    I believe it's due to the current eviction moratorium. Many landlords are afraid, that the new tenant without a job, might opt to not pay rent because he or she is protected. However, what the landlord may not understand is that 6 months upfront rent is better than a vacant unit.

      Yes that has made it more difficult in recent times for sure. However, in Florida we no longer have a moratorium since 10/1. But other states probably do, so I definitely understand the hesitation. But also being a landlord and in the real estate business there is more to a tenant story than just their income and you can learn a lot about a person by spending 15 minutes talking with them and figuring out if they'll be a right fit for the place. Too bad more Landlords don't take the time to do that. And yes 6 months is TOTALLY better than 0👍

      It IS AND IT’S not fair! I have housing and it's paid 100%! I had a good credit score and then after Pandemic Unemployment ran out I kept trying to pay all my bills until I had $0. I lost my income in September 2021 and my credit began to drop from 750 to 400 something. It went up 60 pts this no to 550 so I'm working on it. I don't know what to do

    This is the exact reason I can’t move out. None of these jobs in my area pay 3x a month income smfh.

      Don't get hung up on that! In fact, I just had one of my viewers move here to MB, with no job and he got a great apt. It is possible

      You can look for move in nanny jobs some of this jobs will let u live there for free if u willing to work as a nanny

      If you have someone close to you willing to do it you can have them move money to your account and then back to theirs for a few months and just say you do gig work on the side of your regular job to make it appear that you have that 3x

      You use to be able to pay a 1 year lease off in advance but now they try not to even do thar. Best to do. Save cash. Buy a fn tiny home in the sticks and ftw

    I think a big part of the problem is so many of these apartments are owned by companies and not individuals. So underwriting isn’t a negotiation, it’s a yes or no and screw you, you don’t ever talk to the landlord or owner!

      Condo's are a lot of the time privately owned where apartments are usually corporate owned and nobody can bend the requirements.

    I agree If you are looking to rent or buy in Miami the last thing you want to do it’s not having a realtor! You will soon find out it’s more complicated than you think! Miami is a unique city with so many choices ! Make sure you make the right choice! I noticed it was harder to rent there that’s because landlords are trying to protect themselves against people who love to be on the beach but not so responsible to pay the rent!!🤔😂

      Except to make lower salaries and wages in Florida.
      Rents use to 1500. Up and more 2100.. 1 bedroom, 3x rent, 250 app fee, deposits, dog deposits 300 to 500 and 25 per month

    I’m using a realtor now to help relocate my sister . She lives upstate Rochester NY . I’d be stress out without a realtor .

    They want 3x the rent as opposed to real liquidity for two reasons:
    1. Apartment use budgets and cashflows. They want YOUR income to be "flowing" to them, and not lump summed. Its kind of like balancing a budget. They want their revenues to be streaming.
    2. Paying half your lease up front gives the landlord a harder time to evict you if you violate lease. Basically you can't "pay your way out" of being a nuisance.
    About the co-signing part. Another option is to use a guarantor. It's a professional agency of agents who co-sign for you. Of course you have to pay a fee usually a percentage of what the monthly rent is.

      That very well may be, but that is also why I recommend staying away from apartment complexes if this is your situation. A landlord can still evict you even if you have advance rent paid, if you're violating other terms of the lease. But almost always, its for unpaid rent. Good tip / point on the guarantor. I have had a few people do that as well, although much less common 👍

    I didn't know people get a hard time finding a apartment without a job and they have months of rent upfront. I actually thought the landlord would accept that as long as they get s tenant. Maybe landlords are extremely picky and choosing.
    I don't to worry about that no time soon due to the fact that I'm currently focusing on getting my credit score up in the high 900s. Basically buy a snack once a month, put my credit card in a safe, wait for the bill to come, and pay ahead of time and do the consistently.

      Yes it's not as easy as it once was. Even when I first got into real estate it was easier to rent a place than now. And landlords really don't want to go through an eviction, so thorough vetting up front is the best method. Your idea for the credit card is wise if you are aiming to get your credit under control.       This is my first time looking for an apartment. I am moving to a different and more metropolitan city, for the sake of my children going to better schools, but OMG it is so hard with not having a job. I have also offered paying 6 months upfront and get rejected.

    I filled out an application for renting apartment with my brother.
    He got accepted, but I didn't because of my monthly salary.
    I decided to pay 6 moths to a years worth of rent upfront and I got an apartment with my brother.
    I had just moved to the state and hadn't started a job and my promised wage after I start worked was less than $2000 a month, at the time of trying to get the apartment.

