You could try and video tape even the househunt. You would be surprised how many maybe would watch anyway. That way the houshunt and all the inspections pay for themselves. It is also true what you said we shouldn't cheap out on inspections and that could have been a valuable lesson you could teach us during the filming of the househunt.

All takes time man. When you're spending that much money you want to wait and hold out until you get exactly what you want. Doesn't help the housing market is absolute chaos right now. You'll get there when the time is right and we'll be here when it comes. Keep your head up!

Radon is actually incredibly common in a lot of houses, it mostly accumulates in basements with poor foundation ventilation. Good on you for doing due diligence and finding out the Radon issue, but you probably could have asked the seller to fix/upgrade the house to include a radon mitigation system. All that does is pull a vacuum on your foundation and pump the air out through a specific style of spout out of the roof.
It's also not a very expensive task either diy is about 500 cad
How could a HOUSE have a radon level that high???? Wouldn't the surrounding area be as bad??? sorry but that cant be accurate radon cant just be a "norm" at levels like that because of a foundation issue? Maybe a nuke got barried under there that would be more realistic for a level to be that high. Just saying. I'm really intrigued on how Any house is even left standing with conditions like this...how can that be even legal to try and sell to anyone or anything? Maybe radiation waste leakage
So went and googled Atlanta Georgia apprently their soil compensation is high uranium... exactly what's related to radition and radon levels being high in the metro area.
@@romanovkukushkin3193 the radon lvl's in atlanta georgia avg is 2.57pci/l or 95,09Bq/m3 yes two ways to measure it then and in the us between 2-4pci/l is acceptable 74-148Bq/m3 and the acceptable radon levels in basically everywhere else in the world are 200Bq/m3 or 5.4Pci/l and under but yeah what he said in the video 20pci/l or 740Bq/m3 is quite dangerous also some countries like spain and switzerland say its fine if radon doesnt reach 400Bq/m3 or 10pci/l. 20Pci/l also has about 26% chance of giving you lung cancer taking that studies say out of a 1000 people exposed to that level of radon about 260 people would get lung cancer

I feel your pain man. I was in your exact same position in the beginning of 2021 and it's the beginning of 2022 and I'm still stuck in a place I don't wanna live in. I had two mortgage companies give me the run around for 6 months and BOTH actively tried to switch me over to different mortgage types without my knowledge because I drive trucks for a living and am not on salary so non consistent income. WAY more than enough to afford the mortgage on a $300k house though if I might add. Had sellers back out or play games with accepting my offers, inspections fail, funding fall through because of underwriting, and a lot of heartbreak knowing every time I was losing another opportunity at being able to start over in a new place. Keep your head up, keeping looking for more places, keep being excited about new places, don't lose hope, I know your pain, but finally having that curtain of uncertainty that something will get in the way be lifted and getting the keys to your new place will make it all worth it. Don't lose sight brother
i'm currently trying to buy a house at 21.. and man can i say the market is screwed up, im on my 3rd house and am supposed to close in a few weeks.. first house we had our inspection done and turned out that it had major termite damage. house needed $100k+ in repairs and they tried to hide it. second we put in a offer 10k over asking and we got out bid by 5k and they didn't let me counter.. and the house i'm going to be closing on has been on the market for over a month but inspection has come back and appraisal came back 5k over what i'm going to be paying. so i'm just hoping that it was meant to be. wanted to add that i love the videos if you're reading this and have been watching all your videos for going on id say about 2 years now. I wish you guys the best of luck on getting a house and I cant wait to see the new content.

We are moving from the one side of Florida back to the other. We looked at 7 places. 3 hour drive one way each time. Many houses before we could even see them was sold hours after hitting the market. Its crazy right now. We are finally under contract.
@@TheModAddict the second house we went and looked at 7 hours after it was posted made the offer, and then I got out bid and it was sold within 2 days, it's seriously crazy

Honestly Gavin, I love watching both sides of your experiences, you are the one who has lead me through the darkest of my times, and you just keep pushing. The phrase “Don’t Lose Sight” has forever been ingrained in my head, and I don’t want that to ever change. That being said, if you believe that a house in that area is best for you and you see that as your sight, go for it! And be the happiest you can while you can, the trip may be difficult, but you’ll figure it out.
I’ve got mad respect for you, and seeing you for who you are on this channel is very eye opening.

Something I’ve had to learn the hard way, and this applies to everything. No amount of money/experience will always get you what you want. There’s always gonna be someone above you, that being said, don’t let your heart get set on a place in GA. Consider SE TN, you’d probably be able to find what you’re looking for cheaper at the cost of being a few more miles away from Justin and Dan.

I have had some serious metal health issues, but it helps to here you take about your take of life because it helps me remember I am not the only one struggling and that there is other people out there to that are probably going thru the same shit and that I can talk to people about it. It always puts me in a good mood because it feeling like a one on one conversation but you always remind me that there will be a bright side you just have to keep on pushing to succeed your goals. Trust me man, I’ve been down in the dirt too and just seeing your videos on both channels always makes my day. But what I learned recently, just keep grinding, keep your head high, look for the positive things and keep moving forward. I lost my 370z in October and I’ve been down in the dirt but at the end of it all, cars can be replaced, money can be gained. Don’t let the things hold you back, no matter how much it hurts and upsetting it is. Things happen for a reason. Keep you head up man💪 just know the good chunk of us understand that shit takes time, so don’t rush things :) everything will fall into place in due time :)

There is filtration systems for radon that if the seller would have chose to install you still would have to be contractually obligated to go through with it. The “earnest period” your talking about is only to do inspections and give the seller the option to fix whatever you find. If they would have offered to install the ventilation system and you still walked away they could have kept your earnest money.
In a lot of states you can back out the day before deed signing and just have NO repercussions. Which is stupid but true and I've seen it a lot

We have radon issues up here in PA as well but you can install a radon pump and it will drastically decrease your radon levels! When we first got our house the radon levels were reading 17 and after the pump install we now have a regular reading of .5 to 1 max.
