doesn't sell within a month???

      A lot of the early programs were filmed when the real estate market was super-hot and homes would sell in a few days. The market stayed hotter for awhile in Canada than here in the states after we had the real estate bubble pop in 2007 and then the financial institutions started to crash and burn in 2008 - on top of the Great Recession that developed beginning in December 2007 when it became "official."

      Most people lack vision and imagination and can’t imagine living in an environment like the one shown. Some of us can easily see beyond that, and even some dirt, grime, etc.

      Wall color matters because for the price that was being asked, a buyer would not want have to come in and have to repaint every room in the house. It is very difficult to paint over those dark, rich colors. Every wall would essentially need to be painted three times to cover it properly: one coat of a primer and two coats of the final color. That is a lot of work to pay top dollar for.

      You should watch the old U.S. series "Sell This House" - and you'll see just how clueless people are when they put dirty, cluttered, dark and falling apart houses on the market for sale and then are insulted and surprised when people can't see the forest for the trees! If you have access to a provider of A&E you can still find the shows. I have watched it on Sling TV (a subscription streaming service), and you can stream A&E from other services including cable too (I think - I haven't had cable since 1986 so I don't know what's offered these days).

      True but drab sells. It allows the buyer to imagine their own tastes. Buyers are willing to paint drab walls but are leery of painting garish or bright walls. 5 years at a real estate office has taught me the more neutral the better the chance it will sell quickly.

    Are the realtors blunt with their sellers? I think part of it is the realtors fault. All these colors are a nightmare.

    I would much prefer that the wall in the living & dinning room space NOT be there. Seems awkward to have to walk down the hall space to get to the entrance to that area & then walk past table & chairs to get to sitting area. I am NOT a fan of the wall paint colors that seem to be trendy these days. The home showed very nicely.

      Might be a load bearing wall. You can't rip those out completely unless you're willing to spend a lot of money to reinforce the beams.

    While the original colors were quite garish I'm not a fan of the new dining room/living room blah, brown look. At least use some accent color besides those horrible wall prints. Brown walls, brown couches, brown table & chairs, brown floor, brown drapes..Oy.

    I love it. The main thing I liked was the diagonal walls. The main thing I would change is that early American styled staircase. I would get the new modern stairs with plexiglass around instead of the wood. I would have to get rid of the red walls. Most of the other colors were great!! If I were into a lot of woodwork I would add crown moldings.

    I actually preferred the house before the makeover. It was fun and colorful before. It looked too sterile afterwards. I agree on the choice of furniture, though.

    Considering how desperate the owners were after just a month, you probably could have shot that house at several tens of thousands less than the market price, probably somewhere between listing price and what the owners were still owing on it, and then invested a few hours of work and those 4500$ yourself. Boom. Perfectly tailored modern house for less than you expected, because you were the only one intelligent enough not to base your house buying decision on the colours of the living room walls.

    Mirrors can be glued onto a separate board painted to match the wall color. If the board is attached to the wall, there will only be four holes to patch. Or just lean the board against the wall.

    excellent work .... rocks that house...> good job!!!to answer the question cant the people see beyond the decor.... NO... 25 times every episode they say imagine ... they cant imagine it.... people are brain dead in that department so count your blessing.... thats why they rocked this place it looks lived in. . . unique . . . .clean and warm(friendly)did these original homeowners do a great job of customizing it when it was built.. . . no ,not really... the three wall opening looked good at 18:51 better than a solid wall(my opinion) the concept is a 5,000$ decor change not a build

    My #1 turnoff would be if it's dirty or in poor condition--#2 Screaming paint colors.

      My only turn off is poor maintenance and a poor structure. The rest can be fixed and might be some work, but not as difficult as dealing with major damage.

    The comments section of these videos is exactly why this show exists. To those who preferred it before or “don’t care about superficial stuff”, you’d have bought it the first time around if you were there and all those who prefer the after may actually put on an offer.

    Contradicting. Buyers are always told to look past paint colors. It's easy to change paint. But here, sellers are told they have to paint to sell their house. Which is it?

      That depends on how much you want to sell your house for and how quickly. I'm going to be selling my house soon to move in with my fiancé, and since there's no great urgency we're happy to put the effort in to make it look as good as possible without spending a fortune. When the time comes to sell his house we're happy to buy something that needs work done so we get more house for our money. We don't see the point in paying for someone else's taste in decor when we're probably going to change it anyway.

      Buyers can overlook some painting, one or 2 rooms, but more than that is seen as too much work. If for the same price you don't need to do anything of course you would skip the work. Recently I looked at a house where every room was bright orange. I have a lot of painting experience but even for me it was a big job. To pay to have it painted would cost a lot and that will definitely affect the price of the house.

      usually no. I've worked with people and colors for years and its a huge turn of for about 70% of most people.