    With the "Great Migration" from New York to Philly since 2020
    The rates in the Philly Delco area are off the charts.
    Greedy landlords and Corporations that own ALL the local apartments in the area don't want the people that grew up here.
    Its sad but true
    Crime / Drugs are rampant in the area we once called home
    Philadelphia is now New York

    I'm so glad this video popped up after the flooded streets. Haha. My plan was to pack the car, drive to Florida then stay with friends in varying areas until I pinpoint where I want to be. I "think" I want St. Pete or Tampa, but not 100% sure. I was thinking I could rent an airbnb for a month, then try to put 6-12 months up front on a rental until I'm established (self employed). I have a year plus up front, but it sounds like I would still face an upward battle finding someone to rent to be without a "JOB" which I haven't had in 25 years. (self employed). Any tips for those of us who will not be walking into a traditional 9-5 job scenario?

      You should be fine being self-employed. You still have proof of income which is your bank statements or tax returns so you'll be able to use that you probably won't even have to pay six months upfront

    Hey Michael i just came across this video and had a couple of questions I was hoping you'd be able to answer. I plan on moving to the Miami Beach later this year and I plan on renting at first to get a feel for where i would want to buy. So I've been looking online at rentals and I noticed that places that have direct water views from their balcony tend to have much higher asking prices. I saw that you have a balcony from your videos so i wanted to ask how important is your balcony to you or to anyone else you know? Like would you say you use it every day and if so how often? Obviously i know everyone is different but I'm trying to find out if its worth it to pay more for a condo/apt that has a nice balcony with a nice view. Sorry if this is a dumb question but the prices for rentals and even condos for sale seem to have such a big difference depending on the views. Secondly, have you ever come across a landlord that accepts bitcoin or other cryptocurrencies as payment? Thanks in advance!!!

    I’m moving from NYC to Miami within the next couple of weeks. Looked at the marketplace on Facebook to find something a bit more private and rented directly by a landlord. Once I tell them I’m relocating, I stop receiving responses lol. Don’t think I’ll have a problem landing a job it’s just hard to tell a job when I can go in for an interview when I don’t know where I’ll be staying. Hoping to get lucky.

    A extended stay would be much better than having a apartment. As you said, apartments are not your forever home. So, why not stay at extended stay or something 🤔 It's cheaper because you won't have to worry about deposit and all other weird fees apartments come up with. No light bills, no water rates. Way better option than renting in my opinion.

      That could be an option as well, but then you are also limited to the locations of any given extended stay. Mostly depends on exactly where you want to move, and with how much $$ etc that can determine the best options for someone

      Hello Anwar, you're welcome, nice to know you are enjoying my content! The rental requirements will largely be the same as someone local, but with a few key differences. The tenant approval process for you may take longer, as they will most likely need to run an international background check on you. Also, make sure you have the appropriate visa and immigration paperwork to help things go along smoother. And, if you can pay a good chunk of the rent up front say 4-6 months that will also help as well👍

    I'm living this hell at the moment. I've been in contact with landlords all month, just to have doors closed in my face. I'm a 40 year old mature student, 700s credit score, substantial savings, good references, and am virtually debt free. I've even offered to pay several months up front, but nothing doing. A truly illogical mindset.

      @@MichaelBordenaro At least 10 times. Full disclosure: I live in NY and have been attempting to relocate permanently to the midwest. Ames, Des Moines, and various cities in Illinois are thriving right now, and are therefore quite appealing, especially as a prospective first time home buyer. -- I'm beginning to suspect good ol' regional bias and provincial fear. I get the impression that they don't want their idyllic lives overrun with (what they perceive as) interstate elites. Equal parts silly and offensive. As someone who's lived the majority of my life in Europe, I can honestly say that I find more harmony and cooperation between members of the EU (despite greater language, economic, and ethnic divides) than the "united states" themselves.
      Just discovered your channel, by the way. Fabulous content and valuable insights. I'm grateful to live in a time where passionate, knowledgeable people have a platform to share their education and advice. Thanks a lot.

Being from there and spending the first 20 years of my life there I can definitely attest to the fact that some places are less friendly to outsiders than others. It’s very hard to get people to except something different there whether it’s your payment structure where you’re from etc.. I wish you luck and I’m really happy to hear you’re enjoying the channel

    In California I once asked if I could pay for six months rent all at once. They said they don't do that. I did rent from them, but it was on a monthly basis. I had received a lump sum of money at the time and wanted to make sure my housing was more secure before the money got spent on other things.

    We tried to move to Florida last year in the Tampa area and my daughter's fiance already had a job and they offered to pay 3 months ahead of time and they still couldn't find an apartment. It's so hard to find a place in Florida. We're going to give it a go again in 6 months to a year.

