    Lived there last year, got one year contract for studio 20,000PHP. Very good for expast. Has, gym, swimming pool, market, coffee shops Star Bucks, private white sand beach. Japanese restaurant. MacDonald's. on premise. Across the street Jollibee.

    Got to say, I wasn't a big fan of Mactan when I visited in January. I had several days near there, I rented a small studio apartment just a 10-minute walk away. It looks great, it has everything you'll need from a McD's, a couple of 7-11's for some reason, a fair size supermarket and coffee shop and restaurants. There's a food hall that's very good right on the corner as you drive in. But, it just didn't feel like a place I could call home. Being born in Manchester UK, I of course looked at One Manchester first. It's very nice, looks like a good quality build, exactly what I was looking for.
    My main issue is it just didn't feel like the Philippines. It felt more like a vacation area anyway in the world. I guess I missed saying good morning to every other person as I had my morning stroll and the local kids shouting 'Hey Joe' as I walked by like when I was in Dumaguete. I'd certainly recommend looking at it as an option, but, just not for me sadly.

      Thanks for sharing your thoughts and experiences Danny. You make some good points. It is more of a working community like IT Park in Cebu City which has a completely different vibe to it also.

      @psxchipper I'll be going back again later in the year. For me, Dumaguete ticked most of my requirement boxes. It had everything you may need and more. Banks, shopping malls, hospitals, dentists, etc. Good restaurants, bars, and entertainment. And it does seem already to be a very popular retirement place. I found it to be a very friendly, busy little city but, within 5 or 10 minutes you could ride out to some beautiful scenery. I'm still undecided on whether to rent or buy. I think I may do 12 months of renting before I make that big decision. Condos have been built not far from the port and a 3rd phase is due to be completed in 2022 I believe. However, when I visited the development in January I got offered 2 for sale from the first phase that were up for sale by the owners.

      @psxchipper When I spoke to the agent I was given estimated prices from her of around £40K for studio and I think it was about £65K for the one-bedroom in phase 3. Prices may vary because of view etc. If I recall correctly from the conversation we had, an American was looking to sell his 1st phase one-bedroom asap as he needed to go back home and was looking at about £58K for a quick sale. I do still have the business cards of the agents I spoke to and I'd be happy to forward you their details via pm.
      Edit: Sadly no balconies apart from the top floor much more expensive larger apartments.
      I don't remember there being too many roosters near there, they were all outside the apartment I rented on the other side of the city for the fortnight!

      Much cleaner than many places Michael. IT Park has cleaned up a bit over the years. I was surprised how "unclean" it was a few years ago.

    Looks great. We have a 2 bed unit in 12th floor T2 OMP. We took keys in January but unfortunately we have not Been able to do anything with it as we got stuck here in U.K. due to Covid lockdown. We can’t wait to get Back to Cebu and decorate it ready for occupancy.

      Thanks Lyn. There is a huge cultural change moving overseas and some prefer the comfort of home so enjoy. If I went back to the USA, Texas might become my home also.

    The rooms are well appointed, clean and offers excellent views. The kitchenette looks nicely furnished and has enough features for my cooking needs. Ok Rod, sign me up for a long " staycation " here.

      I have a greater appreciation for Mactan each year Chris. There are also many resorts from high to low end along that coast.

    Thanks Rod. Nice place. Kind of isoltated. Having lived on Guam for 20 years, that $5 Dollar charge to go to a packed beach is crazy town.

      Thanks Douglas. I agree about the fee. Many resorts charge a fee for day use but it usually includes a meal or other consumables.

    Hi Rod. The first unit very nice and a great pool area with very nice amenities in the complex. I did spend a day in Newtown a while back and thought it was very nice. The second one looked very similar to the first. Great for a single guy or a couple. Nice share Rod. I hope you are well? 🙂👍

    He bought a really nice bachelor pad! Cebu is one of the nicest places to stay in PHL. My opinion is he bought a really nice condo with lots of amenities. As you know, the only thing missing the tennis courts. Buying fully furnished is good and bad. It’s nice to buy your own furniture and/or bring stuff from your USA or wherever your moving from. As we know buying in PHL is about the same or sometimes more expensive in PHL than USA and many times at lower quality. At least buying fully furnished you won’t need to think about that and hopefully it’s not too much more than buying a new unfinished condo.

      Yes, more tennis courts are needed here. I have not been very impressed with the furniture supplied in condos here either and would rather buy my own.

    Just amazing the direction they going. Wonder if they have like a city hall were they post future projects and sometimes even models. I live in an area in Florida that went from rural to city. At first i was on board with the growth but now it's to much.

    Cebu has really been building up. Those are some really nice apartments if that is what your into. I prefer the country life. 😁

    Hey there, if your dryer is running a long time, and generating Heat, it needs air flow, either the vent is clogged or it doesn't exist.

    Is Covid-19 expected to have an effect on condo prices? On my flight over the plane was only 1/4 full. This would seem to presage a crimp in cash flow causing either a slow down in building or lower prices.

    I lived, during my call center days, at the back of i2 bldg at i.t. park. They have demolished that part of the area and might be building some condo units soon.

    Hi Rod, I guess Cebu will be more accessible once the new bridge is finished, so I would imagine they would be a worthwhile investment.

      The 3rd bridge is about 50% completed and should make a big improvement in traffic that now has to travel through Cebu City to get to Mactan. There is also a 4th bridge being planned on the north side.

      NO , I RECOMEND NOT TO BUY AT 5M PHP. When I lived there 2019/2018. the place was less than 2 years old and already starting to have roaches, They let 5 or 6 people rent who can't afford trash bags. 6 or 6 people living in tiny room OMG. wished they control who rents there.

    thing that puts me off the most is the location, seems too isolated from the heart of the city. also how many condos is that gym supposed to support? looks very small and sparse compared to a lot of condo gyms i've seen. the condo itself looks nice though, thanks for the video.

      Thanks zakka. I have gained a new appreciation for Mactan Island in the last 4 years. I have several friends who live over there and they are happy and come across to Cebu City once a month or so to visit friends who are only about 5-8 miles or 9-12 km away. The traffic across the bridges can get bad during rush hours but not too bad much of the time. There are several smaller malls, shopping areas and many resorts from low to high end also.

    The noise in those hallways must be ridiculous - zero sound absorption materials. I didn't catch the price but that is small! I would have to get rid of 1/2 of my wardrobe and shoes. Is there a closet in the unit?

      Thanks Daniel. You are correct about the "echo" chamber that many of these hallways turn into. There is a closet in the bedroom area but not that large. I think I would get a bed frame with storage drawers underneath.

      Yes, there's a built-in wardrobe closet. I paid 20k PHP about 400USD per month. Good for expat first timers cultural shock a lot less.

      Thanks Michael. If I had a crystal ball.... Prices have been rising for many years with the demand and growth in the Philippines. They could be leveling off soon investment wise. The economy, location, demand, and the developer of the various units will have a big determination on the answer
