Given the current state of Ontario, I suspect more land will free up. There is land on the island for sale. I like unorganized townships typically, but there is a Manitoulin Planning Board that will surely make your stress level go up. Where can you stay when you build a house in a rural area? Apparently, this is a problem for the Manitoulin Planning Board. I would suggest Galbraith Township over the island's unorganized townships. More freedom and the community is open to newcomers. I'm being harassed by the planning board. They threaten a $20K fine for trailers on property. This doesn't make sense.
This is really stupid , your building a house , everywhere else you could put a trailer on if you had a building permit , this is unorganized, I would fight any fine.
so far the work looks good, with proper light and a good sander even a bad trowel can be made to look great, but the sanding is terrible work. we watched your videos on sailing and now this , we didn't go south with our boat but we bought land near Huntsville and are going to build soon, not unorganized but at at least its far from the city. Are you doing all of it by yourself or do you have a partner up there for any of it ? @@LowBudgetHomeManitoulinIsland
I'm doing it myself except for the roof shingles and excavating. My wife is with me doing the cooking in the summers. She is a snow bird, so she is will be heading south for the winters.

You really should hire out the finish mud work, it's not a diy job to be fair.
Given that this is a DIY home and the resale value is going to be lower, I don't think it's worth getting a professional job. Regards.
