I'm visiting Cebu/Mactan in August '24, and on video Mactan has me definitely intrigued. It feels like it has a laid back vibe, lots of nice amenities with more coming, and as you stated, you can always go to IT Park, etc if you're willing to do the drive. Thanks for this video.
Thanks for the video Rod, I booked an apartment at C suites a few weeks ago at Newport to have a feeling what it would be like to live there. Conclusion after one week is that they need to do something about the materials they used, the balcony cage for the airco unit for example was completely rusting to a point that it looked kind of dangerous. Also I was not impressed with the hardware used in the bathroom it felt very fragile the only plus was that there was a Japanese automated toilet. Also at one point I was preventing certain areas where the real estate office was (at the entrance when you enter Newtown next to Mac Donald) the reason why was because each time they saw me especially one of them was desperate to sell a rent to own, even ran to me from the other side of the road and one day screamed from a distance if he could have my phone number,.. I think in perhaps 5 years from now Mactan Newtown area would be an interesting option to live when the surrounding projects are finished..

Mactan Newtown Beach Resort and Mactan Newtown with Ocean View, are they both the same? I'm curious cuz we are going to book the Mactan Newtown with Ocean View.

I have gone there often since they opened. I've only seen it a little crowded once, on a weekend. Otherwise I usually have most of it to myself. I go there mainly to swim. The gaurds are concerned I'm swimming too far. I actaully like to swim for exercise. Anyway as for the Mactown Newtown development. I'm kind of waiting and seeing how it develops before I would commit to anything long term here.
My Cebu real estate agent moved out of a Mactan condo because it has structural water issues > she said she would not recommend to rent or buy in that location.
Interesting Mr Macau. I have had different issues in each of the 6 condos I have lived in here so there are no guarantees.....unless there are. I find maintenance and management do not react quickly to issues in general here.
Not a bad idea to make a Laguna at Newtown so their beachclub is soft opening yet? Because last month i was there the guards didn’t even let me walking around there just after these newtown condominiums.

Good drive around Megaworld has a lot top notch master community projects. Sounds good to have more museums in Cebu. That might become comparable to Makati Ayala area and BGC global city. Hope it will be done on time. A tram would be great getting there. SM, Ayala, and Megaworld have deep pockets to fund rapid bus or a tram.
Interesting thoughts. Megaworld is also "modernizing" the Carbon market and fish market and plan to have a ferry from there to the airport access/vans on Mactan Island so more to come I am sure.

My question is with the obvious high vacancy rates and abundance of inventory. Do you see any of the “monopoly” developers reducing the prices? Obviously the rentals are much less than pre-CV19. Some foreigners are staying and renting for really low rents for really nice condos but they also say that the buildings are almost vacant and you can look at the buildings at night and only see very few lights on. What’s is your perspective?
Thank you! The PH is losing another "high season" by continuing with restrictions so 10's of thousands of units will remain empty until late next year. Many developers are trying to hold the prices but offering various incentives to buy. It varies by property and location.

I had two week business trip and stayed at Shangri La Mactan in 2002, it was my first trip to Cebu. Got food poisoning from a mojito at the hotel bar, it had to be the ice. Wasn’t impressed with the hotel or the tiny man-made beach, but I liked the vibe around Mactan island. Beaches, no.

It is much smaller than IT Park Leo. I have read they are starting to clamp down on POGO'S and some of them take up office and residential space here so that will have some effect here and around the PH.
It sad that they have this development, now only rich and tourist can get in the beach as you can see you can no longer get in like it was before you have to pay to get the bracelet. Nature is destroy for profit not only in the Philippines but all over the world!

Good question and I do not have the answer Mike. If you are going to rent, ask your landlord how they have it set up. If you are buying, contact the utility, internet companies for scheduling.

I gave up trying to find a beach in Cebu city so I travelled to Moalboal and went White beach 30 pesos entrance fee per person.
The only nice beaches in Cebu metro area are the nicer resorts on the east side of Mactan island and they ship in the white sand.

Rod great information, it’s looking better than ever and will be a terrific place. i believe there is a transport hub right there so can go anywhere……
