Alberta only has 5% tax. They had more money goes to their pocket.why not ask your children if they can buy a landed house in vancouver? typical filipino.
What people in the Philippines don't realize is buying a Home in the West is so much different...6 years ago I bought a house in Mexico for $86,000 USD and now it's worth $325,000 USD .. It's a 3000 SQ ft house with 6 bedroom...there is no way you can do this in the Philippines...

Bank of Canada is 4.5%. Banks mortgage rates are tens to be higher cuz they have to make money from lending you money. Plus if your DP is 5% thennyou are considered high ratio mortgage which automatically put you on a mortgage insurance in case for default.
