Could do with a timber bolted in web beam both sides and structural joist hangers to stop dormer movement in future plasterboard cracking etc with wind deflection.

How wide is that dude? We are literally just waiting for an architect to come out because we want 2 rooms and a small shower room but spoken to one one last week and he said it would be tight and wanted £200 to have a look, I’ve got a 37.5 m2 space. Sorry we don’t cover that far. Would need a minimum head hight if around 2.6m for this one. And it’s 9m wide.

Is a steel necessary for ridge or is there an alternative?
Did you just go straight through the gable to get that in?

Yeah most case a dormer would need a ridge beam. We normally have spliced spaced for our steels so means we can make small hole in the roof carry through and install from the inside. Avoiding having to damage brick work.

What happens if you have wet weather? Do you have coverings ready?
We just don’t build dormers on really wet days.
What's the average cost for something lile this?
Varies massively. But as an average cost now days £45k plus vat upwards
That sole plate on the end check on top of the tile battens !! Did you get away with that re building control ?
Yes we never had a problem doing it that way. We then build a supporting wall below the rafter below.
Hi mate on the dormer flat roof why did the lads cut the flat roof rafters flush with the external top plate? No soffit or drip ? Cheers mate
As it’s a warm roof we don’t need the ventilation. And by cutting it flush means we can clad up higher make our own drip hight up and use a small fascia. As we have the depth of insulation and joists making need like a 300-400 fascia that looks to big in my options

We use 200mm screws bud.
Will the post be sitting on steel or timber mate?
In the gables it’s on timber posts but the Center one that sits on spine beam will be a 90 x 90 metal post.
Is this is a timber frame house ?
No not this one. Just the inside gables are timber as fast for the developers.
