I lost 3 properties from a single seller, because he wanted to show my contracts to an attn. they had friends, so it didn't cost them anything. He was a older experienced property owner, and his wife was an retired attn. Sooo disappointing!
What happens if they aren't able to get to their computer? Supposedly they might not be able to reach their computer till the evening or whatever. What then?

Do you make the offer, or sign the contract, before you see the inside? Or do you ask them to take pictures? Especially when your virtually wholesaling, and I can’t drive 3 hours for a showing

Had an agent back out of writing up a deal purchase and sale agreement after I had sent them my proof of funds, EMD, and preferred clauses because I said no money down on the Purchase & Sale outside of the EMD itself. Is this normal or is this agent just skittish? I'm newer to wholesaling.
That's in order to get a signed contract with an off-market seller. You'd have to be very comfortable that you're closing this deal. But it doesn't have to be $500. Do $50 if you're just getting started. Cody does more deals than us, he can do $500.
