    This was great! It gave us a lot of insight in planning our move. Thank you. We really appreciate the time you put into this. I have watched other TV expense videos but it love that this was specific for the courtyard villa. That is the style of home we will be looking to purchase because of our pets. Have a lovely week!

    Thanks for a down to earth view of monthly costs. It appears to be regular costs that a normal couple would spend just living in the world. The main line item I see is many people don’t like the idea of the HOA monthly fee. However, having lived with one for thirty years, I do find the advantages of it and feel yours is well worth it. 🎀

      Hi Mary! You're welcome. I think Our monthly cost may be more than the average Villager because of the mortgage since we just bought it a little over a year ago. Our previous neighborhood in Harbor Hills (Lady Lake) had almost the same cost for the HOA. Of course in The Villages, they call it an Amenity Fee and there's definitely more choices in 'amenities' here for sure!

    Thanks for the info. Subtracting that we don't have a mortgage or car payments and we have electric cars we can deduce that it would cost us about $1,700 if we would actually move there. If that's true I could retire tomorrow, lol!

      @@GracejoyTV We are planning to visit soon and we're also interested in a villa with fenced in backyard (we have dogs). It's good to have these costs in mind going in. From everything that I've read and seen, The Villages sounds like a great place to retire to.

    Thanks for posting what your expenses are. It's hard trying to figure out if we can afford the dream or not. We know the list TV provides doesn't include everything. But isn't there a CDC fee or something? (Maintenance for public areas) Right now we are trying to shovel thru the last 22 yrs of collecting stuff - plus the crap we have been hauling around the country (military) for 15 yrs prior. Just got rid of 11 boxes of books we've been hauling around - and looks like we will have at least 5 more boxes!

      Hey Susan! You're welcome. I thought if I could help even just one person get some idea about the expenses involved about living here, then I would be happy! I believe the Amenity fee includes the maintenance for public areas but I am not 100% sure. Wow, you got a daunting project! Awesome job for getting rid of 11 books so far! Yes, I had to painfully get rid of some of my beloved book collection as well as virtually all my classroom teaching materials when we decided to downsize to move here in The Villages. Keep me up to date with your progress and thanks for watching!

    @GracejoyTV. Hi Grace, I looked at the Lady Lakes you posted, thank you. The homes and land are way too much for my husband and I to handle😅. The courtyard villa seems more of our speed. Thank you so much for the price estimate on your current budget. Are you an RN? I am an RN, but I'm not working since Oct 2020, due to illness.

      Yeah, I agree; many of the houses at Harbor Hills in Lady Lake are large and in big lots. Our courtyard villa now is half the size of our house there! Lol. I'm a teacher and currently just finished my 13th year of teaching! Yay for summer vacay! That's awesome you're an RN. My brother is a traveling nurse :)

Just added some rocks/pebbles to the existing around the courtyard villa. Yes, we are thankful for the savings on the home maintenance here. Yes, off for the summer (wohoo!)     Great video Grace Joy - lots of great information. We just got home from our lifestyle visit. Husband is determined to figure out how he can find employment down there so we can move before retiring (I retire in 10 years but I am fully remote working so goal is to move within next 5 years).       @@GracejoyTV Lifestyle visit was great! We did 36 holes of golf in 2 days, must have put about 100 miles on the golf cart lol. The highlight for me was the magnolia trees. They are so beautiful and smell so good! The low point - we weren't able to see any alligators lol. I think it was too hot and the water levels were so low I think they didn't need to come on shore to warm up. We did see a lot of different birds including the nest of a sandhill crane - that was really neat.

    It might have been helpful if you had mentioned how large a mortgage you still have. Many folks moving here sell their old house and use the money toward their new house, so I think your mortgage payment may be inflating the actual monthly cost for most people.

      Hi David, we use X-finity for our internet service. I'm not sure if they are the best in The Villages. We had a previous account with them when we lived in Lady Lake (Harbor Hills) just outside of The Villages.

      I just turned 43. My husband is 55. Blessed to be able to live and experience how retired people live! Pretty inspiring to me to see how people who worked hard all their lives and saved for retirement are able to enjoy their retirement years. Most people are friendly and majority take pride and take good care of their home and property. We had a house in in Harbor Hills just outside The Villages but needed to downsize when Covid hit. We cut down are costs by living here (believe it or not) and now even closer to where I work. Our neighbors (husband and wife both still work full time). They are friendly and look out for us. The Villages is not a perfect place but I choose to be grateful. Cheers!

