    The bond depends on the location and how much infrastructure was already there- for instance Hammock at Fenney had a much lower bond than say St Catherine and the number of homes per lot.

    I watched a couple different peoples channel in there. It seems pretty much the same and maybe cheaper just living in a house Florida. Definitely cheaper than living in NY. I’m a contractor so I’ve worked in retirement communities in my county. In these communities they have a ‘Share’ instead of this ‘Bond’ fee. The share you have to pay when you move in and it’s different for the better properties and the better properties here are on the water or golf course. The Share goes in big pot and interest pays for alot of the stuff in the park. You get your share back when you leave and the new person has to pay it again so it’s cool you get it back but it’s also cool that you can buy a house with the ‘Bond’ already paid or half paid. I’m not sure which is better but the share one keeps the amenities and mowing and garbage fees lower.

    2600 a month is not bad considering what you get for it. When you are going through the costs it sounds like they nickel and dime you but overall it's a pretty good deal. And a house in TV is a good investment, even in bad times.

    Deb and Jan great video on expenses. We have been watching a number of your videos and quite informative. There was one question we have no mention on Fitness/Gyms? Cost? etc Thanks Judy

      Hi Judy! There are a few options for gyms. There is a private company with places in Spanish and Brownwood called Genesis. The rates can vary and I believe some people get free membership through their medicare. The gyms available in The Villages are located at 7 different Rec Centers. Those gyms are not included in our amenity fee. You can join them as a single or couple and can do just one month, or a whole year. Fees for singles range from $44 for one month to $363 for a year. A couple starts at $85 for one month and goes up to $710 for a year. These are small gyms with most the equipment you would find in a national chain. Then the free option would be one of the many outdoor fitness centers. Many rec centers have outdoor equipment set up to do a circuit. I will put two links down here. One is to the Laurel Manor Rec Center and the other will be to Eisenhower Rec Center. They both have examples of the free outdoor equipment. So you dont have to watch the whole video on them, I believe in both, the workout equipment is near the end. Hope this helps! Thanks so much for watching!

    Are there RV/boat storage in each village or are the storage lots scattered throughout all TV? Also, do you know if there is a waitlist for them?

      Hi Bobbi! Yes, there are at least two storage lots in TV and managed by them. We had an RV up until last year. There was not a waitlist when we booked ours. The nice thing is that they are secure and you can use your gate swipe card to get in. (They program it to open when you sign up for the storage). They do have security that runs through once an hour. Almost every time we were there we saw security driving around. We kept ours in the Rolling Acres site. Last year they had just resurfaced and it was a nice spot. If you are interested, just reach out to the district office. That is who takes care of it. There are also many sites not run by TV and we did use them as well with prior RVs. In the end, we found TV ones more convenient for us.

      Thank you! So, my insurance (Debbie) was about $1500 last year. We just got our renewal and it is over $2500. We do have sinkhole coverage as well as hurricane coverage, but that was still a huge increase. Our governor is working on legislation to try to help out with premiums. At this point, those are the facts we can share. We will have to see how this all plays out to see if we get some relief going forward. Hope that helps! Thanks for watching!

    very good video. do you ever shop at like aldi's or winn dixie? That is near there, right? (I hope). I checked my home insurance and hope I can keep the same company when I move there bc alot less than mentioned in other comments. Can't wait for 2 years.!!

      Thanks! Yes there are a couple of Aldis and a couple of Winn Dixies. Publix is on every corner! Some companies dont insure in Florida, so it would be a good question for your agent when you are ready. We had Allstate when we moved down, but they only did car insurance at the time.     Very helpful video! Thanks! Did you gals talk about homeowners insurance? If so, I somehow missed it. I’m hearing a lot about how expensive it is now, and am wondering if you two have been impacted by the skyrocketing renewal rates? As possible new buyers in the near future we’re a bit worried about this.

      At that time I know mine had not come out as a renewal (Debbie). We just got our renewal and it didnt quite double, but it was darn close. My renewal was $2500 for this year. To note, we do carry sink hole coverage as well as hurricane insurance. For me, I would rather have it than not if there is an issue. You wouldnt need both/either of those, but I am a “better safe than sorry” person. Our governor is currently addressing the insurance issues, so watching our news may give you insight as to where things are going for the future.
      We will also try to do an insurance update if something happens to give us some relief.