    Hello Michael, long time no see. It's a great thing you made this video. I'm having an issue similar to this too. My income info doesn't show enough for me to get an apartment. although I do share an apartment with a roommate. I had gotten the apartment on my own in Jan. 2012 and still living in it. But my roommate had moved in in 2017. Well big mistake, now i want to move into an apartment for myself without any roommates. Sure roommates helps with rent payment but definitely not worth having a roommate. Especially my roommate, he doesnt want to help with chores and doesnt keep the apartment clean. So you understand the frustration. How I got the apartment in the first place back in 2012, I was djing for a go go bar weekly and I was looking for an apartment. I was told at the venue that the owner of the bar also owns a couple apartments and to ask if he had one available to rent. So sure enough i asked the owner and said he had one available and ready to move in. So I had explained to him situation and he did work with me. He just asked for first month rent and security deposit. He did not check my background for anything and this how I got the apartment.
    Now I want to move to an apartment for myself and live on my own. I was staying low key for sometime because I was recuperating from an acciddent. This case has finally come to an end and gotten my settlement check. so it's time to make the move. The apartment Im in now is month to month rent because no new lease was made over a year now. both my roommate and I share our names on the lease. Since it's month to month rent I can actually hand in my 30 day notice to my roommate and landlord. But like i said my income info is the problem.
    Would the steps you explained in this video work for me in NJ?
    Ps I still want to move to florida. sometimes I just feel like I should just pick up and go. I do plan on studying something to get a better job that pays real good or at least enough where I can meet the requirements to rent an apartment. Let me know what you think. Take care pal.

      Hello Ivan, nice to hear from you again! Yes I can understand how that situation would be frustrating. I think it would be OK giving your landlord a 30 day notice as well as your roommate and as long as the landlord agrees to let you out you should be fine. As for having the income for a new place is a whole new problem for sure. Especially now with the rental market as nuts as it is. I would say if you want to go on your own and you don't have a lot of income your best bet is to just rent the cheapest place you can get on your budget were you don't need a roommate. It might not be your first choice or the best ideal location but in a pinch you might not have any other options.

    I'm kinda in the same situation as the guy in the email. I'm 26 I don't have bad or good credit I just don't have much established. But I'm very good with managing money I work alot of overtime at my job (that job does not pay 3x the rent) but like I said I'm extremely good with money and I save and invest ....I have about 50k in the bank also
    My question is could I go to a landlord and look for a 12 month lease and just offer to pay the whole 12 month lease right up front ? Or would it be better to look for a 6 month lease ?
    I plan to move to South FL in a year and by the time I do I'm going to have more than enough money to pay a whole 12 month lease up front in cash
    Do you think it would be difficult for me to find something

      Yes absolutely you can offer 12 months in advance. I would try six first so that way you don’t spend all your cash unnecessarily but I’ve done several deals like that in the past and just depends on the landlord being open to it. Good for you for being young, responsible, and having some cash saved!

    My fiancé and i are both marine corps veterans utilizing the gi bill to go to school and we always have a problem explaining to landlords that we get paid for school. They automatically assume we are receiving some kind of government assistance and it is extremely frustrating.

      That is a tough one because a lot of real estate agents don’t even do rentals. My advice to you would be to find some rental listings you like and then look up the realtors to see their reputation and maybe call a couple of them and just stick with one who you like and trus

    I am looking for an apartment with my partner. He has started work but mine starts in December (I have an offer to prove this) but I also have about 50k savings. Our salaries combined represent more than 3 times the rent and the companies we work/will work for are 2 of the largest most reputable in our industry. However, we have been rejected so far when we have put an offer for a flat. Do you have any idea why that happened? My best guess is we have just finished uni and are probably competing with people who have worked for years and built a credit history.

      Based on what you told me it’s hard to say exactly why you’ve been rejected. It could be a lot of things but if the landlord has multiple applications then it’s easy for them to make a choice on just who they prefer

Where it might be somewhat easy to find tenants that have a more concrete long term renting plan. In markets like Miami.. even rich people with steady jobs need to rent homes for extended periods.

      In your case, a letter from your employer explaining the job transfer should be sufficient and count as employment. I have had many clients in that same situation and that was just fine 👍

      Doing uber full time gives you a full time income, which you can prove with bank deposits. You should have no problem getting a place if you can show consistent deposits

      Also to be honest I am nervous about renting again. I guess I like the idea of getting an apartment in a complex where no one is in your face. You have portals that you can login and pay your rent and just keep it moving unless you need to get somthing repaired etc or you encounter other issues such as with packages etc.
      But if that's what we have to do then we will give it a try.