    Watching this in 2020. I remember when we could shake hands. In Dec 2020 I kinda cringe when I see Sophia shaking hands and realize how conditioned I am by COVID restrictions.

    "This is the dining room..but also a sitting area." I dont like that at all and I don't think buyers like that either. Most Buyers want big dining rooms for entertaining.

      All people do with lots of beautiful windows facing the street is install thick drapes and keep them closed. I love them but would rather have them on the back.

    Paint is one the cheapest things to fix inside a house. I doubt the lack of buying offers was just because of paint colors. The layout of this house is weird & there were probably other issues they did not show.

    Honestly, the price of this house is very cheap. The Toronto market and the Hamilton market is red hot. Homes that look like crap are selling for that price. This is an old episode maybe 10 years. I wish I could buy that house at that price.

    Another example of a newly married young couple wanting to keep up with the Joneses by buying a huge house and then not having any money leftover to furnish it!! That’s why there’s a patio table inside the house! And then realizing that the bigger the house the more work, cleaning and maintenance there is to do! 🙄

    I'd take out the wall with the openings that divides the hallway from the living room. It cuts up the space and is very odd looking. The area would look lots more spacious without it.

    wow, too many bold/loud colours, I like the new dining room & living room but not that rental couch & chairs, bland & boring..needs a few plants to liven it up, and some more accents... master bedroom angle the upright dresser, it will flow better. Id like to see a lighter color @ kitchen, its too dark

    I liked the colors. The only thing they made better was the master bedroom. They created a home without personality for people without personality.

      That was the point. Buyers want to put their own personality on a property especially since it's most.likely their largest investment.

    The dress Sophie's wearing at the end of the show looks like a white kitchen trash bag. She's adorable otherwise. I don't get it. Why would anyone choose to be seen in that awfully shaped...um...thing?

    Way too much bold color trying to sell their house. NO curb appeal!! Just a question, why are all the TVs on this show so huge and bulky? One last question, if you are trying to sell your house when are you planning to pack??

    People who buy homes must be really stupid if they walk into a bedroom and can't tell they're in a bedroom just because there are weights in it.
    What ever happened to getting the dimensions of the house and the rooms and saying, I don't care what furniture is in the room the dimensions are something something X something something. The rooms are not going to shrink or grow when I put my stuff in it.
    It's funny how none of that matters to people that buy ramshackle houses and restore or renovate.

      I'm not buying that answer. I believe that's just rental agent brainwashing. Which has nothing to do with the buyers, and everything to do with the rental agents commission.
      I have a friend that just sold a house and didn't move on stick of furniture or alter the appearance of her house one bit.
      And like I said people buy fixer uppers all the time and none of those things matter.
      And i'm not convinced of the power of barbells on their own having the ability to disguise a bedroom completely

      People who buy fixer-uppers don't pay these prices. The results are damning and inescapable, staging really does work to sell quickly for a lot of money. I'm not certain who you are so angry with, The buyers who want to sell for a high price and quickly? The buyers who don't want to pay top dollar and still shell out hundreds of dollars for a new paint job? The people who truly can not visualize without help? If you don't want to stage your home, then don't. If your friends want to sell as is, then great. I just don't get your anger and your "my way or the highway" pronouncements.

      Check out the show Restored or the show fixer Upper. My parents have a neighbor that just sold a house and the buyer said don't change or update the kitchen. The seller updated the kitchen and the buyer tore it all out.
      Let me ask you do you believe the high price of diamonds are due to the fact they are rare? if you do then the diamond industry has got you brainwashed. If you are talking abut rarity, emeralds should be the most expensive.
      The point is this is all about commissions for the real estate agent.
      And as for my friend that sold her house without changing anything, she did have a real estate agent.

      Yo, its about scarcity (supply) AND demand, it's econs 101. Diamonds are in higher demand that emeralds, as is reflected in the price, plus diamonds are used industrially to cut other diamonds and other strong substances or metals, adding to demand.
      Also, the story of your friend already having a buyer who asked them not to update the kitchen, yet they still went ahead and did it - doesn't that seem odd to you? Why did they throw money away? Perhaps the story was convoluted somewhere down the line.
      Staging is useful because you can see what kind of furniture will fit. You might have a king bed but the room can barely take a single, however just with gym equip in the room, you wouldn't get as good a feel for the space.

    The home owners on here are arrogant and clueless. You have to neutralize it. I would also get rid of that silly wall in the living room. They seem to be confused as to what the real functions of the rooms are. I will say that the paint jobs even with all of the colors, was done very well. Those have to be the most boring back yards I have ever seen. Sophie should never wear that dress again . The after was a relief to see.
