Californication changed everything these past few years. People are becoming aggressive from Northern states. I’d say stay where you are unless you’re good and kind, legal and don’t think we give two shakes about what you think of EVERYTHING
FYI, Farragut, which is on the southwest end of Knoxville, is the wealthiest and highest-priced area of the city. There are lots of more affordable areas within 20-30 miles of Knoxville to buy a house in.
When I lived in Nashville back in the 70s it was absolutely a great place, and it was surrounded by many awesome towns. In fact going east from Nashville towards Knoxville there are a ton of TVA lakes which is where I always wanted to live, right on the water. You can’t go wrong in the Volunteer State.
Much to be said about my charming little hometown of "Greeneville"!!! It's quiet and quaint, but yet boast many of the chain eateries and retail outlets away from the historical downtown area beyond the "Ole Town Gate" at the city's outskirts on the bypass. Beautiful downtown yet retains many of the churches which were constructed in the 1700's and 1800's eras. It is the home of the nation's 17th president whose home and tailor shop are yet preserved, and are federal monuments. Perhaps the most beautiful area downtown is atop "Monument Hill' which is a huge federal cemetery where President Johnson's final resting place sits at the peak. It provides such a wonderful panoramic view of much of Upper East Tennessee and the Great Smokey Mountains. Greene County is resplendent with natural beauty as it borders the North Carolina mountains to the east. It also is the home of famed frontiersman David Crockett. Greeneville was the capitol of the defunct U.S. state of "Franklin" that consisted much of both Tennessee and North Carolina. Too, it is the home of the state's oldest university, "Tusculum". It is the only Tennessee city of which I am aware that has had a nuclear submarine named in its honor. It enjoys the characteristics of four destinct seasons. Greeneville is situated almost equidistant between the larger Tri-City area (Johnson City/Kingsport/Bristol) to the northeast and the Knoxville area to its southwest; both are only about an hour away with a great highway system to each. It has homed such industries as Magnavox and John Deere. It has two excellent hospitals on different ends of the city. Property is aplenty and much more reasonably priced. Purchased 40 acres there some years ago with the intention of returning home some day. Its population of 15 to 20 thousand residents and rural setting afford a peaceful and relaxing atmosphere while only an hour away from two much larger metro areas. If you're interested in beautiful East Tennessee, then do not shortchange yourself by not checking out impressively beautiful Greeneville and Greene County!!!
The REAL houses in Tennessee cost way, WAY MORE than what was quoted in this video... How do I know? My husband and I are currently house-hunting in TN...and the cost of a home (taking into consideration size, age, features, location, amenities of a community, etc.) can easily double the cost mentioned in the video. Homes available for purchase are scare these days. Inventory is way down which in turn affects cost. People who are looking for a home are being forced to pay more for something that might not hold it’s value over time. It’s a lose-lose type situation affecting both buyers & sellers simultaneously....
I am a Nashville Native and Real Estate is raising the cost of homes, because people are moving from States with higher cost of living and taking advantage.
I moved to Johnson city last summer, it's a beautiful area, lots of nice things around here..affordable, but more expensive than what they state here. It's a really great place.
I live in Morristown. Small and quiet. I've watched prices skyrocket because of the influx of people fleeing Democrat states. Houses sell in less than a day so good deals are now few and far between. It makes it hard on young people trying to get into something affordable. I bought my home four years ago for $130,000. I wouldn't be able to do that today at all. Sevierville is full. Hard to buy a lot for that.
Conrad, please read my review of my hometown "Greeneville" elsewhere in this thread. There is a VA hospital about an hour away in Johnson City; it's named "Mountain Home", and it abuts Quillen medical school at East Tennessee State University!!!

Johnson City Tennessee is hard pressed to find a house $150,000. Real estate and rentals have gone up 300% in the last 3 years.
It's the same way all over the country.
i live in E TN... add about 50k to all the prices... 200k+ if you don't want a beater or 'fixe 'er upper'
TN property prices are skyrocketing and climbing.
This is publicity for Real Estate. Homes are expensive in TN and prices are rising.