    I’m having the same issue I have well more than enough money to pay a while year up front . I offered two places 6 months up front , and the house was 3000 a month which is like 20k up front . And I have way more than that in my bank account which I showed them , I don’t get why I got denied . I work from home my depositors are 4 times the rental amount which I showed them so I don’t get it I have 100% payment history. I just don’t get what I’m doing wrong and I can’t live in a apartment I need 3 bedrooms plus

      I would keep trying, I have had success with that method before for other clients. I would even accept you for my own rental! Usually when that doesn't work its bc of something else like a criminal record or a past eviction. You have proof of income to pay and that is what most landlords care about

      Hey Mike, my advice would be to make sure you have decent credit too, if you don't already, that will help you a lot when getting a place. The 3 cities you mentioned are all pretty affordable, so price shouldn't be an issue if you can work as well. And I would also research ahead of time, which of the 3 cities have the best paying automotive jobs before you get here 👍

      I dont think you'll be able to get a discount on a 2 year, lease but it will give some peace of mind knowing you won't have to move for a couple of years, that's really what you're getting. The best way to get a discount is to offer a large amount up front, and then you may be able to get a $100-200 off the monthly depending on the price of the unit

      It’s not that big of a deal to show your bank statements you can black out all of your account information that’s personal and just show your deposits and withdrawals and total balance. I know it’s not the most ideal thing to do but if It get you the place..

    It should be against the law to deny a rental application because of poor credit, low income etc. I have been denied at 20 different places, I’ve never been evicted. Can anyone explain this to me?

      Its because your high risk. Because the law says they can't kick you out for 30 days. If you fight it, it canbtake another month to enforce in some cities.
      Also those people are likely to damage the property in retaliation.
      So your likely to cost them at least a month and a half of expenses up to a full yrs quarter, just in $$$$ from not giving it to a lower risk renter.
      Im trying to find a place on low income right now too, i get, its frustrating but makes sense.
      If we had less regulations on renting, and landlords, this problem wouldn't exist.
      But
      People want to feel safe with theses rules, and theirs a cost for that feeling

      @@captainkirk2502 Yes they do, the process is pretty much the same, but it is much quicker and there is no third party approval process. You will basically submit your info the landlord requests, and if they say ok, then you'll sign a lease, pay your move in costs and move in right away

    2:05 "I don't understand why any landlord would give them a hard time." Good question. Just because it sounds odd to you doesn't mean it's not a horrible truth for people. Landlords in my area are afraid people will just blow their savings overnight. You can show up, 100k in the bank, a steady paycheck, and if you're not making 3.5 times the rent now, you can just walk. Why? Because there's always someone with 500k in the bank and makes 5 times the rent. I think the the number of airbnbs reducing rentable units has made it so they can be as picky as they want, and I'm about to be homeless, even though I make more money than I've ever made in my life. Everything went to @%#! sometime between 2017 and 2019.

      @@waveyboyviCC6 I am all about helping my viewers. Unfortunately, literally every-time I recommend someone for a rental, it seems to not work out. So my recommendation is to go on realtor.com, find a listing you like and try to work with that agent.

      Probably not. Mainly bc if you can't pay the rent, then doesnt matter what your credit is. That is why I suggest people in your position offer up a large sum of rent in advance to compensate for no job

      @@MichaelBordenaro makes sense, so would most landlords overlook proof of income if you pay 3 months upfront? Can you show tax returns as proof of income?

      @@VerbalGenius09 usually you have to pay three months upfront no matter what so you’d have to offer at least six months upfront to stand out. Tax returns do count as proof of income however if you don’t currently have any income they might still not accept it. That’s why it’s important to offer up a large amount upfront

      @@VerbalGenius09 Start with that, and offer more if necessary, but thats how I have always approached it with clients in the past, and usually after a couple places, one landlord will say yes

    This is isn’t accurate I had over 75K in my savings with good credit and a landlord still refused to rent to me because I had no job at the time.

      Just because you did not have luck in this scenario does not mean these tactics don’t work. How many landlords did you try that offer with? My guess is probably not enough

      @@jaszzy26 Yes I hate that requirement the most because its unrealistic for almost everyone now days, and as long as people have a clean record and pay their bills on time, this shouldn't matter. More landlords needs to see the reality and human side of the situation

    Money talks even with no credit history & no job. When I left the military after 4 years, I moved to a new city without knowing anyone. But, I've saved all my money since I had no bills while in the military. I told the apartment manager I'm willing to pay the rent for a whole year, plus the deposit. Sign the contract and move right in with no problems.