    Your cost list is comparable to what the TV website shows for a courtyard vila....in terms of items excluding mortgage/car payments, food, CATV, phone, misc. personal items. Do your "property taxes" = $198 include fire assessment & fire district? You have no estimated monthly costs for car maintenance/repair/registration. Personal grooming and clothes not listed. How about appliance repair and replacement? How about power wash, exterior painting (if not vinyl siding)? Is all your exterior maintenance covered by TV? You show no monthly costs for health care, insurance costs, co-pays.....or dental/eye costs? How about golf cart purchase/maintenance? If you have an older home, then roof replacement costs need to be accounted for on about a 10-12 yr cycle. Given inflation, I think your monthly food costs @ $200/wk and household items at $50/mo are rather optimistic. If you do the TV recreation center fitness club membership, then it's going to run about $60/mo per couple. Your home insurance at $56/mo seems rather cheap. Is this for a 2022-23 policy renewal, including wind damage? I've read that FL insurance rates are very high. As they say.......your results may vary.

      Hi Larry, thanks for your comment. I will have to ask my husband if our property taxes include fire assessment & fire district. Are those usually included in the property taxes? No, we did not estimate our monthly car maintenance. The numbers we showed was everything for the month of April 2022 when we did not do any car maintenance. Actually we wash our cars but we do that ourselves on the driveway. My husband cuts his own hair (keeps it bald) and I have not shopped for clothes in months! I guess we are really low maintenance! Appliance repair, we did have to get our fridge serviced but that was 2 months ago. We have not had our house power-washed this year yet. As far as yard maintenance, we have zero-scape! Health insurance is covered by our employer. Our roof was replaced less than 2 years before we purchased our home. And exterior painting was done about 2 years ago also. Gym membership (Anytime Fitness) is through hubby's insurance. Best wishes to you Sir!

      We just purchased a new 3br Avondale model courtyard villa in St John. We went with an Allstate bundle for home with 375k replacement value, $1k deductible, sink hole and catastrophic ground collapse, coverage for our 2019 Ford Escape, and coverage for our 2021 Yahama gas golf cart and this will cost us $241.50/month. We have no mortgage but do have these expenses in addition to property taxes which have not be calculated yet by Sumpter County as we have not yet closed on our home. Our amenity fee is $179/month. Ad Valorem taxes which includes fire and water assessment is $206.67/year. CDD maintenance assessment is $506.78/year. Our bond is called a CDD debt assessment which total is $31,936.56 which can be paid off in full or in annual payments of $2,349.39 x 30 years. If the house is sold before the bond is paid off the new owner inherits the balance. There are pros and cons to purchasing both pre owned and new homes. After doing many renovations to our 32 year old R.I. home to get it sell ready we wanted no renovations to deal with off the bat, plus the model courtyard villa we purchased has a straight driveway and golf cart garage whivh is what we wanted and these models can only be found in the newer areas of TV which is where we wanted to live anyway. We like the nature focus of the new areas and wanted to be near Lake Okahumpks which access point is in our village of St John. There is the perfect place for just about everyone in TV, but you have to do some research to find your sweet spot and hope a home to your liking and price point is or will be available to purchase when you are ready to buy.

      @@nightengale2123 Feedback from Hawaii. TV cost of living web page estimates home insurance as between $70-100/mo depending on home model. For comparison our home insurance for hurricane and regular homeowners combined is $132/mo. Our auto policy is $80/mo/per car (2 autos). So, we are at $212/mo total (vs. your $241). No golf cart, of course. Property tax for us = $715/mo. HOA & sewer combined is $337/mo. I figured the the bond + Sumter County tax assessment total for a $950K designer home we were considering to = $568+/mo (possibly more like $700/mo for our purchase price). Electric here runs around $200/mo (we have 18-panel PV, but no net metering) for about 450 kW/mo from grid. Propane cost runs about $30/mo (3-4 gal/mo + $11/mo service fee). CATV (Spectrum) has risen to $199/mo for cable + upgrades, internet, landline. Ting cell phone is cheap at $35/mo (2 iPhone 12s). I did a complete spreadsheet of all costs and our comparables when relocating from Hawaii to TV. These would go down from $9,000/mo (HI) to about $6,000-6,5000/mo (TV). About half of the cost savings comes from eliminating a mortgage....the rest in other items. However, the one-time cost of relocating to FL when considering car/home furnishings replacement, rental period, and home start-up would run in the neighborhood of $100-150K depending on various factors. You are quite correct in stating..." you have to do some research to find your sweet spot and hope a home to your liking and price point is or will be available to purchase when you are ready to buy." We expect to do a Lifestyle Visit in October to make a decision.
