    Problema kc bumili ka ng lupa dahil gusto mo mgpatayo ng bahay tapos badget na budget lng,baka sa dami ng mga permit eh duon nlng napnta ang pera puro plano at engineer pero wala ng pambili ng material at pngsahod sa trabahador...matetengga na ang lupa mo na walang bahay.

    Try mo dito sa QC, Makati, Manila,Pasay, Mandaluyong at Pasig Archt....
    Tingnan natin kung ganyan abutin ng actual total expenses!?

    So bottomline, mas safe at cheaper practically ang pagprocess ng building permit compare sa possible na aberya na makukuha mo sa pag bypass. 🙏

    Ako po inabot ng almost 38k, 3M ung BOQ 120sqm LA, 160FA
    Hindi pa kasama dun ung Zone, BFP, sanitation permit. Abot almost 50k gastos total
    Tapos inabot ng 2months

    Buti pa kayo engineer maayos kausap yung mga engineer dun sa munisipyo namin ang tataray at hindi makausap ng maayos basta lang nag check ng mga requirements hindi pinaliwanag kung paano makukuha kaya pabalik balik kami..

    Magkakaiba kasi ang presyo ng building permit kada municiality or city. Tama ka architect. Meron nga minsan 1day lang may permit ka na at mura lang ang fee. Good job architect.

    Architect Ed, yung Fire Dept. ng Caloocan City sa may Samson Road...bago i-release yung fire clearance need mo pa bumili ng fire extinguiser na worth 3,600 kasama na daw doon yung "SOP". Sa OCBO din sa Caloocan City ay uso ang pagawa sa kanila ng plano at magbibigay na lang ng "SOP" para sa building permit at occupational permit.

      Dito nga samin, nagrequire ang BFP ng smoke alarm bukod sa fire extinguisher para sa bahay lang na pinapatayo na hindi naman talaga sinama sa plano. Pero dahil nirequire nila, kinuha namin yung anim na smoke alarm kahit wala kaming paggagamitan lol

      Dapat po 2 weeks lang ang permit. Pero kapag may mga violations sa plans tumatagal kasi pabalik balik ang plans.

Just wondering why in Bacolod, after na I submit na sa OBO ang DOLE approved Safety and Environmental Plans, Bureau of Fire papers, and lahat ng documents galing kay Civil Engineer na contractor, we have to wait for 3 weeks bago daw ma issuehan ng permit. Unlike nakita ko sa vlog ng taga Cebu, less than one hour, na pirmahan sa OBO lahat ng documents nila at sabay na issuehan ng building permit. Once again, thank you po Architect Ed.       6 doors (3 doors sa ibaba at 3doors sa 2nd fl) yung pinagagawa kong apartment magkano kaya ang bldg permit non ?

    Nag re required ang local government ng building permit pero wala naman nag check sa pag gawa ng bahay every stage ng pag build galing sa city engineer, kung tama ang mga building materials ang ginamit at kung tama ang paggawa according sa building code, dapat may building inspector na nag check.

    Architect Ed , may tanong lang ako about fire department. Pag commercial building ba at second floor lang kailangan ba Ng fire alarm system. Hindi ba fire extinguisher lang ok na sya? 120 sqm lang naman sya sa baba at gsnun din sa taas ? Sana makita mo ang tanong ko . Thank you

    Hello Archi! Sana mag feature ka rin ng topic pertaining to houses na naitayo ng walang bldg permit. Pano gagawan ng as built bldg permit and or as build bldg permit with proposed revisions. Also, pano occupancy permits on this. Thank You.

    Anng pong kaso ng nag pagawa ng bahay na wala pong buildingpermit ang sukat po ay 60square meter at hindi pa po sya totally tapos nag lagay lang po ng buhos sa konteng ispasyo sa 3rd floor para doon po sna mag lalaba at ang 2nd floor 1/4 plng po nagawa.?
    Kelangan pa po ba ng building permit nun

    Hi Architect Ed may concern lang op ako, what if since you are new in business, nagpaayos ka ng mild sa harap lang tas may minor repair sa loob. Tapos ngayon during the business permit sinita ka na dapat may permit ang ganito ano po ang dapat gawin?

    sir pano kung sa isang liblib na probinsya na ni hindi pa sementado ang kalsada tapos dating gubat o palayan tapos ang ipapatayo kahoy na fencing lang na mga sanga lang ng puno tapos concrete lang yung foundation ng 5x15 sqmtrs na bahay may 2nd floor pero yari lahat sa kahoy tapos poso negro na detach sa bahay pero dudugtungan ng pvc dahil may banyo sa loob ng bahay? sa ibang vlog sabi exempted yung traditional material bamboo o coconut lumber at cost not exceeding 15k although mahal ang konkreto at i-rebar na din ang foundation para sigurado tyak abutin 15k at the rest ng material libre na kung marami puno ng buko o bamboo sa lote.

    Hello po sir ed..ask ko lng po...ngpatayo aq ng bahay ..bago aq ngptayo ng builduing ngptayo aq ng kubo pra tambyn sa panday nami..at nkbitN na po ng kuryente...ngaun mlpit na matpos un builduing ko 2ndflor ...wala pa aq builduing pirmit...maka finlty po ba aq niyan at saka un lote ko diko pa hawak ung tiilte niya coming palng po..

    Hi Architect, good afternoon. My question is nagbenta ako ng lupa pero nagtira po ako ng maliit na parte (60sqm) na papatayuan ko po ng bagong bahay. Ang problema po dun sa napili kong location is may existing old house pa po na masasakop na parts ng old house sa gagawing new house. Pano po ang ang bldg. permit kung ipatitibag at gagawan ng bagong bahay? Double po ba process like for demolision and bldg new house? Thank you po

    Architect Ed, sa Gapo eh mahal po bale quote from the govt.staff( city hall) eh 95k bale 2storey po at 50-60 sqm.floor area residential po..First floor pa lng po sana balak pagawa para makapag umpisa basta lng me matirhan at paunti unti tapusin tulad ng napatayo nyong bahay na sabi nyo umabot din ng halos 2yrs.din …Thank u po sa info

      @@julietbundang6796 mas mahal pa building permit etc.sa budget sa pampagawa eh 2bdroom lng papagawa nmin at sa ngayon first floor pa lng sna para me masilungan mga kapatid ko eh mababawasan 😢,hindi mo nman natatanong or chismiz ko lng eh konti na lng at 100k na babayaran nmin kaya iniisip kong wag na muna kaya at mag ipon muna para mabuo muna yung budget pra dun bahay na simpleng pangarap..thank u sa like at same situation pala tayo

    Sir, may kapit sa isang subdivision Ang side wall nila ay nilagyan nila ng window at exhaust Holl at air con Holl.tama ba ito ? Pydi ko ba sila report sa city engineer office?

      Firewall po ba yung side wall na binutasan nya? If yes po, then yes pwede nyo cya i-report sa munisipyo. Dapat wala butas yung firewall.

    Ang house 1960’s pa nung time na yon wala pang bldg. permit,
    Ano po maipapayo nyo dapat gawin paano makakuha ng bldg. permit na existing na(matagal na po nakatayo) ano po process? Thanks.

    Sino po ba ang responsible for the processing of the building permit.

      Yung owner po (kung may time kayo). Pero pwde nyo ipa-trabaho sa contractor or sa ibang tao (runner) - depende po sa usapan nyo.