      @@thevillages365 Thanks for answering this question, because I've heard that insurance is out of control in Florida. I also read that some insurance companies will make you replace your roof every 10 years, whether it actually needs to be replaced or not. That's messed up.

      The days of 1980 to 2020 are gone. For 40 years Florida was affordable in retirement- until now. All these Village TH-camrs are paid spokespeople to gloss over THE THOUSANDS of scammed retirees who paid waaay too much, & lost their life savings because they believed the Snake Oil Salesman who smiled at them.

    If you are not big travelers and entertainers go out to eat occasionally. I would say $20k per person 2 family household annually. My house is paid off no bond

      Sure! On the squares all of the music is free each night. At Savannah and Sharon it would all depend on the act. We saw David Foster a couple of years ago and he was about $50-60 per person. They have some tribute bands (like for the Eagles etc) and they are less. If I had to do an average, I would say anywhere from $35-75. Jay Leno has been here, Kansas, lots of names you may know.       Current update. Sharon higher with “real” groups and Broadway-$60 up. Higher depending on show. Savannah tribute bands community theatre-$40-47. both venues very nice. Good mix of entertainment.

    Isn't there an additional charge that comes with your Bond fee, like a district maintenance fee or something like that? I believe it's separate than your property tax bill.

      The bond is included in your property tax bill (if you still have one). The tax bill shows a breakdown of where the money goes. Illinois shows similar. The bond is a separate item if you owe one. Otherwise, it is school, police, library etc just like most areas.
      If you find a property you are interested in, just go to the county assessor web site and pull up the property. It will give you the breakdown.

Now, with my luck, I'm wondering if we'll be hit with a hurricane or tropical storm during our visit. You'll have to give me some gotta see suggestions. You've been there a while now.

      @@jeffb.2469 Honestly, the weather app always shows a high percentage of rain. Usually, it does only rain a short time and then back to sunshine. You are kind of coming in the heart of hurricane season. September and October have been the worst lately. That said, last year we didn’t have any (or at least none that caused any big problems). They all went to Louisiana and missed Florida. Hurricane stuff is hard to even guess. We are in the center of the state, so really, if one hits, it is just a lot of rain and some wind. We don’t get the storm surge they do along the coast. A lot of rain doesn’t sound like fun when you are on vacation though. Can’t control it, so just try not to worry! Gotta see suggestions all depends on what you like and how much time you are here. I would check out all of the squares for sure. If you like to shoot guns there is a place called Shooters World. Of course we have all of the golf courses….literally….everywhere! Plenty of rec centers with pools, pickleball, tennis etc. We did a video called “news and information”. That will give you an idea of some places to look to find out what is going on while you are here. If you like music, see who is playing at the Sharon Center or Savannah Center. There is truly always something going on. It all depends on what you like to do. Plenty of places to eat and drink and just people watch! You will really enjoy it!

I looked at the Centers you listed for performances, thanks again for that. And, while there is not much going on the week we're there (dang it), I noticed some pretty good shows coming up. Hope to hit some pools and enjoy the squares & music. And, driving the golf cars/carts around sounds like fun. I'm sure to get lost.

    Is this a long time care facility? Meaning having Memory Care, Assisted Living and Skilled Care (RN Nursing) units?

      No 😊 this is a town of over 140,000 people. Single family homes. It is a 55 and up community. There are several long term care facilities in the area, but we are referring to how much it costs to live here in our own homes. Thank you for watching.

