  • Share ko lang yong actual experience ko kung PAANO at MAGKANO ang APPLICATION at PROCESSING ng BUILDING PERMIT para sa Residential Building.
    I share my experience para magbigay ng kuntin kaalam o idea sa mga tao na nagnanais malaman o matutunan kung PAANO at MAGKANO ang APPLICATION at PROCESSING ng BUILDING PERMIT.
    Secondly, I share my experience to encourage yong kababayan natin na magpapatayo ng bahay na its better na kumuha ng building permit kung kayo po ay magpapatayo ng bahay para makasunod kayo sa batas at maiwasan ang posibling penalties. Isa rin itong paraan para makatulong kayo sa LGU taxation and fees collection, marecord ng maayos ang construction at di kayo mahirapan sa pagkuha ng occupancy permit at electrical power connection at water connection at iba pa. MAKAKAIWAS DIN KAYO SA POSSIBLING HARASSMENT TULAD NG GINAWA SA AMIN NG TINATAYO ANG BAHAY😁.
    disclaimer: ang aking experience at base sa aking actual na experience at nagastos sa pagapply at paglakad ng building permit. Ang mga documents , kung paano at magkano ang gastos ay maaring may kaibahan sa ibang lugar , city or municipality na inyong pagtatayuan ng bahay.

    Good day PO sir., currently applying PO ako Ng building permit,as for now NASA fire safety clearance Napo Ang na comply ko,ask ko lang PO Kung Anu papo binyaray niyo dun sa pinaka building permit na?dba PO ung computation dipende sa bills of materials?ilang Percent PO Ang kinuha??     Sir ano pong gagawin kung ang building i bahay ay naipatayo ng walang building permit. Pwede pa po bang maghanol ang city hall sa nagpatayo ng building

      Hi Jake. Nakunan ba ng building permit bago itinayo o tinayo yong bahay ng walang building permit? Pag tinayo ng walang building permit may penalty. Mainam na makipag usap sa taga OBO para mabigyan ka ng mas magandang payo.

    Sir paano po ang gagawin nabili ko na po lupa sa may ari nakapag bago na rin ako ng titulo nasa pangalan ko na , kailangn pa po ba kumuha ng certified true copy sa register of deeds kahit sa akin na nakapangalan ang pag tatayuan ng bahay salamat po .

      Hi, depende sa BO yong requirements kung certified true copy o photo copy lang ng titulo.

    Question lng po, meron na kaming building permit for 2 story residential house. Ask qlng po if may violation ba kapag mas mataas ung actual na naitayong house kesa dun sa drawing ng house s plan? Pinahigh ceiling po kc nmin ung 2nd floor pra s mezzanine na hnd ksma s plan, then tumaas din dhil s angle ng roof. Salamat po s sagot Boss.

      Hi @user, kung walang pagbabago sa storey ng bldg at na check ng structural design engineer at ok sa kanya yong revision ang ginagawa ay ni rereflect sa AB yong changes. Huwag lang yong 2 storey yong BP tapos 3 storey yong ginawa, dapat inform muna yong taga OBO sa gagawing changes ng storey bago implement dahil iba na ang structural design analysis noon.

    panu po kaya yung sa amin, nagpagawa po kase ako ng bahay na maliit 5 by 4 meter lang po, akala ko okey lang kase maliit lang pero nung inaply ko ng meralco at nag insp. yung taga city engineer, ang sabi po sakin ay kailangan e- aply ng building permit. Panu po kaya ang process nito at mga magkanu kaya penalty ko sa maliit na bahay. Sana po maka gawa ka ng video about dito. Thanks and godbless

      Hi, sorry for late reply. Ang mabuti po ninyo na dapat gawin ay pumunta sa Office of Building Official sa lugar nyo at hingin nyo po ang requirement. Maging mahinahon lang sa pakikipag usap at tutulungan nila po kayo sa problema nyo for sure.

    Sir magkano po total cost ng bldg permit sa 36 sq. mtr floor size? one storey lang po.

      Hi Gensrios. Sorry for late reply. Ang alam ko ibaba ang charges ng building permit depende sa lugar. Mainam na makipag usap na lang sa taga OBO representative ng lugar na pagtatayuan ng bahay para sure kung magkano.

    Hello sir , Magandang araw po. Yung duon po sa requirements na tct .wala pa po kc kami titulo ng lupa meron lang po kami tax declaration .bale yung magulang ko na din ang nakapangalan sa tax dec.sa kanila ko din po ipapangalan yung bahay . Ina accept na po ba yung ganun or may iba pang supporting docs ang hinihingi. .salamat po sa tugon . GODBLESS

    Tanong ko lng po, kayo po ba naghanap para mag sign doon sa mga sanitary, electrical or meron na doon sa munisipyo?

      Ang lot plan ay ginagawa gamit ang titulo ng lupa.

      Hi Melody, ang alam ko ay kailangan. Kubo yata ang exempted sa building permit.

    Papa Rolly - minana namin lupa sa lola, at nakabayad kami ng estate tax. Pero wala kaming titulo. Paano kami makakakuha ng permit para sa construction ng one-story 108 sq m house sa Manila kung wala kaming titulo? May TCT kami pero nasa pangalan ng lola ko na namatay over 20 years na. May tax declaration naman.

      Hi, medyo may legal aspect yong case mo mainam na sa taga OBO o lawyer e consulta directly pr sa tamang direction.. For sake of discussion, baka hahanapan ka ng proof of ownership o consent sa may ari ng lupa. Since namayapa na yong owner which is si lola, baka pakunin ka ng consent o approval to construct ng bahay sa mga naiwang taga pagmana ni lola, ito yong asawa at mga anak o deed of conveyance with quit claim as proof of ownership.

      Hi, hindi naman po ako hinanapan ng nabanggit nyo na document kaya sa palagay ko ay hindi po kailangan.

    bakit po sa akin 185k po hinihinge ni Engineer for the Design Package.. Laguna Area po.. Building permit, structural engineer lahat din po ang siged and seal.. di pa rin po kasama ang pag papakabit sa tubig at kuryente.. para po msyado po mahal ?

      Hi Maraming Alam, ang mainam ay kausapin mo yong engr at kunin mo and estimated cost breakdown details ng 185K. tulad ng cost ng paggawa ng design plan kasama calculations at printing, sign and seal, building permit application , miscellaneous expenses , etc.

      Depende na siguro sa quality ng drawings. Kung pang "compliance" lang sa munisipyo, meron yung nagagawa sa isang araw lang. Pero kung comprehensive at detailed drawings ay umaabot nga sa ganyan. Minsan 200k+ pa

      Hi Reymar, sorry hindi ko pa na encounter yang ganyan. Pero kung bigay ng LGU yan may certificate of award ng lupa ka dapat di ba? Mainam na sa BO mo isangguni para mabigyan ka ng tamang payo o kasagutan.

      Ang experience ko tax declaration o title. Di ko lang alam kung dead of sale pwede. Mabuti na itanong sa OBO kung pwede o hindi.

      Ang OBO ay Office of Building Official sila yong sa engineering.

      Paano po kapag walang title yung residential building, pero waiver lang po. Na may pirma ng mga pamilya . Na binigay na sa owner. Pwede parin po ba kumuha ng building permit. ,

      YONG binayaran ko ay may magkahiwalay na resibo 80% GFP at 5% & 15% TFP . Di ko lang alam ibig sabihin nila.
