After you get the contract you have to give the money to the owner... but it depends on owner to owner... because I have signed the contract before coming to Germany and paid money to my owner after coming to Germany. Contract means the main tenant is you.... and sub contract means the main tenant is someone else and he/she is allowing you to stay in their place for the duration they are not living in that room... I hope this clears your doubt