      Ours did not. I believe that was only certain districts that were seeing the increase. On TV website, they show the average is $179. I just confirmed again, mine are still $157. 😅

    California does NOT reacess property ever so many years. Our property tax is about 1.2% of whatever you paid for your house. The very Long time home owners pay only about $220.00 per month for property tax. I bought my home for 165,000 30 years ago and is now worth over 700,000.oo No HOA and my yearly property tax is only 2400.00. Utilities are not that bad and i don't need heat or air year round...a dry climate is very comfortable in So Cal. The con is new homeowners here in CA have it rough $$$$

    I think if you have lived in your house for 20 years or more , you are grandfather in and the counties can only tax you cap at 3% per year

      Yes! At the Brownwood Square they have a farmers market every Saturday. There is also the Marion County Flea Market which is open Fri-Sun and they have a whole section of fresh fruits and veggies.       We tried to give our costs exclusive of a mortgage, as that amount can vary greatly from person to person. Also remember, we talked about our golf, which we both spend a bit of money on monthly, but certainly wouldn’t be necessary. You could play the executive courses for free if you are a golfer, or play a little less. We both average championship golfing 2-3 times a week. Our insurance however has increased significantly this year. Just got our renewals a they almost (not quite) doubled.

      @@jeffb.2469 yes! Pitch and putt are a small 9 hole course. If you watch our video (something like) “newer neighborhood in the villages” we show one of the pitch and putt courses. I think we showed the putt and play (which is all putting). There is also the pitch and putt. These are free to residents and they are little 9 hole “courses”.

      I don’t think the property taxes in Florida are high at all, especially compared to where I lived. Everything is relative. My (Debbie) property taxes are still based on my original purchase price with a limited increase each year. I have a family member who bought a home here in 2017 for approximately $350K. His taxes run about $8,000 a year including his bond. Thanks for watching.

      Thank you, and yes! We were asked to sign an agreement that we wouldn’t reside there any longer than 6 weeks out of the year. We rented our place out to seasonal renters until my husband retired in 2015. We did buy it in our 30s. Thank you for watching!

      @@thevillages365 I'm 54, my husband is 69. We inherited a 55+ in Boca Raton area 3.5 years ago. It's tremendously expensive there. I'd love to visit The Villages but the overwhelming amount of short term rentals would definitely deter us from buying there. I've seen videos of people that have bought only to have the whole neighborhood be Air BNBs. Extremely discouraging to new buyers wishing to make their lives there, especially for peace and quiet like my husband and I love.

      @@danacaro-herman3530 it can definitely be a consideration. Neither Jan nor I are experiencing that issue in our areas. The short term rental issue is a newer issue. If you are truly interested in moving here, I would recommend a lifestyle visit to check it out for yourself. There are a lot of rumors that fly about all sorts of topics and people say things for many reasons. 😊

They even did a full podcast on a new buyer who moved into a neighborhood there and every single house on the street was a short term rental/ Air BnB. How discouraging!!

    People who struggled with the social life at high school with cliques and groups somehow think being 65 makes them cool so when they go to the Villages they will suddenly be the toast of the town. Look, if you like golf and going out for drinks at the town square on weekends and voting for Republicans this place is for you (sort of kidding about the Republicans). I think we start of life with high school and the Villages wrap our lives with another version of high school with cliques and groups and add golfing and drinking and dining on weekends and so it goes. It mystifies me why people who were not that sociable think they will suddenly want to be so at the Villages. In a sense, the Villages are an older person’s high school.

      Clearly you had a bad HS experience. I wasn’t in any cliques- but was very sociable and like to have fun. I think The Villages is for people who prefer to remain social. If you don’t find it easy to strike conversations with people you don’t know- it’s not for you.

    😊 If you have to ask.... you can't afford it. Seriously, you need lots and lots of cash in the bank, .. your battling inflation, that means higher taxes, home insurance, car insurance, home repair costs, and the incredible cost of Dental and medical in general.. this is no EXAGGERATION.. if your on a budget now,, this is not the place for you..

    I hope this comes off as constructive. Lady in navy needs to smile. It transforms your face when you do. I’m not hard of hearing, but even if I turn the volume up as high as I can stand it I can barely hear what the lady in navy is saying.

    You should not have said that out loud. I bet you're paying more now. Your property tax assessor is now in deep s**t. Nowhere in Florida are property taxes cheaper than Missouri, Iowa and Arkansas. No wonder the schools system is in shambles--you pay nothing.

      Yep!! We’re so very lucky and we feel so special. Our governor gives insurance companies special breaks and privileges. The roads are jammed and they literally take YEARS to fix and make. Our taxes keep going up and crime, oh well.
      Yep, DeSantis is the best!!! Especially if you want to live in hell.
