Its important to use BRC mesh on all ground slabs. You can opt for the minimum thickness one for a job like this. This always help in stopping cracks which at times propagate from below the slab to the top. You can even use the square mesh if you cant get/afford BRC.
Blessed are the people building on red soil. I regret ever buying a plot on black cotton. 290k in black cotton soil is an insignificant amount, especially when you want to raise the foundation 1 meter high to avoid flooding and such issues.
@@mianomuthii I used 973k to be precise for a 3 bedroom 137 sqm. Backfilling and reinforcement almost gave me a heart attack. But I don't regret it. By the way, I see people saying they used 500k on foundation naona kama niliimbiwa...But nikienda kuona I come back with my heart full. Most of those 500k foundations are only one to two course high and prone to flooding. I've heard ugly cases of houses that sunk or became inhabitable during rainy seasons and I did not want to take chances.
@@mianomuthii By the way, given two plots, one on red soil/murrum and going for 1.5m and the other on black cotton at 1m, the 1.5m on red soil is a better deal.
Hi Miano, thanks for your handwork. I am planning to start building a 60 by 30 plot in Nairobi, with a two-floor design. I joined Mjengo Tracker but am still a bit confused. Is it possible to get some consultation or support regarding the cost, number of rooms, etc.?

It's true to your words that with all the materials ready ,a building structure can go from foundation to roof in less than two weeks.
Very true

You have really encouraged me bro. Out here people discourage others by exaggerating building costs.
