Hi Salee, if I may share my own tip. I was able to negotiate with my own real state agent to share his commission. So he gave me $7000.00 upon closing time. Hence, I didn’t have to give the exact closing cost. Plus he shouldered the inspection fee, he also negotiated to reduce the lawyer’s fee. So I saved in total of $7500 that I used to purchase my dream dining set. So it’s good to be honest and upfront with the real state agent from the very start. I didn’t sign any exclusive contract with him. I just told him that, “ I have another agent who’s helping me. But if you want me to exclusively do this with you, then give me some incentives.”

Hi Salee. I watched your other video about real estate but can't comment there. So in- advice mo dun na you have to save for your downpayment. So hindi mo ina- access yung HELOC mo for the downpayment? Dapt mas ok tlga to save up?
You have to save up for downpayment in buying your first home. HELOC is when you have enough equity in your home, you can access that to put as a downpayment to purchase another property.

The buyer is the one responsible for the inspection. It's not mandatory when buying a home but I highly recommend it to know the condition of the home you are buying. When you are contributing to RRSP, yes you can withdraw the fund to put as downpayment for your home. It depends how much fund you have. And yes you can buy property in another province if you like but make sure you have a property manager to manage it for you.

This depends on your financial situation and current needs. For me personally, I wouldn't buy at this time because of the high interest. However if I find a house or property that is a good deal meaning super cheap and have potential for appreciation in a very good location, so it means I can have it rented and get positive cashflow, I will definitely buy. You have to weigh your options and know your numbers. Think of how you can generate income from it to lessen the impact of high interest. 👍 Hope that helps 😃
Your dream house it's not really a dream it's in reality that's a debt loan that you pay interest tax utilities all cost expenses related to your houses it's liabilities that accumulated long term.. your financial freedom control by bank business and government then if you have only one source of income then the problem starts ..the more you workhard for pay for mortgage the more tax you have ..
